National Park Location. Set centrally on 2 acre plot. Unique & Peaceful with Easy Access to Coast and Renaissance Cities

From Casa del Falcetto as far as you can see in all directions the 360 degree National Park views are special and stunning. There is easy access and plenty of parking with no precipitous edges to worry about.

Whether from the lounge, poolside, or juliette balconies a feature of the two main bedrooms, you can see the small local farm, the pretty little church and in the distance from the eagles eyrie you could say, are the hillside fortress villages of Castiglioncello and Pugliano, where at lunch time the local bar serves some of the finest pasta in the area! At Reusa (3 miles) lies restaurant Spino Fioretti where Monday to Friday a superb lunch is just Euro 12 incl water and wine. Ask for 'Pranzo del lavoro'.

Within a National Park the whole area is totally unspoilt, and it is sometimes hard to believe that you are not living in a different age. You may drive the twenty minutes or so across to Fivizzano, the main town in the Commune, have a coffee at Elviros, freely exchange your books, and maybe only see one or two cars. Restaurants are numerous and have a rustic charming quality, and the ever friendly Italians always ready with a buona sera or buon appetito.

At the same time we are not isolated. Local amenities, ie bank, PO, supermarket can be found at Casola a five minute drive away. Similar drive time to the little town of Pieve San Lorenzo and with free parking then get the train to the lovely walled renaissance city of Lucca (one hour and about Euro 6), or just about anywhere else from Rome to Milan. Alternatively a one hour drive will take you down to the coastal beaches or Portovenere and the heart of the World heritage site of Cinque Terre with its little Cornish type coves and precipitous cliffs plunging to the sea. Another twenty minutes drive would have you in Ravello, Viareggio or inland to Parma the home of parmegiano cheese, or back down the coast to Florence!!

About Mr Tony Perkins

We are Linda and Tony, have been married for over forty years, and living in the same house for over thirty of them. We have two children, Mark (28) and Emma (32), and a fifteen year old grand-daughter, Liana, borne within a few months of our Miniature Schnauzer, Chip. So you can see we are well and truly set in our ways, although we hope not boring with it. We have run a small local business together for the last thirty or so years, and are proud to say still managed to make it through. We hope you will enjoy staying in our beautiful Tuscan home of which we are very proud.

Why Mr Tony Perkins chose Massa Carrara

I had a health scare around this time, which prompted us to cast around for a project to take our mind off things, and without ever really expecting it to crystallize into anything visited Lunigiana, the ancient name for the most Northern part of Tuscany. Having driven up into the National Park foothills of the Apuane Mountains, with almost every turn of the road bringing either a picturesque or extensive scenic view, we came to the fortress village of Casola set on a rocky outcrop as one sees so often in travelogues. The whole area is so totally unspoilt, and once we set eyes upon our delightful old barn, set amongst vine terraces and olive groves high up on the side of hill, despite trying very hard to walk away, it was a done deal.

What makes this villa unique

Total peace, quiet and privacy, it is quite something if you see a car drive down the road on the other side of the valley.

A massive (10m x 5m) heated pool (heated at no cost to guests) for your sole use, with wonderful views in every direction.

Lovely walks along countryside tracks to make your own personal discoveries.

If you want a change of scene there is wonderful accessibility to choose from; the coast - there are all sorts of resorts from Pisa to Genoa from the hustle and bustle of Viareggio or Rapallo to the sophistication of Portovenere and the Cinque Terre; or of course the wonderful charm of the renaissance cities of Pisa, Florence or lovely Lucca yours in an hour for about Euro 6 from our little local station at Pieve san Lorenzo.

