A glorious seaside cottage tucked away above the beautiful beach of Millbay, East Portlemouth. There are estuary views through nearly every 1st floor window, and the house is the perfect getaway summer or winter! The house is located right on the Southwest Coast path, and during off-peak weeks dogs are more than welcome. Children and adults alike wil simply fall in love with this wonderful home with its beachside location and private boathouse.

About Mr James Fisher

Kingsgrove is owned by the Fisher family, & the 3 siblings (John, Jane & James) look after the cottage & rent it out when the family are not using it. John is a lawyer living in Upton-upon-Severn, & is married to Sue. They enjoy their weekends on the beach with their daughter Olivia & their dog. Jane is a teacher & photographer & lives in Oxfordshire with her husband David. Their Labrador & Alsatian love tearing up the untouched golden sand directly below the house, especially over the quieter months. James is a management consultant living in Leigh-on-sea with wife Victoria. Their children Emily & Edward especially like taking the rib across the estuary in the morning to go for a milkshake. Kingsgrove is loved & cherished by them all!

Why Mr James Fisher chose South Hams

Originally from Worcestershire, our parents first came to Salcombe on honeymoon (a days drive in the days before the M5). After years of staying on their boat they searched for a cottage with stunning views and away from the madding crowds of the main town. Kingsgrove met this idyll and the family bought the property in 1980.

There is a family joke that the views from the kitchen sink are so divine that the boys actually help out with the washing up.

It's perfect location on Millbay with its 2 moorings, private boathouse and fabulous views make the house simply perfect for a family holiday in Devon.

What makes this house unique

All the family like to enjoy a pint or two at the Pigs Nose in East Prawle, an evening meal at the Millbrook in Southpool and Sunday lunch at The Cricket Inn, Beesands.

Family favourite bits:

Making fresh tracks across the sand in the morning.

Crossing the water by RIB or ferry.

Buying live lobster off the local fishermen and BBQing them in the boathouse.

Crab fishing (at Fishermans Quay at Batson).

Walking around the rocks at low tide right round past Sunny Cove & playing in the surf at the "hog".

River trip to the Millbrook in Southpool or Crabshell Inn, Kingsbridge for a meal with the children.

Kid’s tea time on beach, followed by adults Dinner party

The run/walk around the cliff path to Gara Rock.

Notes on accommodation: The house is extremely well-placed for a perfect for a beach holiday, a walking holiday, or just a short break to get away from it all. Its location is idyllic, and the house is very well-equipped with everything you would need for your holiday. It is perfect for 1 large family, or for a 2 family holiday. Outside: Kingsgrove is located in mature well-stocked gardens. There is a stone patio at the top of the garden with beautiful views over the Salcombe estuary. There are also 2 balconies off the house, both with stunning views and outdoor furniture, and a Bar-B-Q. The fabulous boathouse on the beach also has a Bar-B-Q, tables, chairs and deckchairs for use on the beach itself. Utility Room: A washing machine, tumble dryer and extra freezer are located in the utility area on the ground floor. Cleaning / Towels / Linen / Maid service: Bedlinen and bathroom towels are provided. Please bring your own beach towels. The property is cleaned every changeover. Other: The fabulous boathouse is generally the most used "room" at Kingsgrove in the summer months. Fully equipped and located right on the beach, just across the lane from Kingsgrove itself.

Mill Bay is a gorgeous sheltered beach situated in the mouth of the Salcombe estuary. Mill Bay is MCS recommended for it's high quality water standards it is also a dog friendly beach where dogs are welcome all year round. As well as plenty of golden sand Mill Bay beach has rock pools and safe bathing.


Nearest airports - Exeter and Plymouth - approx 1 hour drive, Bristol - approx 2 hours drive.

Nearest train station - Totnes - Approx 45-minute drive - fast train to London = 2 hours 45 minutes.

Nearest Port - Plymouth - Approx 45-minute drive with regular ferries to Roscoff in France, Cork in Ireland and Santander in Northern Spain (Brittany Ferries).


Kingsbridge - 20 min drive

Slapton Sands - 20 min drive

Blackpool Sands - 30 min drive

Dartmouth - 35 min drive

Totnes - 45 min drive

Dartmoor - 1 hour min drive

Further Details:

The shops, restaurants and pubs of Salcombe are accessible by private boat or via the passenger ferry and it takes about 5 minutes to cross the estuary. There is a Venus Cafe serving food and drink & beach gifts & toys during peak season located about a 5 minute walk from Kingsgrove. An out of hours water taxi runs until 11pm from April to early September.

The village of East Portlemouth is less than a mile road or footpath and the market town of Kingsbridge is approximately 9 miles away.
