Juniper House is a traditional detached Cotswold stone house, in a tranquil setting overlooking the lily pond and set within a 450 acre secure private nature reserve on the Lower Mill Estate.
Juniper House, is a well equipped cottage, offering spacious open plan living: through the front door to the hall, where there is a downstairs cloakroom and separate utility room with washing machine and tumble dryer, off the hall there is a well equipped kitchen (all appliances powered by electric), dining area - french doors lead out to the side of the house, where there is a table/seating, the sitting room has a smart tv with netflix and wifi, there is a range of books & games and for those chiller evenings a wood-burning stove (initial logs supplied and further stocks can be purchased at Ballihoo Store) - french doors lead out to the decked seating area (bbq for summer season). On the first floor there are 4 bedrooms, 2 double (with king-size beds, one of the beds split to make 2 single beds - please advise if you need the bed split), both double rooms have french doors leading onto juliet balconies, built-in wardrobe cupboards and en-suite shower rooms, the 2 single bedrooms both with single beds and each having clothes storage and share the family bathroom (bath with shower over).
Guests of Juniper House also have free access to the on-site Spa, comprising indoor/outdoor heated swimming pools, bracing eco pool naturally filtered by lilies, sauna/steam room, gym, spa treatments (treatments payable by arrangement), there is a further heated outdoor pool, sauna & showers at Mill Village.
There is an on-site restaurant/bar, Ballihoo, offering breakfast, lunch, dinner, drinks and takaway menu, sourcing local produce to bring you a flavour of the Cotswolds, the General Store is also located inside Ballihoo, stocked with essential provisions. NB: Ballihoo: opening times can vary depending upon the season/school holidays.
Other on-site facilities include, tennis courts, rugby posts, football nets, The Activity Hub hiring canoes, bikes and organise many events, childrens play area, plenty of walks, cycle tracks around the 7 lakes, picnic spots and an abundance of flora and fauna - Boredom is not an option...!
The Cotswolds, stretches from the northern gateway of Broadway to the Roman Town & Georgian City of Bath on the southern fringes. Kemble Train Station (with car parking) is around 10mins drive/or taxi, the Station is a busy train-hub and regular trains pass through to Bristol, Bath, London.
Lower Mill Estate, is centrally placed and an ideal base to easily explore the southern areas such as: Cirencester, Bibury, Tetbury, Painswick, Cheltenham, Bath.
Travel through to the northern fringes, Winchcombe, Moreton-in-Marsh, Stow-on-the-Wold, Broadway and beyond to Shakespeare's Stratford-upon-Avon.

* School Holidays - Weekly Rentals only, changeover Friday - Friday.
* For weekly rentals, the changeover day is Friday.
* 2 Night Weekend stays (Friday-Sunday) NB: flexible Sunday check-out time
* 2 Night Week stay (if a Friday departure, check-out time is 10am).
* 3 Night stays (Monday - Thursday), or (Friday - Monday)
* 4 Night stays (Monday to Friday)

Important Note: Lower Mill Estate is a quiet tranquil Estate and in accordance with Estate Rules, there is no excessive noise past 11 pm and we cannot accept bookings from Hen/Stag parties, parties, or contractors - any queries ahead of booking please let me know.
