OWNERS and Maintenance Personnel are ON PREMISES AT ALL TIMES

Very limited traffic during the day (a car passes at very slow speed every few minutes) and there are almost no vehicles at night.
Naturally no other nuisances of staying in a hotel or a regular apartment building: no noisy neighbors, no slamming doors, no barking dogs...
Moreover, the house is only 30 steps to an Entrance to Central Park.
Our immediate street block is one of the most sought-after and safest block to own and stay. In fact, several buildings on our block belong to foreign governments.

Again: we offer everything you would expect from a carefully setup guest apartment (hair-dryer, umbrellas, iron and ironing board, etc ).

Rates are ALL INCLUSIVE (include all fees & taxes ).
We are very mindful about whom we host.
So once we decide to host a family, I and my team do EVERYTHING to make and keep our guests happy... and whatever we can do for you, we shall do it at no additional charge.
There are absolutely NO extra fees or charges:
all taxes, utility charges, TV cable usage, wi-fi broadband internet, housekeeping/maid service, personal laundry service, final cleaning,
printing, package/parcel acceptance any time prior to arrival, et al are included in the rate.
[ Nota bene: upon request we arrange AIRPORT TRANSFERS (suv or sedan). However settling with the driver is guests' responsibility.
The car service that we use do offer our guests very good rates and all airport rates are set. ]
Our rates vary from week to week, depending on demand, as measured by the going rates at local hotels and the demand data that I have accumulated while hosting guests for the last 9 years.
Rates depend on a number of factors:
- your specific travel dates (high demand vs low demand, weekdays vs weekend),
- the length of your stay (longer stays is less expensive per diem),
- filling the odd 1 to 3 night occupancy gaps between our longer reservations will also lower your per diem rate,
- quoted rates are for 1-2 persons, additional daily charges apply if greater than that.
Additional occasional DISCOUNTS are offered:
- to members of academia,
- to large families who might need the courtesy,
- due to last minute cancellations.
Depending on season and apartment daily rates range from $250 for the gap nights for our Small apartment to above the starting rate of $750 for Large apartments.
Please note that the lowest rate listed is offered only for specific dates which will allow us to close the gaps left in our schedule between periods of longer occupancy.

This property is listed by its Owners (a married couple with a young son) that live on the premises. The Owners have lived in The Townhouse for over 26 years and have been hosting guests on a short- and mid-term basis for the past 9 years.
Full time staff also live with us.
The task of the staff is to take care of daily needs of our guests.
We do everything we can for our guests and ALWAYS at no additional charge. - We do not nickle and dime...
We sincerely want our guests to be as happy as possible with their overall experience of New York and not just the stay in our house. So we go out of our way to help... and do everything we can.
The owners are available at all times to help with any of the guests needs and are always there to welcome our guests.
There is always someone at the house to answer the door 24 hours a day.
So you can arrive after midnight or at 6 in the morning and we shall welcome you with a smile.
Nothing is too much of a hassle for us...
and we also arrange airport transportation.
Obviously this house is also our home and even though it is a BIG house we do feel the 'energy' of the guests that stay under the same roof with us...
Thus, we speak to all our guest before we confirm their stays. And we make sure to personally greet them when they arrive and we are also there to say goodbye...

Julia and Claudio - OWNERS, live in the same Townhouse full time purchased this apartment in 1990
The apartment is in a wonderful location with Central Park a half block away, and lots of great restaurants and shops within walking distance. We have been to NYC many times and it was great to stay in a neighborhood and really get a feel for the city. Julia sent lots of ideas for neighborhood restaurants and grocery shopping and every one that we tried was great! Julia also went out of her way to help us we had adult children coming in for the weekend and had a dinner that night and she was kind enough to meet them and let them in when they arrived. The apartment is very comfortable and it was great to be able to cook breakfast in the morning in the apartment. We really enjoyed being so close to the park for mornings walks and the subway stop is close and very convenient to get around the city. It was a great 5 day stay.
I simply can't say enough about Julia Z’s 5th Ave Townhouse/5 Serviced Guest flats at Central Park. From the first contact to our goodbyes, everything was simply perfect! First off you cannot beat the location of these apartments. They are literally steps off of 5th Avenue and Central Park. The location is perfect for museums, shopping, dining and right next to the subway line. I strongly recommend this property for anyone planning a visit to New York City! These rentals are ultra-private, quiet and safe which is very important to us as we have rented apartments all over the world. One can stroll the neighborhoods night or day feeling very safe and at ease while passing all the Gastro-Pubs, Store Fronts & Bistros! The apartment is perfectly set up and VERY comfortable. You have EVERYTHING you need. Again we loved the fact the subway was so close by, plus a very nice supermarket, and spirit shop was just a few blocks away. The apartment was so incredibly quiet at night it was a delight to not have beeping horns or traffic to listen to. After staying in downtown Manhattan for years at hotels, I will NEVER go anywhere but here from now on. The value of renting these flats in comparison to any high end hotel does not even come close. The comfort of feeling like one is in their own home after a long day of walking & seeing the sights is priceless. The apartment had everything we needed and more (great Wi-Fi and Premium Networks). Lastly the communication with our host was invaluable. Julia helped us to find parking which is easily accessible both on the street and close buy if you prefer an affordable parking garage (77th & Lexington), she gave us great suggestions on where to dine (Orsay) and was available in person if need be. Host was very prompt in her response to my inquiry regarding a stay, was able to reserve apartment quickly and efficiently. Apartment was rented to meet with some colleagues from dental school, plenty of room for adults, we comfortably stayed in a party of 5. Apartment is in a beautiful quiet location on the upper east side walking distance to 5th avenue.
The property is wonderful and Julia incredibly helpful and organized. The bedroom has a really comfy bed and good lighting especially for reading at night or early morning. The bed is almost as large as the room so careful maneuvering but I like having a big bed! The main room is very bright and nice. For sleeping it's a communal affair so family or really good friends. The kitchen is well equipped for an easy meal. We made omelettes and that worked great!! Thanks again to Julia for her detailed info about neighborhood and things to do places to go!
Our overall impression was favorable.The location was perfect,safe,great restaurants within walking distant and across the street from Central park.We had reserved the entire 3 floor as we had four couples gathering there from round the world.The apartments are well decorated , clean and well maintained.Julia was there to help with our questions.They also did our laundry at no extra charge.Our only concern was that the couches that made into double beds were not suitable for adults.We ended up renting another apartment.We paid cash which was inconvenient for travelers from over sea. With that said I would recommend these apartments as we ended up having a great time
This property is beautifully located just off of Central Park in the Upper East Side. Julia and Claudio are wonderful hosts, and the home is spacious and well appointed. The daily cleaning service was also a plus as compared to other VRBO properties in which we have stayed. We felt like we had a home away from home in NYC, and look forward to staying here again in the future!
