This stunning house and 16m pool is surrounded by mature gardens with a south facing aspect. The house in located in the heart of a beautiful lively village which is host to a daily market during the summer season. Two beautiful unspoilt sandy beaches are within 5 minutes drive.There is a free bus to the beaches during the peak season. If sun and surf are not the menu of the day then 15 minutes drive will bring you to the very safe sandy lake beach which also provides sailing, wind surfing and other water sport activities. The area has 140km of cycle tracks through its famous forests and along by the coastline. Golf enthusiasts can choose from a number of golf courses including the famous golf links in Moliets all within a short driving distance. Eating out is a pleasure in the many restaurants and bars in the village and surrounding area. During the peak season there are Soirees (evening barbecues and dancing) hosted by locals. These are held twice weekly beside the beach and in the village during festivals.

About Les McKay
We are an Irish family who love holidaying in France. This stunning villa has provided us with fantastic holidays over the past number of years. We love the authentic French atmosphere in the village and surrounding area. Our children love the surf beaches and the water sports on the lake. We have had endless hours of cycling on the numerous cycle tracks that start on our door step. It’s a little bit of paradise that we would like to share with you.

A very spacious house on 1.5 acres of mature gardens incorporating a luxuriously large 16m metre private pool. It is a very large, modern and well equipped house featuring three patio doors that lead on to a large terrace which overlooks the pool and gardens. The interior of the house consists of five large bedrooms, two of which are en-suite. The basement houses a table tennis table and cross trainer. The outdoors facilities include footballs nets, basketball hoop and sun loungers and barbecue. Body boards and family bikes are provided for you convenience.

Fantastic property in the perfect location
We have been holidaying in France for over 20 years and this is by far the best swimming pool and garden/terrace/bbq layout and the best location we have had.
Lit-et-Mixe is a short stroll and is a lovely village with a number of great shops and restaurants and a daily market during the summer.
The property is vast and well equipped but we spent almost the entire time outdoors on the terrace or in the pool - whatever the weather!
Can't wait to go back!

Great pre-travel communications with Kathyn, the agent who answered all our questions, and put our minds at rest when we realised how late we would arrive at the property.
The house got a huge WOW from everyone. 10 of us: 4 adults and 6 kids aged 16/14/11/9/7/2yrs. Its huge and has everything you will need to make your stay fab.Couldnt keep the kids out of the pool, even though it was a tad cooler than i'd usually like.Garden was huge so boys could happily play football, frisbee etc without losing the ball etc. The basement was a treasure trove of goodies from pushchairs, toys, goalposts, wave boards,sun tent, parasols. Bed rooms all very big and enough storage for everyone. Lots of toilets and bathrooms for everyone upstairs and downstairs too.Jaccuzzi in B1 was lovely touch and the boys loved the radio and jets on the upstairs bathroom. Great having the washing machine and lots of hanging space and pegs as we were in France another week after this one. The kitchen had every gadget and an extra fridge and freezer space in the basement too to stock up. Garden so big and open to watch the sky at night.The town was quiet (except the campsite entertainment noise often carried, but was off by midnight). Visited the bakers daily.Kids borrowed bikes and could safely venture off to explore. Nice selection of shops a couple of minutes walk down the road. We went to the Toro Piscine event in town(hilarious), various beaches, surf school at Cap l'Homy,hoosegor town is worth the drive for a day out and shopping ,Best meal was at Mimizan near the Carousel . We went to Mimizan for the night market but didnt really enjoy the stalls much. Sunsets round here are worth making it to a beach for. went to Dune of Pilat.Kids bought penny boards which they used everywhere we went as it's so flat.
We all had a fantastic week at the house and the area is good to stay and do nothing, or reach all surrounding areas. Would highly recommend staying here. Lots of other things to do, like the lake and kayaking, but we ran out of time ! Thank you Les, your house is lovely.