Notes on accommodation: For all its rural charm, this newly renovated and well equiped villa, provides excellent and spacious accommodation for say two couples with two children, or two adults in bedroom three who accept its constraints. The property remains true to its heritage with solid chestnut wookwork and terracota tiles, but also has double glazing and full gas central heating for those chilly off season evenings. Every room is at least dual aspect with high ceilings, and one or two low beams upstairs, so mind your head, allowing a cool flow of air through on even the hottest Summer day. After a shower you are unlikely to be drenched in perspiration, as can so often happen with the higher humidity nearer the coast, also we are generally not plagued with mosquitoes. Everything is in place for a truly peaceful and comfortable holiday. The vine terraces and olive groves are still in their original state and may be considered work in progress. Freesat UK TV (satellite restrictions apply) /DVD and Wifi. Outside: This very private property is centrally located on a two acre site of vine terraces and olive groves with Casa del Falcetto itself on one of the vine terraces with the large 10m x 5m pool alongside, amply supplied with sun beds and shades, or you may wish to disappear with a chair to find your own olive tree, all for the sole and private use of guests. The pool is a constant 1.2 metres and unsuitable for diving. The Porticato or verandah has a dining table and six chairs with traditional Bar-B-Q and provides a very easy dining space where most meals are taken during the season. There is an additional table and two chairs sited on the front of the property, a lovely spot to sit and read with a morning coffee. The final 500 yards or so of access road into the property is largely unmade but has recently been refinished and is very easily driveable. Plenty of easy parking and turn round space is available outside the house as can be seen on the pictures. Utility Room: There is no specific utility room however fully equipped kitchen does also have washing machine, and dishwasher Cleaning / Towels / Linen / Maid service: Towels (plus pool towels), and linen are included and changed on change over day. For two week stays linen is provided mid-stay for your own use if required. Additional services are available at additional cost.

Lovely quiet villa and fantastic pool with beautiful views.

Had a great holiday at this lovely rural villa. Stunning views from the good size heated pool we swam everyday and at night. Beautiful butterflies around the garden in the daytime and fireflies at night. Deer in the lower garden one evening. The villa is clean comfortable and spacious with everything we needed. We found the property easily following the owners directions. Track up to villa a bit rustic for anyone only used to city driving but only to be expected for such a lovely rural retreat.

Peaceful, scenic and beautiful taste of Tuscany with views that are amazing!

Thank you Tony and Linda for letting us stay in your beautiful house in Northern Tuscany. We had a very beautiful four nights stay with sunshine and birds singing every day. A car is essential but every journey you see something different from the amazing coastline and beautiful Italian ports to mountains and ancient towns. The roads networks are very good and the views are from the house are incredible - we hope to return very soon.

Lovely private villa

My partner and I had a lovely week-long stay at Casa Falcetto. We wish we had booked another week! It's very relaxing with breathtaking views over the mountains. The villa is well equipped with everything you need - everything has been thought of from a well stocked kitchen, BBQ, pool to insect repellent (not needed during our stay), replacement light bulbs, beach towels and linens, etc. The recommendations provided by the owner of nearby towns and restaurants to visit were much appreciated! We especially enjoyed Spino Fiorito, where we had a traditional, very reasonably priced dinner twice. We will definitely be recommending the villa to family and friends looking for accommodation in Italy and hope to return one day ourselves.

Peace and quiet in an idyllic setting

Idyllic is an overused word for holiday locations but the setting for Casa del Falcetto is really just that. Complete peace and quiet, amazing views, a beautiful swimming pool and an attractive house to set it all off. But you are far from isolated as within a 5 to 10 minute drive there are a number of really nice small villages most of which have a bar or supermarket and in some cases a restaurant where you can enjoy the local 'pranzo' lunch - wine, water and 3 courses for 12 euros! We could have done with a little more space in the kitchen but it would be churlish to criticise and there were plenty of other features which more than compensated such as waking up to the views from the bedrooms, lots of info and free wi-fi. The website description is very accurate and booking arrangements could not have been easier including comprehensive directions. Although the road up from Aulla after you leave the motorway does seem never ending it is well worth it and is only about 40 minutes. In any case, the setting is so lovely you will have settled in within minutes of arriving at the villa and ready for a truly beautiful experience.

Stunning location

We spent 2 weeks at this beautiful house with its stunning views of the surrounding mountains. The house was nicely appointed and very comfortable. My only criticism is that the kitchen area is a little small, but this didn't matter much because we spent a lot of time barbecuing. The house is quite remote and you have to drive to get to local shops and restaurants, but it's a fantastic location for a get away from it all holiday.

