Situated on the hillside behind my other property Coco, it enjoys incredible views of both the harbor & the Caribbean sea, plus provides absolute privacy and tranquility - ideal for groups but also very popular with couples who want an exclusive hideaway plus total privacy & maximum space.
Coco House (3 bedroom / 4 bath) stands 100 yards below Cactus, however nothing is shared as it is in it's own separate quiet grounds & gardens - Coco is also the largest of the three lower villas on Hamilton Estate. Also perfect if you only want to be a 10 minute walk to the Jolly Harbour complex of shops, golf, supermarket & restaurants. Plus as it is situated next door to the 5* Sugar Ridge Hotel, you have access to their restaurants, gym, spa or beauty facilities - or choose from ten independent local restaurants within easy walking distance & all offering excellent variety and value.
This property is in a league of its own, perched on a massive stone plinth overlooking both harbour and sea - it is a house of grand scale. Built with the sole aim to accommodate up to 8 guests in absolute comfort, whilst offering unrivaled 360' views of the Caribbean & local countryside. The infinity pool here is the largest in the area and has the stunning panoramic views. The house has been designed around the Caribbean climate and thus primarily it's ‘al fresco’ living.
Cactus is unsuitable for wheel chair users or those with walking difficulties, due to its hillside location. If mobility is a problem Coco House is suggested as an alternative as it is predominately on the flat .
Hamilton Estate was recently visited by TV's 'Place in the Sun' receiving very favorable reviews.
Just a short walk across the road are two of the best beaches on Antigua - of different characters but both have pristine white powder sand, pure blue water plus good beach restaurants.
Jolly Beach is the more commercial of the two with motorised water sports, vendor’s stalls & 'Castaways' restaurant. Valley Church is much quieter, also has a beach bar / restaurant for all day drinks & meals, but is surrounded by lakes & greenery. Also within an easy walk Jolly Harbor offers Banks, shopping, large supermarket & many restaurants.The quiet location of both houses is perfect, as it is just 20 minutes from the capital St Johns or a 30 minute private transfer from the Airport - this is a complimentary service we provide.
At Cactus each of the bedrooms is of exceptional size and naturally they are individually air conditioned, plus have modern bathrooms all with large walk in showers or bath. The kitchen is huge, having expansive marble worktops, top end appliances and comprehensively equipped for self catering.
Both properties were designed with emphasis on outdoor living, so have external dining areas, BBQ's on the patios, large private pools with pool decks offering sun and shade areas.
Coco and Cactus each have additional indoor dining areas, with lounge and kitchen providing wide double doors to the exterior patios to maximize the internal cooling and natural light, plus the lounges have high speed 4G broadband and WiFi .
Cactus's infinity pool deck is the largest in the area and equipped with very comfortable loungers which can be placed either in the sun or shade. For young children the pool has a shallow side section and at night you can progamme the underwater lighting to give a light show of your choice . If you want to be more active the upper garden has outdoor table tennis, darts and volley ball to entertain you. The mature gardens are extensive, filled with lush vegetation, plenty of flowers and many palms , plus of course an abundance of cacti !
For your reassurance we have Hazel our Estate Manager , who will look after your needs, great or small during your stay. On arrival all guests are met at the airport for complimentary private transfers by our driver 'Lava' and then at the Villa by Hazel, who will pass over your keys, explain the house, the beaches and surrounding attractions, plus will provide the complimentary welcome pack of necessities to get your holiday off to a great start.
Both the Hazel and Lava are at your disposal 24/7 should you have any problems or need any advice. We offer an 'on demand' concierge service thus virtually any special requirements can be organised for you, so please just ask.
It is simple to get around the Island by either car, taxi or bus, which drive on the right hand side.
The Capital St Johns is home of the cruise liners and international shopping can be found in the totally restored Heritage Quay. Only a few yards away you walk back into history with the old character filled buildings and streets, all safe to walk unlike some Caribbean destinations. In the countryside the many abandoned sugar mills act as a reminder of bygone trade and slavery. Nelsons dockyard is a fully restored working harbour which has won many awards and only a short distance away is Shirley heights and its colonial fort - here there are stunning views over both the sea and countryside. Worth a visit is Betty's Hope which was Antigua’s first sugar estate & some restoration of the ruins have taken place and the Mill is now totally intact.