Spacious villa in a great location!
We recently enjoyed staying in this lovely house 16-23 July. There were only 7 of us but it felt very spacious inside and out even if there had of been more of us! Plenty of bathrooms and toilets. It was also very well equipped for all our needs. The pool was amazing!
The location was fantastic. We enjoyed walking into the village, to the boulangeries, markets and restaurant at the end of the road. We only visited Cap d'Homy beach (5 mins) and the lake (15 mins) as we ran out of time, as well as Saint-Jean-de-Luz.
The house is on the edge of the village and is not overlooked, however, it is just a few minutes walk to all the amenities. The children (aged 10, 11 and 12) happily went into the village on their own.
There are forests with cycle paths all around, we even cycled to the beach one day. The lake was just like the beach but without the big waves. The children liked swimming here and the water sports.
The area felt a lot more relaxed than the south of France, you didn't have to pay for parking anywhere, meals out were reasonably priced etc. Kathryn, the agent, was extremely efficient and welcoming, being there when she said she would etc. The house was immaculately clean.
This villa would suit all ages as there are lots of things to do nearby (if you can drag yourselves away from the pool). I would definitely recommend staying here and we plan to return at some point!

The villa is in a super location in a very quiet area.The small village of Lit-et-Mixe is within easy walking distance ,with very good restaurants all reasonably priced. The Boulangeries are excellent which we made the most of every day.
The villa itself has oceans of space, the pool is enormous and great for swimming. The terrace overlooking the pool has plenty of shade, could have done with some umbrellas around the pool but if that's our only gripe no problem!!!
Beds made up ready,plenty of towels etc excellent showers in bathrooms loads of crockery and cutlery.
Kathryn the agent most helpful, overall excellent holiday for us two couples but would cope very well with larger numbers.

Great villa and location. Clean and well managed.
Just returned from hiring this villa. Me, my partner, and six 20 somethings thoroughly enjoyed our stay. Lovely pool, very well equipped house with lots of extras, e.g. bikes\table\tennis\inflatables\boules made available. Property is very well managed by the local agent who kindly pre-booked a restaurant for a special celebration. Communications with owner were also excellent. We enjoyed the horses in the adjacent field, the large garden, the proximity of the village, the quiet location, the local beaches and more besides. The villa flows very well - kitchen and dining room lead onto terrace with awnings and pool beyond. Much better that the picture suggests and great value for money.
This is a great house for a family to stay. In fact there is plenty of space for 2 families. The whole house is very clean and inviting-it’s nicely decorated. Bed linen and towel are even provided which is not always the case in our experience. There is an open fire if necessary.
There is a big swimming pool for swimmers to enjoy, but with steps at the shallow end, nonswimmers can enjoy it too. Small children would have to be watched when the pool is open but there is a cover that can be closed when the pool is not in use. Nice pool chairs/beds were provided. The fenced in garden is big and has plenty of space for kids to play (Kinder können sich richtig austoben hier!).
The kitchen has all you need for cooking (für ein Ferienhaus sehr gut ausgestattet) and even has a microwave. There is table tennis in the cellar which is useful also if it rains. Internet is also available. We stayed there in July so there is plenty going on in the village just a 5 min walk away but the house is in a quiet street. Lovely bakery and daily market there. The supermarket is quite close by as are several restaurants. We really enjoyed the fish restaurant. The beach is about a 10 min drive if you want a change, it is supervised so you can only swim in the marked area which seems odd when you first see it. Biarritz and Byonne are only about 1 hour drive away and worth visiting too. Dax is about 30-40 min.

Dax Ancient Roman Spa town 30min. Biarritz / Bayonne 1 hr. Bordeaux City 1hr. 15 min. Lourdes/Pyrenees 2 hrs. Spain 1hr. 15 min

Booking Notes: On agreeing a booking, you will be asked to pay a 25% booking deposit and then you will be contacted by our agent to complete a booking. The agent has both French and English speaking staff. The deposit is non-refundable and you may want to take out cancellation insurance to cover this. The balance is payable no later than 30 days before your arrival date. We reserve the right to re-let the villa if the balance is not paid by this date. A €500 deposit against damage is also required. Changeover Day: Preferred Saturday to Saturday booking. Flexibility where possible (off peak only). Notes on prices: The prices include bed linen and one bath towel per person. End of stay cleaning of the house is included in the price. An extra charge may be incurred if the house is not left in a reasonably clean condition. As with all accommodation in France, there is a small local tax (a few cent per person per day) payable to the agent on arrival.