Coast/Beach:

Within approx 60 minute drive we have the nearest FOC beach at Massa/Carrara, with beautiful little Tellaro and Fiascherino nearby. The marina at Bocca di Magra is great for lunch, or drive to stunning Lerici. Beautiful Portovenere makes a lovely day or as a base to see the Cinque Terre by boat (see below). Or there is sophisticated Forte dei Marmi and Cinquale with mile upon mile of beautiful sandy beaches and beach clubs with sunbeds and umbrellas that can be booked for the day.

Travel:

There are three airport options. The nearest, and with usually the cheapest flights (Ryanair) and broadest range of service for UK visitors is Pisa, at one and half hours drive. Parma with far more limited range of service is just as near although we have never tried it, with Genoa probably nearer to three hours away. The motorway to Genoa passes through the mountains and there could be as many as 50 or so short tunnels to pass through which we find very distracting.

Car hire would be essential for a holiday at Casa del Falcetto.

Distances:

Local town of Casola is a 5 minute drive, and has bank, grocery, fruiterer, Post Office and petrol (mostly), or the county town of Fivizzano with full facilities is approx 20 minutes. An assortment of different restaurants 5 - 20 minute drive. Our nearest little grocer/hardware/bar type local shop, where they make their own cheese is about a 10 minute walk. For lunch, the bar in Pugliano or David's just before Reusa are both good bets. Lucca, Florence and Pisa are 1hr, 2hr and 1.5hr respectively.

Further Details:

Away from the coast the Lunigiana part of Tuscany is still relatively undiscovered and not highly populated with tourists, you'll seldom hear an English voice in the way that you will in Chianti. These are ancient farming communities and you get to see a completely different way of life, and an alternative set of values.

There are many restaurants to explore within a maximum 15/20 min drive. We would recommend the 'pranzo di lavoro' (workmans lunch) available at most restaurants and costing between Euro 9/12, two course inc water and wine. This is approximately 50% of the evening rates.

Being a couple of hours or so from Florence is great - but more importantly we love being accessible to Lucca, in our view the unsung hero of the Italian renaissance cities. It is a fully walled city, and you can walk round the ramparts in about an hour which is nice. If you don't want to drive you can pick up the train from Pieve san Lorenzo (free parking), 10 minutes drive through the other side of Casola, it then takes about an hour or so meandering down the reknowned and beautiful Gafagnana valley arriving with the station right outside the gates to the city. Every third weekend they have a fantastic antiques market occupying almost all of the squares which in any case are pretty much traffic free. The trains from Pieve also connect to Aulla and thence to just about anywhere - the Cinque Terre, Milan, Rome etc.

The Tuscan Coast line comprises resort of one type or another more or less from Pisa right through to Genoa, and includes such gems as Lerici, Portofino, Santa Margherita, Portovenere and the Cinque Terre. It is good to take an early drive (leave 7.30am ensuring good parking on the front) to Portovenere and if you wish see the Cinque Terre by way of the boat services that run along the coast.

The Cinque Terre is a UNESCO World Heritage Site comprising of five charming and picturesque coastal villages, very reminiscent to those found in Cornwall, running steeply down to the ocean from the Apuane mountains. Each is linked by a boat service or you can use the small railway cutting through the mountains one village to another.

A non-refundable booking deposit of Euro 300 (£250) per week is required, balance payable 8 weeks prior to arrival.
A security deposit of Euro 300 (£250) is also required and should be sent when the final balance is paid. This is refundable if the holiday is not taken up at any stage. Otherwise any damage cost incurred, with the exception of a cup or glass here or there, at our discretion will be deducted and the balance returned, most likely once you are back home.

Changeover Day:
Generally we try to aim at Wednesday, largely to facilitate the cheaper flights available from Ryanair at Pisa. However we are very flexible to accommodate guests needs. The property is available from 4pm on arrival and should be vacated by 10.30am.

Notes on prices:
'Early Bird' and some other special discount offers occasionally occur throughout the season - pease enquire.
Short breaks are based on pro-rata of the weekly rate. Unless we have some gaps to fill these are generally for a minimum of four days, off season only.
All rates are based on £ Sterling, currency conversion at the rate prevailing at the time of booking.