Alternatively if relaxing on a sandy beach is your preference, you will be spoil for choice as it is reputed that Antigua has a different beach for everyday of the year, some of the best being just a walk away from Cactus and Coco House. Apart from the beaches there is plenty to do so perhaps try :-
Private Yacht Charter can be arranged for those staying at Coco or Cactus House. This is a charter for just your party from a choice of either two companies & includes free transport to & from the house. You choose either a superb modern 50ft yacht or a 'classic' 40ft Bristol - both have experienced crew to pander to your every need, including lunch with fine wines. Throughout the day all food and drink is complimentary. Sunbathe on the deck, relax in the shade, snorkel & swim off the side, ride the dingy and perhaps take a turn at the helm if you wish.
For younger ones there is the Donkey sanctuary which is a simple establishment, but captivating for children who can ‘adopt’ the donkey of their choice. A small fee will make them eligible for a certificate & photo, plus regular updates on their new pet. The sanctuary cares for abandoned, injured and abused animals from all over the island and is a charity. Entry is free.
Alternatively there is rare chance to swim with Sting-rays at Stingray City . A high speed boat takes you out to sea to a pontoon where you can stand or swim in the warm shallow water. Usually about 30 - 40 rays come in from the Ocean and you can then both stroke, hold and feed them. This is a well organised professional excursion, totally safe for children.

Wonderful property and great location
We spent a fabulous week at Cactus House and thoroughly enjoyed the accommodations. The house is situated on a hill with an amazing view and was close to grocery and Jolly Harbour restaurants. The house itself is beautiful, has a great layout and was exactly as presented. Roger and Hazel were very easy to work with. We highly recommend Cactus House!
5 Star villa
Cactus house is a 5 star luxury property , the infinity pool with sunken lighting is fantastic, the villa is also quite close to Jolly harbour and all its amenities.
Amazing 2 Weeks cebrating our 40th Anniversary!
We have just returned home from two wonderful weeks at Cactus House. We were a party of six, 2 grandparents, son and daughter in law and 2 grandchildren, ages 4 year and 7 months.
It was the perfect house for our group. Lots of room to spread out and move around. The house is very quiet and baby easily napped while the rest of us spent time in the gorgeous infinity pool. The pool was perfect with the shallow area for little ones to play.
The view has been mentioned by almost everyone and it is as spectacular as everyone has said. You just don t tire of it, ever!
We rented a Kia SUV from Sunny’s (10% discount when you mention staying at Cactus House and excellent service from Iris) which worked out very well for picking up groceries at the Epicurean and the short drives to the beach. We went to several beaches, all just a few minutes drive away and all lovely! We also did an outing to Shirley Heights for the Sunday evening festivities. Lots of fun!
My husband and I had done the Stingray City encounter last year and loved it. My husband, son and 4 year old granddaughter went again and all loved it. The 4 year old was very excited that she had fed a shrimp to the stingray!! A big highlight for her!
We spent a lot of time at the house and even cooked and BBQd most of our meals. It was simpler than getting the children ready to go out when it was almost bedtime and we got to enjoy the peaceful time just sitting around the lovely veranda.
We have to say a special THANK YOU to all the support team Roger has working for Cactus House.
Our daughter in law had a medical issue which required emergency help, shortly after our arrival.
She was well taken care of and recovered fully and enjoyed the rest of her vacation. We received many calls to check on her and offer help if we needed it. Hazel was in Barbados for her fathre’s funeral and even called from there! Her friend, whose husband is a doctor called to see if they could help. Jaquiline called several times.
When Hazel returned back to Antigua a couple of days later, she came to the house to check on us and brought a delicious honey cake! We ate every crumb of it, it was so good!!
We can’t forget Lava, big and little, both wonderful reliable and helpful drivers.
I cauld say so much more but most has been said by other reviewers.
Just book Cactus and know that you’ll have a beautiful home to stay in, the BEST view and the kindest most helpful team to support you if you should need it!
Awesome Property, Amazing Holiday
We've just returned from a 12 night stay at Cactus House and Wow! A beautiful property, Cactus House lives up to it's description, photographs and many positive reviews. As a party of seven (myself, husband, our two grown up daughters and their partners and our 15 year old son) the accommodation was perfect, four bedrooms all with en-suite, well spaced out across the ground floor of the property, upstairs a huge open area with lounge, dining area and kitchen and a very large verandah to the side and front of the property overlooking the pool and the view ... oh the view!!! There was plenty of space for everyone to spread around but we found ourselves always migrating to the verandah just gazing across the picture perfect landscape, taking in the beautiful bay and the watching the sun set right in front of us. The infinity pool was something else, a perfect size, silky water, a light show at night and the same views as from the verandah - so hard to get out of! The location was also perfect for us, we could walk to various local restaurants (Miracles is superb for local food), the supermarket, harbour and 4 different beaches (our favourite was Valley Church). The driver who collected us from the airport was a lovely guy and a proud Antiguan (Big Lava). We hired him to take us on a few trips across the island during our stay, he was a superb guide and knew everyone! Hazel, who looks after the house, was equally lovely and even bought a birthday cake for our daughter who celebrated her 30th birthday while we were there (the purpose of our trip!), so thoughtful :) We found Antigua to be a wonderful island, the landscape, the people, the climate, the food ...... we all rated this trip as our best ever holiday ..... the only negative thing .... having to leave :( !!
