Why Guy & Jane Brannan chose Near Sawrey
We feel Lakefield is special because it is tucked away ,yet convenient and has wonderful lake and mountain views. It has a number of easy walks straight from the door but is also not far from some spectacular climbs. It is also a fairly easy drive to visit places associated with significant literary figures-good for wet weather! We love watching the view as it changes with the weather even when Coniston Old Man disappears behind the mist. Also watching the many birds & hearing the cows, sheep and geese. A wide range of outdoor activities are available in Grizedale Forest and on Windermere and Coniston, all of which are within 20 minutes' drive.
What makes this House unique
Lakefield House is very spacious and has simply stunning views enjoyed through picture windows. Suitable for 10 people (or 12 if booked with the adjacent Lakefield Cottage), it offer wonderfully comfortable accommodation for larger parties. It is suituated in private grounds on the edge of the small but historic village of Near Sawrey just a a few minutes walk from the local pub which featured in Beatrix Potter's books. Lakefield can be reached from junction 36 of the M6 by travelling via Newby Bridge without having to endure the bottleneck from Windermere to Ambleside. The milkman calls daily and can deliver a wide range of items & the convenience of shops in nearby, picturesque Hawkshead makes it easy to pick up items you may have forgotten.

Fantastic home in stunning location
The house was bigger than we imagined, decorated and equipped to a high standard. The view from the lounge down to the lake is stunning, and if the weather isn't being kind you could sit there all day in front of the log fire with a hot drink. The house is in a pretty and quiet village but there are 2 pubs close by and hotels that serve food. Ideal location for nearby Hawkshead,, Coniston, Ambleside and Windermere, but if its peace and quiet you want then this house is perfect. Our group of 10 absolutely loved their stay and we will definitely be returning. Walkers have plenty of options right from the house and the walk up to Moss Eccles Tarn is beautiful. The house accommodates all party sizes, big or small and i would recommend it to anyone as it ticks all the boxes in what you are looking for in a Lake District holiday. Very impressed indeed

What a wonderful setting and ideal for exploring the area! House was great for family age ranging 13 to 81. Kids loved the upstairs sitting room. We will definitely be going back next year!
Special place for all of us!
We had a lovely week at Lakefield House and Cottage. The three generations all enjoyed being together, as we are normally scattered around Britain. The property is nice and roomy with extra sitting and kitchen areas. Granny and Grandad, Mums and Dads, teenagers and "littlees" all fitted in perfectly. Our dog was happy too, in the side porch, just through the door from the master bedroom. House, cottage and gardens were as described and well maintained. We met the gardener when he came to cut the grass! The bathrooms and shower rooms are excellent, and the extra fridges very useful.
We had an interesting trip to Levens Hall. Also enjoyed all the Beatrix Potter related sites and galleries. My Highlight was probably afternoon tea in the Apple Pie tea-rooms in Ambleside! The more energetic members of the family, and the dog, climbed a lot of hills!

A beautiful home. I can highly recommend this property for a wonderful holiday. The house is spacious and comfortable. Slept really well from day one
Loved the number of bathrooms. Loved the 1st floor which is really a flat in itself.
Plenty of space for privacy
The main lounge is comfortable with plenty of room for everyone.
Words can't really express the view. You look at the photos but the real thing is WOW
Well equipped kitchen but be aware no condiments herbs or spices. You need to bring your own if self catering.
The location is brilliant. Nice and quiet with lovely walks and a children's playground just a couple of minutes away. Of course the Beatrix potter museum is also only a few minutes walk away. Unfortunately closed when we stayed and would probably make the area a lot busier in summer . Within easy driving distance of ambleside and Windermere and we had a lovely day at coniston.

Loads of board games and DVD s at the house and the table tennis.
We used the Tesco delivery which was very good. Also the milkman delivers all sorts. Full details are given in the helpful booklets around the house. The pubs in hawkshead will do take outs if you don't want to eat out or cook. The co-op is also very good.
All in all had a great stay and hope to return one day. Thank you for taking the extra trouble to get our left items to us. Much appreciated.
Spacious and well equipped in a beautiful spot
We had a great stay at Lakefield. There was plenty of space and bathrooms for everyone to have their privacy and the large kitchen/dining area and lounge easily accommodated us all, usually around a toasty log fire! The location was great for walks and there were lovely views from the house. A great stay, thank you!
Wonderful family holiday house
A delightful house and garden. Fabulous views and walks around Esthwaite. Only 5 minutes from the ferry and Hawkshead. This house has everything you need for a wonderful holiday. We can't wait to return .
Atmospheric and historic Hawkshead-about 1 1/4 miles (5 minutes by car).
Great walks from the door. 3 mins walk to atmospheric pub (Tower Bank Arms) with great food, 3 minutes walk to Hill Top, Beatrix Potter's house. Victorian Bobbin Mill (English Heritage), Ruskin's house, Brantwood, Wordsworth's Grammar School (Hawkshead), Donald Campbell's Museum, boats on Coniston-scene of Swallows and Amazons are all within 20 minutes' drive. Grizedale Forest offers mountain biking. Fishing is available on Esthwaite Water & kayaking on Windermere & Coniston. Walk down to the lake (Esthwaite Water) & feed the ducks.
Tower Bank Arms, the pub featured in Beatrix Potter's books is a few minutes' walk with further pubs in Far Sawrey & Hawkshead. Hawkshead has a Co-op store, chemist, post office, doctor and excellent bookshop with puzzles etc.
Tesco will deliver groceries and there are supermarkets in Bowness (easily reached by ferry-when it is working) and Ulverston. There are outdoor tennis courts in Hawkshead & indoor courts in Ulverston.
