Positioned close to the centre of the county almost any point on the Norfolk coast from Hunstanton to Great Yarmouth is within 50 miles of the property. The Norfolk coastline is quite simply stunning, with nearly 100 miles of unspoilt coastline and 280 sq. miles of Areas of Outstanding Natural Beauty.


Our nearest airports are Norwich (approximately 25 miles) and Stansted (67 miles). As ours is a rural location with limited public transport we would suggest a car is essential.

The traditional market town of Watton is adjacent to the location and offers a wide range of shopping with a market every Wednesday which is thought to have been held every week since the year 1204! Most requisites can obtained locally with an independent butcher and other shops as well as two supermarkets and a number of farm shops nearby selling high quality local fruit, vegetables and other produce.

Within a mile of the town there are paths and bridleways for walking and riding; the Peddars Way runs through area and links with the Great Eastern Pingo Trail with its Ice Age pools and there are Heritage trails and the Wayland Word Journey trails or the Wayland Church Tours to pursue.

A short walk from the property is Wayland Wood – the reputed setting of the tragic Babes in the Wood story – just overflowing with wildlife.

There are many attractions within a few miles such as the beautiful National trust property of Oxborough Hall, the wonderful water gardens at Gooderstone, the fascinating Grimes Graves – not graves but Neolithic flint mines and a bit further afield, the Fine City of Norwich and of course the famous Norfolk Broads. Our location in the centre of Norfolk also means that it is almost equidistant from the entire unspoilt Norfolk coastline.

If you want the bracing coastal air and incredible seascapes, you can climb aboard a wooden ferryboat from picturesque Blakeney harbour (wonderful fish & chips there!), or ride the Wash Monster, an amphibious vessel, from Hunstanton to see the seals on the sandbanks in the Wash.

For a gentle pace, try out the tranquil Norfolk Broads where you've got 125 miles of lock-free navigable waterways with peaceful anchorages. Chug along at a slow steady pace taking in the scenery and stop off at welcoming pubs or pretty Norfolk villages along the way.

If you cancel 15 days or more before the start of the booking then we will refund all your money excluding the deposit. After that all monies are non-refundable.

Changeover Day:
Check-in is after 4pm on the first day and check-out is before 11am on the last day.
You will be given a PIN code to access the door key when you arrive, giving you maximum flexibility in your arrival time.

We ask for a 25% non refundable deposit at the time of booking please; to be paid directly into our bank account or telephone us on 01953 885888 with your credit card details (there is a surcharge of 2.5%).The remaining balance is due 2 weeks before the start of your holiday, with a £200 damage deposit which will be reimbursed within 14 days of the end of your stay if you do not incur any damages.

Owner's Cancellation Policy

  • 50% refund if canceled at least 7 days before arrival date.
  • 100% refund if canceled at least 14 days before arrival date.