Stunning, spacious, great for families and friends. This villa is everything we expected and more.

The photos of the Cactus villa don't lie. It looks just like that! Gorgeous, spacious, and the pool deck is something to behold. It was so nice, we joked that we just wanted to stay at the house ! You definitely need to go grocery shopping when you arrive, but a great store is just a short drive away. Speaking of driving, we rented a small vehicle from Sunny Rentals (highly recommended) and the little car had a tough time getting up the driveway (even when dry!). I highly suggest a 4x4 rental for driving in Antigua (nasty speed bumps will scrape the bottom of the small cars!). We never attempted to walk to the beach or to stores from the villa. Just too far in the June heat. But when we did do the beach (bring your own towels! Villa doesn't supply beach towels), we frequented the closest (and best) one: Church Valley. We had the beach to ourselves one day (it's off-season in June) yet the bar/restaurant was open and did a great job (rentals, etc., they had it all). This beach has facilities...a must!
The villa is close to the harbour, and lots of restaurants. Mayday and Al Porto were excellent, to name a few. A few notes on the Cactus villa that you should know: the pool deck on the floor where all the bedrooms are, two of which open right out to the pool. The bedrooms have A/C. The floor above (kitchen, family room) does not have A/C. It gets quite hot when you close all the doors. Upon each return, we'd immediately opened all the double doors on that floor and the wonderful breeze cooled that area well. The veranda was one of our favorite spots for chilling out during the hot daytime (we're all fair-skinned) and in the mornings for breakfast. Views are stunning and birds would often visit. There are lots of DVDs near the TV that kids would like. A nice collection of books are there as well.
Kitchen was awesome, but you need to keep things spotless. Otherwise, ants will arrive. No dirty dishes or food should be left out. We had zip-lock bags for particularly opened snacks, etc., and that worked well. If we return to Antigua, no doubt this is where we would want to stay again..best side of the island. We felt like rich folks on that hillside! Everyone associated with this villa have been a pleasure to work with: from reserving it to preparing for our arrival...from Lava (our driver) to Hazel (property manager) to Roger the owner...all were awesome. We didn't see housekeeping, but they did a great job before we got there.

However it is equally popular with couples who want the ultimate in space , peace and privacy. This is a sumptuous Villa and already regarded as one of the best properties in the area. Naturally the 270' Caribbean views are stunning from either the lounge terrace or from the lower pool deck , which has the largest private infinity swimming pool locally. In addition to the pool deck there is also a very private sun terrace, which has a BBQ. area. The location is not overlooked in anyway so offers absolute privacy . Private transfers are complimentary with our own driver and take about 30 minutes from the Airport or about 20 minutes from St Johns the Capital. The peaceful location is flanked on one side by the new 5* Sugar Ridge Hotel and green open land on the other, then there are densely wooded rolling hills at the rear. A ten minute walk takes you to Jolly Harbour, which is the premier Marina on the west coast offering extensive tourist infrastructure and golf. So apart from many yachts, boats, banks and restaurants, there is an excellent commercial centre which caters for all needs. The whole area is surrounded by some of the world's best soft powder sand beaches and azure sea. Unlike the English Harbour area , the restaurants, shops and amenities at 'Jolly' do not close down during the quieter months of April - November, so you are assured that virtually everything is available to you for the whole year long. Antigua is the closest of the major Caribbean Islands with a flight time of under 8 hours. It's small size of only about 100 square miles with a population of 85000, means it is easy to get round, plus it has one of the most envied climates in the West Indies, lying where the Caribbean sea meets the Atlantic. Its proximity to the equator means that there are no distinct weather seasons and is regarded as the driest of the Caribbean Islands with little difference in temperature each year. The normal daily temperature is about 27'C (80'f) with a variation of just a few degrees either side during the year. Winter is regarded as December - March, but most of the rain falls August - November. The hurricane season is technically July - November, but being so far south of the hurricane belt means that it is almost 20 years since the Island was last affected. Antigua is one of the Leeward Islands, so benefits from cooling trade winds which makes the tropical climate very acceptable. These winds also make it a great location for sailing and water sports, additionally the crystal clear waters are great for diving and snorkeling.
