San Martino has four generous double bedrooms and an additional loft room with two children's beds and a cot. The two spacious bathrooms and the shower room are all tastefully designed. The house has a large lounge and a dining kitchen and a further smaller lounge area for relaxing. There are beams in every room and cotto flooring throughout. The gardens are immaculately cared for and include large ornamental pots planted with bright seasonal flowers and the private infinity pool looks across the valley. The property is ideally located to visit all the delights of Tuscany and Umbria including Cortona, Montepulciano, Pienza, Perugia, Assisi, Montone, Gubbio, Siena and of course, Florence. Local restaurants offer delicious food and local wines are world-renowned.

About Martin Pace
Acquiring a villa in Italy was a long-term dream. I worked in Italy years ago and fell in love with all things Italian - people, weather, food, architecture, cars, wine, culture. As a family we have holidayed in Tuscany and Umbria for many years and often spent time researching and looking at properties. When we saw Villa San Martino we knew we had finally found the right place. The previous owner was an interior designer and we instantly fell in love with the decor as well as the views, location, pool and especially the garden. The idea behind renting the villa is to simply subsidise the maintenance costs whilst enjoying it ourselves as often as we can. We love the idea of the place having continuous life and hope you enjoy it as much as we do.

Why Martin Pace chose Province of Perugia
We were thrilled to buy Villa San Martino. It was near to all our favourite towns and a few we still wanted to get to know. The Tuscan/ Umbrian border is a little less trodden than lots of other parts of Tuscany but you can still easily access all the fabulous towns and cities. Views are incredible and you can find countless medieval villages with great restaurants. Spectacular Cortona is 15 minutes away and jewels like Montepulciano, Montone, Pienza, Assisi and Gubbio are all less than 40 minutes away; whilst Siena, Perugia and Florence are just a little further. Locally we have Mercatale and Niccone which are great for bars and supplies, and there are five or six lovely local restaurants. There are great local walks with spectacular views and watersports nearby on Lake Trasim
What makes this Villa unique
The property is up the hill, with no white road but minutes from the village where you can buy literally everything you need and yet it's really peaceful. The whole Niccone valley is just so tranquil and beautiful. What we love about San Martino is the feel. Lovely interiors (we inherited them and it was part of the reason we bought the villa) and exquisitely kept gardens with a fantastic pool with spectacular views across the valley. Everyone who stays talks about the 'spiritual nature' of the place.

A beautiful villa in a stunning location
We stayed in this incredible villa with our family & absolutely loved it!
The villa is furnished beautifully and has a wonderfully authentic Italian feel. Within the grounds there is a delightful terrace which is perfect for dining and an amazing infinity pool with stunning panoramic views.
The exquisitely maintained gardens are perfect for relaxing and our children loved spotting tiny geckos which regularly made an appearance.
We sampled some excellent food in nearby restaurants and thoroughly enjoyed exploring the lovely local towns and villages.
We would highly recommend this charming villa and hope to return there again soon.
We had a wonderful week with our family and really felt immersed in the local area and culture. The villa is really well equipped and the pool is amazing; such a gorgeous view too. We loved exploring local towns and villages and the villa was a great base for this.
Once home it was the pool or the terrace that were the real draw especially sitting under the stars of an evening! If you are looking for a peaceful holiday and a true taste of Italy this villa makes a wonderful base.
Amazing, relaxing and delightful
From the moment we arrived we fell in love with the Villa.
The maintenance of the property and quality of the furnishings is obviously high on the owners priority.
The infinity swimming pool was amazing and we loved just sitting around the pool relaxing in the garden whilst admiring the surroundings, my personal favourite was sitting outside just outside the dining/kitchen area enjoying the changing colours of the sunrise. We also enjoyed the large family area inside the house where we were able to relax with local wine in the evenings when it chilled off slightly.
The surrounding area is lovely and we enjoyed visiting Cortona, Perugia and the many local villages. The owner has given details of some local places to visit as well as some restaurants to eat at and those we tried were excellent.
Yes, there is hardly any internet but this is available locally if needed but to be honest we didn’t miss it, it was great to be able to enjoy time with the family in such an amazing and relaxing place.

Stunning Villa with spectacular views
The location for us was perfect!! Tranquil, relaxing and ideal for all the family. We used the superb infinity pool every day and evening and it was the perfect size for my son who enjoys swimming laps. The grounds offered plenty of places to relax and soak up the sun as well as two al fresco dining areas. The panoramic views are spectacular!!
We loved the layout, art and furnishings throughout the property and felt we really had a luxurious and cultured experience.
The proximity to local villages as well the beautiful town of Cortona kept us occupied every day.
I'm planning to return this coming summer!!!

Nice getaway off the beaten track.
We fell in love with the Niccone Valley and magical little towns such as Preggio and Pierle. There are virtually no tourists there, but it's a quick ride to places like Cortona (25 minutes) in Tuscany and many other of the beautiful Umbrian hill towns. The villa is set on a hill with nice views of the valley, has a pleasant pool and is very tastefully decorated. We spent a lot of time on the terraces.
However, it has no wi-fi access and that was not made clear upon our booking. While we appreciate being off the grid, it is nice to have 30 minutes each morning to check in and make sure work life is still in order. Had we known there was no wi-fi, we would not have booked. If a total getaway is what you're looking for, then this is a 5-star option.
Special interest holidays: Equestrian activities and water sports abound locally. Coast/Beach: Lake Trasimeno offers very local lake/ beach accessibility and Lake Bolseno offers more a little further away. At Tuoro sul Trasimeno, 20 minutes from the villa, there are windsurfing and kitesurfing facilities. The Adriatic and Mediterranean coasts are equidistant at 90 minutes, offering a range of renowned resorts. Travel: The nearest airports are Perugia, Florence, Bologna, Pisa and Rome; with Perugia 30 minutes and Florence 90 minutes. Driving from Calais takes about 12 hours with lovely stop over opportunities in the Italian lakes or swiss Alps en route. Distances: The villa is 3 minutes from Mercatale di Cortona, 15 minutes from Cortona, 30 minutes from Perugia and 45 minutes from Montepulciano, Pienza, Orvieto or Assisi. Siena, Florence and Rome are all less than 90 minutes away. Further Details: There are eight or ten delightful local restaurants serving typical Tuscan/ Umbrian food and serving world renowned wines.
Booking Notes: The villa is available all year round. A 50% deposit is required on booking with the remainder payable 30 days before arrival date. Changeover Day: Changeover day is usually Friday but other days may be agreed. Arrival time is anytime after 4pm and leaving time is before 11am.
