Elm Cottage is in the heart of the thriving village of Chelmondiston, in an Area of Outstanding Natural Beauty just ten minutes walk from the riverside hamlet of Pin Mill. This Victorian semi detached cottage has been fully refurbished recently. The work has been done to a high standard with a big emphasis on energy efficiency. It comfortably sleeps six adults in one double and two twin bedrooms, plus two more on sofa beds. There is a bathroom upstairs and a shower room downstairs. The main living area includes a new kitchen with granite work surfaces, range cooker, dishwasher, fridge/freezer and microwave. There is a dining table, sofas and armchairs, a TV/DVD, and an eco friendly wood pellet stove. Also downstairs is a cosy sitting room with an open fireplace, and a utility room with a washing machine and tumble dryer. The cottage is at the end of a 50m path from the road so, while being convenient for local shops and services, it is also quiet and safe for small children.

About Penny Jones

We discovered Chelmondiston and Pin Mill many years ago when we were growing up in Suffolk. Since then we spent many hours walking and sailing in the area. We chose for our children to attend the local schools because it such a great community.

Why Penny Jones chose Chelmondiston

We renovated Elm Cottage with lots of experience of similar properties. So we wanted enough space for socialising and entertaining without losing the cosy cottage feel. We are very lucky to be in one of the driest and warmed parts of the UK so the garden is a very important feature. The doors from the living room to the sheltered outside eating area allow everyone toy make the most of the weather at all times of the year. The open fire and eco friendly pellet burner make it warm and welcoming in the winter. However we didn't forget we all want modern, easy heating and up to date bathrooms.

What makes this cottage unique

Elm Cottage is in the centre of the village with great facilities but is tucked away and private. From the front door you can find wonderful walks, excellent pubs and convenient shops. We welcome your dogs.

The furniture is carefully chosen for comfort and style, there are original local paintings on the walls.The kitchen has dualit appliances and just to make sure your stay gets off to the right start you'll find a bottle of wine, a cup of tea and a biscuit.

Very happy

The cottage was very comfortable with everything we needed. We found plenty to do: garden visits to Beth Chatto and Hyde Hall, to Sutton Hoo and Woodbridge, Snape Maltings and Aldeburgh, plus two lovely walks when I was pleased to see that the footpaths were well marked.

And thank you for the "welcome pack" which we consumed very quickly!

Very comfortable house and lovely location, friendly helpful landlord.

We had a fantastic stay on holiday with extended family including small children and grandparents! We all loved the house, very comfortable. A bonus to have two living room areas and we loved sitting round an open fire in the evening. The garden is a haven and lovely to sit in sun and Children enjoyed playing whatever the weather. The owners were friendly, helpful and a accommodating to our groups needs. Lovely walks down and around Pin Mill and walked down to Shotly Point. Great meal outin Pin Mill. A great holiday, made by a great home to stay in. Thank you

Beautiful cottage and friendly welcome!

What a wonderful cottage! We spent a lovely Easter weekend here, despite the weather. The pellet burner and fire really added to the cosiness. Penny welcomed us and made sure we had everything we needed, including a baby bed and mattress for our 5 year old. The location is excellent - the cottage is quiet and secluded down its little path but so close to Pin Mill, pubs, a shop and other attractions like Jimmy's Farm and the Suffolk Food Hall. Thank you for a lovely stay, we'd love to come back!

Very relaxing break

We really enjoyed our long weekend here. We went for walks around Pin Mill and visited the Butt & Oyster pub for dinner. There is also a lovely village shop and deli. The cottage was fantastic, very clean and cosy. I would definitely recommend.

A lovely home from home cosy cottage.

