2-Bed, 2-Bath villa set in half an acre of garden, with private pool and beautiful views

Neatly perched on a south-facing hillside, La Torretta overlooks the beautiful village of Papiano and the Tiber Valley beyond. With undisturbed views, the sound of the village bell tower in the distance and gazing across the lush green countryside, this is a very special place to spend your precious holiday time. The location is perfect and within 45 minutes of the villa, most of Umbria’s best well known attractions can be experienced - or why not sample true Umbrian village life here? A five minute walk will take you directly into the village piazza, with its cafe bar, supermarket & post office. The house has been carefully designed and built in the style of a renaissance tower with two adjoining wings. The two bedrooms, two bathrooms, kitchen/dining room and sitting room have all been finished to a very high standard using local artisans to create the grills, handrails and make all the chestnut wooden doors and shutters.

They have been visiting Italy, and in particular Umbria, for 15 years, and love the people, the countryside and the food and wine! They purchased La Torretta in 2012, and having found their dream spot in Umbria, now wish to share their enjoyment of this special place with others. What makes this villa unique

Close to the village, yet not in the thick of it. Close to the major sights, yet off the busy roads. Peaceful, yet only a short drive from the things you need. This is a perfect spot for a relaxing holiday!

We can arrange specialist activities - pasta making by the ladies of the village, art and cultural tours, days out in vintage cars, horse riding ranch style, foraging for mushrooms, asparagus, berries and fruit (when in season) and learn how to prepare what you have found - or enjoy a gentle stroll through the hills and white tracks to take in the scenery - We have a list of excursions and tours available - just ask for more details and information and we can send you this to make a booking during your stay.


Lake Trasimeno and its ample beaches is 35 mins drive away. Lake Bolsena and its beaches is 40 mins drive away. The Adriatic and Mediterranean coasts are 2 hours drive. There are several large open-air pools (Marsciano, San Venanzo, Tavernelle, etc.) open from June to September.


Perugia International airport 30 mins away (Ryanair from Stansted). Pisa 2 hours (Easyjet and Ryanair most UK airports). Rome Ciampino 2 hours. Rome Fiumicino 2 hours. Ancona 2 hours. Papiano has a station with trains running to Terni (connection to Rome) and to Perugia (connections North).


Papiano village is about 800m walk from the Villa. There is a café bar serving cakes and light snacks. There is a supermarket, butchers and a post office. The nearest shopping centre (Marsciano) is 10 minutes by car, and has a full range of shops and services and a big market on Monday mornings. Perugia, the provincial capital, is 25-30 minutes away by car. Papiano also has a train station, 5 mins drive outside the village which links you North to Perugia and South to Terni.

There are many amazing restaurants of differing style within 15 mins drive of the Villa. There is a handbook kept at the villa to browse with all of our local (tried and tested) recommendations. Umbria is renowned for its small hill towns such as Todi, Monte Castello di Vibio, Orvieto, Deruta and Panicale, all within 45 minutes. Its most famous destination, Assisi, is also 30 minutes away. Throughout the year there are a series of local festivals, all within no more than a 60 minute drive, which will enable you to experience the true Umbrian spirit both Ancient and Modern. These include Musica per i borghi (Marsciano - June), the Mercato delle Gaite (Bevagna - June), the Spoleto Festival dei Due Mondi (Spoleto June - July) and Umbria Jazz Summer (Perugia - July) as well as a host of local festivals in every month of the year. Notes on accommodation: There is no central heating at the property however logs for the wood-burner can be provided for the duration of your stay at a small additional cost. The well-insulated walls and double-glazed windows keep the villa cool in summer and warm in winter. A welcome basket is provided with a carefully selected choice of products to start your holiday!

Heel prettig, praktisch en gezellig ingericht, schoon en een schitterend uitzicht op Papiano en dal.

We hebben ons zeer welkom gevoeld met een ruim ontvangst pakket met eerste benodigdheden. Aan alles was gedacht en er was ruim informatie. De locatie en de privacy overtrof onze verwachtingen. Het uitzicht is verslavend; uitstekend om tot rust te komen of te mijmeren. We gaan niet snel naar een zelfde plek maar deze wordt een uitzondering. Zeer centraal in Umbrie gelegen en ideale start om Perugia, Todi en de talloze mooie plaatsjes te bezoeken, het landelijke deel met kleine dorpjes te ontdekken en prachtige (avond)wandelingen te maken. Het zwembad is heerlijk en beschut. Verder zeer genoten van de vele vogels, de schitterende oleanderhaag, de geurende jasmijn en de bloeiende lavendel. Tenslotte de absolute stilte op de krekels, het gefluit van de vogels en de kerkklok na. Prijs - kwaliteit is absoluut zeer goed en helemaal met 4 personen. Wij hebben genoten.

IMPORTANT NOTE: we are currently in the final stages of planning to build a lovely pool over the winter, to be ready for March 2016 (but not open to guests until June 2016). If for any reason this is not possible (delays, planning etc) then we will let you know at the earliest opportunity. The rate will be reduced to the standard non-pool week rate (i.e. to £600) and we will pay for the use of a pool at Le Cerquelle about 2 miles away. We understand that this may make it difficult for you to choose us during this time. We should be able to confirm that the project is under way by November 2015.

Changeover Day:
Changover day is normally on Saturday - Arrival after 15:00, depart 10:00 - although other days may be possible in low season only - please enquire at the time of booking.

Notes on prices:
Prices are advertised in £Sterling and can be confirmed and converted into other currencies on request.

The pool is available in June, July, August and September.

Owner's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
