We are very mindful about whom we host.

So once we decide to host a family, I and my team do EVERYTHING to make and keep our guests happy... and whatever we can do for you, we shall do it at no additional charge.

We do not collect a security deposit as we have high confidence in guests we choose to host, moreover we are always at home thus are well aware of what is happening, and if something breaks, this is life. - we fix it or replace it! We know it was not done on purpose...

There are absolutely NO extra fees or charges:

utility charges, TV cable usage, wi-fi broadband internet, housekeeping/maid service, personal laundry service, final cleaning,

printing, package/parcel acceptance any time prior to arrival, et al are included in the rate.

[ Nota bene: upon request we arrange AIRPORT TRANSFERS (suv or sedan). However settling with the driver is guests' responsibility.

The car service that we use do offer our guests very good rates and all airport rates are set. ]

Our rates vary from week to week, depending on demand, as measured by the going rates at local hotels and the demand data that I have accumulated while hosting guests for the last 9 years.


Rates depend on a number of factors:

- your specific travel dates (high demand vs low demand, weekdays vs weekend),

- the length of your stay (longer stays is less expensive per diem),

- filling the odd 1 to 3 night occupancy gaps between our longer reservations will also lower your per diem rate,

- quoted rates are for 1-2 persons, additional daily charges apply if greater than that.


Additional occasional DISCOUNTS are offered:

Depending on season and apartment daily rates range from $250 for the gap nights for our Small apartment to above the starting rate of $750 for Large apartments.

This property is listed by its Owners (a married couple with a young son) that live in the premises. The Owners have lived in The Townhouse for over 26 years and have been hosting guests for the past 9 years.

Full time staff also live with us.

The task of the staff is to take care of daily needs of our guests.

We do everything we can for our guests and ALWAYS at no additional charge. - We do not nickle and dime.

We sincerely want our guests to be as happy as possible with their overall experience of New York and not just the stay in our house. So we go out of our way to help... and do everything we can.

The owners are available at all times to help with any of the guests needs and are always there to welcome our guests.

There is always someone at the house to answer the door 24 hours a day.

So you can arrive after midnight or at 6 in the morning and we shall welcome you with a smile.

Nothing is too much of a hassle for us...

and we also arrange airport transportation.

Obviously this house is also our home and even though it is a BIG house we do feel the 'energy' of the guests that stay under the same roof with us...

Great location

Stayed in the smallest room but plenty of room even with the roller bed. Great Cindy mattress and lovely lines. Nice to have a fridge and a minute kitchen. Walking distance to the Met and One block from Central Park. Host provided us with lots of valuable info about restaurants, grocery stores and more.

Great Family Adventure on St. Patrick's Day

My family of 5 really enjoyed our stay in the spacious Grand White Flat at the gorgeous family run business of Julia and Claudio.

This is my first time staying in a private family run space and it did not disappoint. The flat was immaculate and very well provisioned. There is much more space then a hotel. The beds are very comfortable. The kitchen is the perfect size for a vacation rental, allowing us to eat a few meals in with the kids. The mansion overall is gorgeous and very well kept. The staff we met were all very helpful and friendly. My kids felt very much at home. We had everything we needed.

The location was fabulous, especially for the enjoyment of the yearly St. Patrick's Day Parade. The neighborhood has everything you need and you are only a couple blocks from the subway with easy access to the entire city.

We also enjoyed Julia's recommendations for food and coffee. She provides a great list of recommendations and ideas for your stay. They are very much worth checking out.

We would love to return again someday to this lovely flat.

Excellent 'pied à terre' in NYC

We were looking for a vacation where our boys (17 and 20) would be willing to come with us (if you are parents of teenagers, you understand this!). My wife and I have been to NYC dozens of times and suggested we go down for the holidays as a family. Everybody was quite enthusiastic about the idea. As we were a fairly big group, a hotel was not the optimal option as it would mean we needed several rooms which defeated the purpose of the family vacation. Looking at various short term sites, we came upon Julia’s offerings and were completely enamored with the style and location of her abode. After exchanging a few emails and a phone call or two, we decided that this was the ultimate place for us to spend our family vacation. We stayed at Julia's place for a week starting on New Year's Eve. We came as a family with three children, two close friends and my mother in law. We were 8 in total.

We are from Ottawa and decided to drive down, unsure what the traffic or parking would be like in Manhattan. Parking around Julia’s place was easier than expected – she helped us understanding the parking laws and informed us when we had to move our vehicles. We did not have to pay for parking.

We rented two apartments. The Grand White Loft for 7 of us and the Uber my mother-in-law. The place is wonderful, as impressive as in the pictures on the site. It is cozy and very clean, half a block away from Central Park, in the museum mile. Away from the busy/noisy tourist crowds of Time Square, but still yet an easy walking distance from it. The subway is close (within a few blocks), so the whole City was at our doorsteps without the drawbacks of being downtown. All amenities and services are at short walking distance.

You do not just rent an apartment from Julia. It is her place, her home. Once you get there, you feel like you are a privileged guest, and you are cared for as a member of the family. For anyone, like us, who is seeking a place to call home in NYC, you will be hard pressed to find a better place.

We will definitely stay with Julia during our next NYC escapade.

Comfortable apartment in a fantastic location

The apartment is in a wonderful location with Central Park a half block away, and lots of great restaurants and shops within walking distance. We have been to NYC many times and it was great to stay in a neighborhood and really get a feel for the city. Julia sent lots of ideas for neighborhood restaurants and grocery shopping and every one that we tried was great! Julia also went out of her way to help us we had adult children coming in for the weekend and had a dinner that night and she was kind enough to meet them and let them in when they arrived. The apartment is very comfortable and it was great to be able to cook breakfast in the morning in the apartment. We really enjoyed being so close to the park for mornings walks and the subway stop is close and very convenient to get around the city. It was a great 5 day stay.

Terrific Property & Highly Recommended!!!!

I simply can't say enough about Julia Z’s 5th Ave Townhouse/5 Serviced Guest flats at Central Park. From the first contact to our goodbyes, everything was simply perfect! First off you cannot beat the location of these apartments. They are literally steps off of 5th Avenue and Central Park. The location is perfect for museums, shopping, dining and right next to the subway line. I strongly recommend this property for anyone planning a visit to New York City! These rentals are ultra-private, quiet and safe which is very important to us as we have rented apartments all over the world. One can stroll the neighborhoods night or day feeling very safe and at ease while passing all the Gastro-Pubs, Store Fronts & Bistros! The apartment is perfectly set up and VERY comfortable. You have EVERYTHING you need. Again we loved the fact the subway was so close by, plus a very nice supermarket, and spirit shop was just a few blocks away. The apartment was so incredibly quiet at night it was a delight to not have beeping horns or traffic to listen to. After staying in downtown Manhattan for years at hotels, I will NEVER go anywhere but here from now on. The value of renting these flats in comparison to any high end hotel does not even come close. The comfort of feeling like one is in their own home after a long day of walking & seeing the sights is priceless. The apartment had everything we needed and more (great Wi-Fi and Premium Networks). Lastly the communication with our host was invaluable. Julia helped us to find parking which is easily accessible both on the street and close buy if you prefer an affordable parking garage (77th & Lexington), she gave us great suggestions on where to dine (Orsay) and was available in person if need be. In closing we give this a 5 star rating for Location, Accommodation, Service, and Communication with our Host. We simply cannot wait to return. THANK YOU JULIA & CLAUDIO
