Waterend Barn is a delightful, wisteria and ivy covered cottage built with the golden sandstone so typical of Rutland. It is set in a small, well tended garden and provides guests with every comfort. There are fine views from the bedrooms and an excellent choice of walks from the doorstep. Rutland Water is close by offering world class fly-fishing, sailing, wind surfing, cycling, bird watching and good restaurants. Oakham and Uppingham are charming county towns with museums, galleries and theatres. The countryside is unspoilt and will take you back to less hectic times.

About Colin and Maggie Gordon

Maggie and I having been living in Germany for the past several years, prior to which we lived in Rutland and remain very fond of our quirky little county. The locals are friendly, the countryside is very attractive and there's plenty to do and see - Multum in Parvo (the county motto -Much in Little). Notes on accommodation: Waterend Barn is non-smoking throughout. Up to two pets are accepted but should not be allowed upstairs and a stair gate is provided. There is a garage and easy, off-road parking on the large verge opposite. Broadband Wifi fitted. Outside: The garden to the front of the cottage is small but well tended. A garden bench and table are provided. There is a small BBQ in the garage, available for guests. Utility Room: The kitchen understairs cupboard contains cleaning equipment, an iron and ironing board; also a fire extinguisher and a fire blanket attached to the inside of the door. The washing machine and tumble drier are in the attached garage and fully plumbed in. Cleaning / Towels / Linen / Maid service: The cottage will be clean for arrivals and all towels and linen are included. Should guests wish the cottage to be cleaned during a longer stay, special arrangements can be made. Other: The dining room seats 6 around a marble table. Glasses are kept in an interesting antique side board. Between the two single bedrooms on the top floor is an another sitting area, ideal for children and young guests, equipped with TV, DVD and video.

Gorgeous cottage, so homely and relaxing. We enjoyed our stay so much, everything we needed & the log burner was an awesome bonus. Perfect for us all (2 couples, 1 toddler & 2 babies). I couldn't recommend it enough! :-)

Perfect for a family Christmas

What a wonderful house !

My wife and I stayed for 7 nights and, over Christmas Eve, Christmas Day and Boxing day, our family joined us. 5 adults and one 4 year old loved it. Plenty of space, all facilities were very good and the place was spotlessly clean.

Excellent communication from Colin throughout

. A good area for walking and there is a nice 6 mile circular straight out of the door.

Friendly neighbours in Belton al of whom seem to have either a dog or a horse - or both !

Rutland water is worth a visit with quite a few amenities and an opportunity to stretch legs on one of numerous walks available..

We had a nice meal at L'Oliveto Italian restaurant which is situated overlooking Rutland water. I can also recommend The White Hart in Lyddington.

Our first visit to Rutland and it will not be the last.

Perfect English Country Escape

We have just returned from the most perfect country escape to Rutland, staying at Waterend Barn in Belton.

The cottage is simply stunning, with all the traditional features you'd expect but also the useful modern conveniences that make it easy to just jump straight in and enjoy your time away. You can get straight out into the beautiful rolling countryside for innumerable walks, stopping off at a series of good country pubs, or nip in the car down to Rutland Water for walks/cycling/fishing/sailing/pub lunch or the small market towns of Oakham and Uppingham, complete with farmers markets.

A wonderfully tranquil escape, with a good fire to snuggle up to. Highly recommended.

Fantastic long weekend....

We have spent a long weekend with friends in Waterend Barn and had a great time. The location of the property is idyllic , far from the crowds but with easy access to neighbouring towns and villages. We had a lovely walk around Rutland Water. As well as strolling up the lane at the front of the cottage. The kids thought the attic space was amazing and built a great den!

There was everything we needed in the property and it was wonderfully clean and tidy.

We will definitely be booking again.

Fab weekend...

A great place for a break with friends. Cosy log burner made it a perfect place for a chilly autumn weekend. Kids loved the top floor attic room and plenty of places to play hide and seek!!! Really well equiped and looked after and fantastic value for money. Such a pretty village too. Loads to do around and about, biking around Rutland Water was a favourite. Thank you.

Waterend Barn

Lovely comfortable accommodation in a great setting. Parking the car in the garage was handy for unpacking. Uppingham and Oakham were easily accessible. Rutland Water is picturesque with masses of bird life. We would have liked some smaller saucepans and some wooden spoons to stop the non-stick surface being scratched. The roasting trays need replacing. However we thoroughly enjoyed our stay.

Owner's Response: I made a quick visit to Waterend 24-25 October. We have replaced the pans and baking trays as suggested and have provided more wooden spoons. The latter were already in the cottage but had been put away in rather a strange place.

Special interest holidays:

Excellent fly-fishing is available at Rutland Water and the Eyebrook reservoir. Guests wanting a boat are advised to book well ahead. (Please remember to bring your licence.) There is also sailing, wind surfing and cycle-hire at Rutland Water. Ospreys and other rare birds can be seen at both locations.


By air: East Midlands Airport, 36 Miles. Luton Airport, 72 miles. Stansted 82 miles.

By rail: Stations at Leicester, Oakham, Peterborough and Market Harborough.

By car: Belton is just north of the A47, West of Uppingham.

By bus: there is an hourly bus service through the village to Uppingham and Leicester.


Uppingham is 5 miles away and Oakham 10 miles. Both towns have banks, supermarkets, specialist shops and Post Offices as well as a good choice of pubs and restaurants. Leicester and Stamford are both 16 miles away in opposite directions.

Further Details:

There is a pub and a farm shop in the village. Uppingham and Oakham will provide for virtually every other requirement. Nearby places of interest include Rockingham Castle, Burghley Park, Foxton Locks and Tolethorpe Hall for outdoor Shakespeare productions. There is an annual Oakham festival and the Rutland Show.

1. Reservation dates will be held pending receipt of the booking deposit or full payment which constitute acceptance of these conditions. The deposit required is 50% with the balance 30 days before the start of the holiday.
2. What is supplied in the rental price:
a. Clean and comfortable accommodation for up to 6 people.
b. Two TVs, 2 DVD players, 1 video player, 1 radio, 1 radio / CD player, 1 hairdryer.
c. Dishwasher, washing machine and tumble drier. Vacuum cleaner, iron and ironing board. Selection of books, DVDs and games.
d. Broadband Wi-Fi.
e. All bed linen and towels, tea towels and kitchen cloths.
f. All electricity and heating (oil fired).
g. Logs.
h. Starter supply of dishwasher tabs, washing up liquid, washing powder, condiments, rubbish bags and loo rolls.
User instructions for all equipment in the cottage are contained in a white file kept in the dining room. A fire extinguisher and fire blanket are attached to the inside of the kitchen under-stair cupboard. There are regularly tested smoke alarms on each floor.
3. Unless otherwise agreed arrival should be on Friday after 15:00 (3 pm) and departure should be on Sunday (short stay) by 11:00 or Friday (long stay) also by 11:00.
4. Preferred method of payment is through the Owners Direct payment system.
5. On receipt of full payment, guests will be given the access code to the Waterend key safe located by the front door, directions and details about the cottage and village. Two sets of keys are supplied on the kitchen key rack.
6. Waterend Barn is a non-smoking property. Up to two pets are welcome but should not be allowed upstairs. Rutland County Council recycles rubbish and provides 3 bins. Please use the green bin
