Sundowner House sits with an unparalleled view of the beautiful light blue sea. You can watch fish swim past from the patio– ideally done at “sundowner” time! The house sits 35 ft. above the sea and 25 yd from it, with beach frontage and safe swimming. Hoopers Bay is one of the most beautiful on the island, and extremely quiet. The house has three bedrooms, 2 doubles and one with twin beds. There is a mooring in front of the house. All living rooms have fans, air conditioning and a full unobstructed sea view. In response to comments made by one tenant, we took on board what was said, and decided to give Sundowner a facelift, and the following renovations were carried out in late 2013. The kitchen units, sink and bar were all replaced, and a new refrigerator/freezer bought. For the dining area, a new dining table with 6 chairs provided. All cracked ceramic floor tiles in the house were replaced. The master bedroom has a newly tiled floor, whilst it's shower room has been completely renovated. It now has a walk in shower. Not to end there, the bedsit has a new electric cooker and a new love seat. The patio has 4 new sunbeds.
Two paths lead from the house, which join up then take you to some steps onto the beautiful beach.
Exuma is one to the best bone fishing areas in the world, and it has some of the clearest and cleanest seas to swim, snorkel or dive in. Facilities are available in George Town to do all these things, and also hiring boats. Brochures have been placed in the house to help you in this matter.

British, and first bought land on Exuma in 1964. Retired over 25 years, formerly an RAF pilot and airline Captain. My first house on Exuma I had built on Tar Bay.

Bought the land and built the house in 1990, due to its stunning location. The width of the plot allowed me to have 3 bedrooms all with a sea view.

We had the pleasure of staying at the Sundowner House for the week of New Year's 2016 and it was absolutely perfect for our family group. The house was wonderful in every way. It was even better than depicted in the pictures. Every room had a magnificent view of the water. The house was fully equipped and contained many little extras that made it feel like you were at home. Dealing with the property manager, Jenny, was a pleasure. The booking process was easy and Jenny was very helpful.
The Hooper's Bay beach was magnificent. The house is at the west end of the beach. You can get some shade on the beach if you want it and there was some decent snorkelling along the rocky shoreline west of the house. Our daily routine involved walking down the beach to the docks and swimming with the friendly turtles (pure bliss!). Half-way down the beach, someone had anchored a climbing iceberg in the water that the kids enjoyed climbing and sliding down. The beach was never busy and was peaceful and relatively calm even on breezy days.
We rented a van and toured the island. We saw many amazing places, but came to the conclusion that we could not have picked a more central and perfect place to stay on the island. Unless you wanted to tour the island, you could likely get away without a car. There is a well-stocked deli and convenience store practically across the road, Jolly Hall Beach is also within walking distance and several restaurants and Georgetown (where you take the ferry to Stocking Island) would be a short cab ride away.

I just came back from sundowner house and I wish I was there again, 8 days was to short to enjoy the beach.I chose hoopers bay because I'm very picky when it comes to beaches and when I saw the the pictures in Vrbo of Sundowner house I fell in love. The house look exactly like the pictures, the whole time I was there it felt like home. The house is not fancy but has everything you need and is seating in one of the most beautiful beach in the world.The house was not to far from the airport (15 min) the taxi ride cost $20 and George Town is only few minutes away we didn't rent a car because we took taxi's everywhere( cheaper then renting a car) unless you want to explore the island.The house did come with some thinks but we had to buy laundry detergent and garbage bags( no big deal) the only complaint I have will be the internet in the 8 days we were there it only work total for 30 minutes oh well I was on vacation( smile) Thank you for allowing us to stay in your beautiful house! The people in Exuma are wonderful friendly people!!
My husband and I, along with our two children and parents stayed at the Sundowner for a week at the end of March 2014.
Prior to arriving Jenny was extremely helpful providing any information we requested, picking up some groceries as the grocery store closed prior to our arrival, as well as bringing some beach toys to the house for the kids.
We travelled to both ends of the island seeing many rentals as well as several resorts but the consensus was that the Sundowner was the place we would choose.
The house was on the beach making it easy to allow the kids to play on the beach within view. It was such a quiet bay we were typically the only ones on the beach. We saw stingrays, turtles, jellyfish, starfish and many, many beautiful shells all without leaving our beach.
Having a car for the week was also very helpful to explore the island as well as run into town. The house was close to Georgetown making it easy to run into town for groceries or our many trips to the straw market.
This house is definitely the place to be if you want to relax in a quiet and beautiful setting.
We would definitely make a return trip here!
Our three generation family, including a 2 year old, stayed at the Sundowner House for the month of February 2014. We couldn’t have been happier with our choice. The house was exactly what we wanted. I felt the house was as described and what we expected from the pictures provided. The proximity to gorgeous, almost deserted beachfront made our stay perfect.
Since we cooked in nearly every meal, we appreciated that the kitchen was large, with plenty of counter, cabinet, and refrigerator space. The bedrooms and living areas were spacious, and access to the full length deck by sliding doors from every room helped us feel closer to the sunshine and water day and night.
Our rental car enabled us to explore Great Exuma and Little Exuma from one end to the other, and to grocery shop in George Town where the larger food store is located. I recommend a car in order to fully experience a stay on Great Exuma. We didn’t find a single location on the island that we would have preferred over Hooper’s Bay.
It is true as a previous reviewer noted that some fixtures are outdated. This did not interfere with our pure delight with the Sundowner House in the least. There are plenty of fancier houses available on the island. We came for the spectacular clear blue water, perfect weather, and the laid back and very friendly island atmosphere. We were satisfied in every way.
We are also grateful to Jenny, the local house manager, for prompt and helpful communications throughout the months of making arrangements for the rental. We arrived on Great Exuma on a dark and rainy night and a warm welcome put us right at ease.
The house is clean, spacious and extremely well located, with an amazing view of Hooper's Bay. The interior furnishings, bathroom fittings and appliances are somewhat worn and dated, however. And there were no basics such as tea, sugar or laundry detergent provided, which was a little surprising.
Contrary to the description provided, there is no Internet connection in the house, which had been a significant factor in us choosing to rent this property. And within minutes of lighting the stove to make dinner on our first evening, the gas supply ran out and wasn't replaced for the entire week. We understand that Exuma is a small island and that everything has to be shipped in, but there were two gas tanks and the reserve tank had also been allowed to run out. Our main concern was that the property manager did not proactively follow up about this, we had to keep calling each day.
We lived on Exuma as teacher and nurse for 7 years from 1980 to 1987, so know the island well. We can say that Sundowner House is on one of the best beaches on the island, and is certainly the best near Georgetown. It is a short trip to the Navy Base, where a variety of genuinely Bahamian food is available, both take out and eat in. We dined on the Sundowner patio, enjoying the stunning view. Cold Kaliks added to the mood.
Ray and Nan were most solicitous of our comfort. The bedsitter was comfortable, well equipped, with that beautiful view. A car rental from Keith Thompson is recommended, as the island deserves a tour, if just to sample the food. Thank you, Ray and Nan.

3 bedroom family beach front property midway between the airport and the capital George Town, a lovely quiet residence on Hoopers Bay with a commanding view due to the 35 ft elevation. Regarded as the best beach on the island with pristine white soft sand, Hoopers Bay is very safe for swimming and snorkeling. Groceries and drinks can be bought less than a mile away. George Town has boat rental and a ferry boat to Stocking Island, Also deep sea fishing and bone fishing can be arranged locally. Sandals Hotel has a golf course. Great Exuma is one of the best bone fishing areas in the world, trips can be organised locally. Our house has its own mooring right outside the property.