We are six [older but active] ladies who have holidayed together for the last 10 years, having met in a walking group. The cottage was just perfect for us, both to live in and as a base for our trips around Suffolk. We mostly ate out at the two local pubs but cooked a couple of times and found the kitchen well equipped with plenty of cutlery and crockery for six people and more. We managed to get ourselves into a routine for showering and there was always enough hot water and on the couple of cold days there was additional heating. As walkers we had already downloaded a number of walks close to the cottage and took full advantage of the beautiful countryside, especially along the River Orwell. We took trips to Aldeburgh, Sutton Hoo, Ipswich, Jimmy's Farm amongst other places of interest. We'd recommend Penny's cottage 100%.

Special interest holidays:

Elm Cottage caters for a wide range of interests. The most obvious is sailing. The River Orwell and Pin Mill are just ten minutes walk away. There you can launch a trailed dinghy or day-boat. Ten minutes drive away is Alton Water where you can rent a dinghy or canoe. Cycling is easy going on the flat Suffolk countryside. There are farm tracks all over the Shotley Peninsula. You can eat well. Farm shops sell seasonal vegetables. The butcher in Chelmondiston is good. There’s another butcher three miles away at the Suffolk Food Hall, where you will also find a fishmonger and good restaurant. Jimmy’s Farm of TV fame is another couple of miles away. He does an excellent Sunday breakfast. And, of course, the Butt and Oyster is no more than ten minutes walk from the cottage. The Pin Mill gallery offers photography and painting classes. There are stables in the village if you’d like a ride or riding lesson. Shooting is available in season.


Chelmondiston is 5 miles from the A14/A12 junction and Ipswich town centre. By car, it's one hour from the M25 and one hour from Cambridge. The nearest airport is Stansted, which is 60 miles away. By train it's 65 minutes from Liverpool Street to Ipswich Station where there is a taxi rank and regular buses to Chelmondiston.


The nearest large town is Ipswich, some seven miles away. Dedham and Constable Country is about ten miles away. Felixstowe with its beach and pier is more like twelve miles. Aldeburgh is 25 miles away, Southwold a further 15.

Further Details:

Chelmondiston has an excellent village shop and butcher, there's also a newsagents, a post office and a Chinese take-away. Pin Mill has a world famous pub and a gallery/tea shop. The nearest supermarkets are a Co op in Holbrook 4 miles away, a large Tesco at the junction of the A12/A14 6 miles away and a Waitrose about the same distance across the Orwell Bridge. The nearest cash point is outside the Co op in Holbrook.

Chelmondiston and the hamlet of Pin Mill are on the Shotley peninsula, which is about 8 miles long and four miles wide and is bordered by the Rivers Orwell and Stour. At the tip of the peninsula at Shotley just a couple of miles from Elm Cottage you can look out to sea past the ports of Felixstowe and Harwich. This is a fabulous area for watersports with marinas at the neighbouring villages Woolvestone and Shotley.

The seaside towns of Felixstowe, Aldeburgh and Southwold are a 30 min to one hour drive from Elm Cottage. We are 20 minutes from the heart of Constable country including Flatford Mill and Dedham. The wool town of Lavenham is 40 mins west of Chelmondiston.

Pin Mill and the Butt and Oyster pub are less than half a mile away. The Suffolk Food Hall and Jimmy's Farm are three miles away. There are cinemas, a theatre and historic docks in Ipswich five miles away. The seaside towns of Felixstowe, Aldeburgh and Southwold are a 30 min to one hour drive from Elm Cottage. We are 20 minutes from the heart of Constable country including Flatford Mill and Dedham. The wool town of Lavenham is 40 mins west of Chelmondiston.

Booking Notes:
Contact us to confirm the dates that you require are available. A booking form will be sent to you, this must be returned with a 20% deposit. The balance must be paid no later than six weeks before arrival.

The rental price includes all bed linen, towels and tea towels, but not beach towels.

Changeover Day:
Preferred changeover day is Friday. Arrival time 4pm, departure time 10am.

  • 50% refund if canceled at least 14 days before arrival date.
  • 100% refund if canceled at least 30 days before arrival date.
