Terraced house situated in a very picturesque village in the hills of Montignoso, just 15 minutes drive from the beach in Cinquale, and 20 minutes from Forte dei Marmi, panoramic views, private garden with gazebo and barbecue.
Entrance on the first floor via external staircase leading to a small balcony furnished with a small table and chairs, kitchen with window overlooking the sea, 70x70 bathroom with shower, toilet, bidet and washbasin, stairs leading to the second floor.
Second floor attic with slightly through room with double bed, window and wardrobe, bedroom with double bed and two windows with panoramic views.
All furnished with classic Tuscan style with exposed beams, wooden floor in the rooms and cooked in the kitchen floor.
Garden of about 300 square meters on the front of the house with access via a private gate, where you will find a gazebo 3x3, barbecue, sink and panoramic views. Public parking at 100m, Free WiFi.

A quaint well equipped mountain house with lots of character and great views
A very warm welcome from Mauro the owner including water and local wine awaiting us in the fridge. He was very kind, and was genuinely concerned that we had the best experience possible at the house taking care to show us how everything worked and where items were stored. He gave us charcoal as well as the BBQ to use, and had thoughtfully left many spare candles for the garden area. The internet wasn’t working and he replaced the receiver/hub the following day. Although there is vehicular access almost to the house to drop bags etc, you cannot leave the car there and have to park down the road at the edge of the hamlet a few minutes’ walk away. We didn’t find this a problem and is not unusual in mountain villages.
The house is several hundred years old and full of character and would appear to have been refurbished fairly recently with a lot of thought and care applied to its presentation and equipment. The kitchen is well equipped (decent oven, separate microwave, several coffee machines etc) although there is no dishwasher which didn’t bother us; we’d rather have the washing machine which is useful in a hot climate, and there is a good size clothes airer in the garden.
The rooms are well-furnished and the bedrooms are pretty and again full of character with exposed beams. Both are a good size but the stairs lead directly into the rear bedroom which makes it a walk through to the front bedroom; if you are a family this is not a problem. Only the front bedroom has views (rolling hills and the sea!) but they make up for the lack of view from the rear bedroom which looks onto the wall of the house behind. Air conditioning units in both bedrooms and the living area downstairs allow complete regulation of temperature. The fly screens on all the windows and the door help to minimise the mosquitoes.
We are outdoors people and enjoy the mountains and although the tracks from the hamlet are too overgrown to use, Vietina is well placed for easy access back to other roads that do lead to accessible walking tracks and also for easy access down to the coast and the beaches (10-15 minutes). Casa Leone works equally well as a mountain retreat or for a beach holiday and we would definitely return.
La maison est située dans un joli village authentique avec vue sur la mer. Elle est très bien équipée et l'appartement est propre. La climatisation est très appréciable. Le propriétaire est très sympathique et agréable. La cuisine est un peu sombre et le jardin est de l'autre côté de la ruelle. La parking est toujours possible mais pas toujours facile.
Lontano dal mare ma luogo tranquillo adatto per riposare.
Casa ben fornita. Stanze ampie e comode. Cucina molto grande ed ideale per fare tante buone cose. Le due camere sono troppo vicine e comunicanti, ma questo è un problema strutturale.
Il bel giardino esterno è un gioiellino anche se non è comunicante con la casa.
Tutto sommato è stato molto bello, sembra di essere al mare e ai monti allo stesso momento.
