This property is situated on the edge of Majorda village, midst rice fields & coconut trees.
A compound wall & gate keeps the area safe and private in which the studios and the main house have complete privacy.
Gardens surround the main house and studio , with ample place to find your own space.
A large shared veranda overlooks the pool, garden and fields ,A place to chat with everyone too.,with 3 bistro style tables and chairs a chaise-lounge ,and a bookcase filled with a good variety of books in various languages.
The 3 Studios are fully furnished and all utensils are provided.
The ceilings are high,keeping it cool ,but all have fan and A/C.
The bathrooms are spacious too with an open shower area(wet room) ,a tiled seating platform..
Solar power provides all day hot water
The pool area has a BBQ and sun loungers and table & chairs,and is elevated from the field so one has a wonderful unobstructed view of nature.
A relaxing place to watch the buffaloes graze,and in the monsoon a marvelous scene of fresh green paddy.
It's also a tranquil space to work from your laptop,(wi-fi is available ) if you are a traveling business person.

We have a wonderful dentist too in the village ,who has an extremely good reputation with overseas clients,so you could combine your holiday with dentistry. I will contact Dr.Liza. and put you in touch with her so you would have a time period.
Majorda is close to the beach ,which is not too busy ,and life guards patrol daily.
Here you 'll find beach shacks where you can relax on the sunbeds under the shade of a coconut leafed umbrella.This starts around mid November .
The beaches continue for many kilometers, Cycling and walking early morning or evening is a wonderful way to keep fit,also another great place for walks or cycling is along the windy quiet village roads close to our property.

We will pick up and drop off at the airport ,railway station and bus depot (Margao )
Buses go frequently to all villages & cities from the end of the main road. Highway N17 is a few minutes away ,leading to Panjim, 45 minutes, & Dabolim Airport 20 minutes drive.
The surrounding villages have local arts & crafts shops and plenty of restaurants.to choose from.
Born in Yorkshire, England I set off to travel the globe. On my way I met my husband Noris in Bermuda, where we lived for 11 years and have 1 daughter. I always had a love for India and had many trips to different parts. Our dream was to have a guest house in Goa, my husband's home land. In 2008 we bought our house and in 2009 began building our guest house.
Within this tranquil space we find the peace from the chaos of the "outside world" we live in at present .It's as if we're living at the speed of light ,and a pace determined by machines,here we live at the speed of life .
I like to do yoga ,and health is always a priority for me .my family and guests ,so I'm always helping by introducing Yoga and Ayurveda.
We now offer Yoga classes in the morning by the pool
The view all around is wonderful, lush gardens, coconut trees, which we pluck and make oil, the rice fields and watch the variety of birds and the eagles soar above. We take morning walks at Majorda Beach then have tea at one of the beach shacks and relax in their lounge chairs. We are in the midst of nature, but within minutes we go to the city, the beach and the airport. We love it and want our guests to love it too.

Noris ,my husband, and his family are from Velim about 45 minutes drive from Majorda, but it seemed remote from modern amenities and school. Whilst on holiday in 2007, we stayed at a guest house in Majorda, we were away from the hustle and bustle of the city, but close enough to access everything with ease, airport, trains, beaches, shops, restaurants and school all within minutes reach by motorcycle. The property fell into our hands by chance, 3 days before heading back home. It was what we had been looking for, a large plot of land, so we could build our guest house grow our own vegetables, a garden with 45 coconut trees and still have space for privacy. The view of rice fields and flora, the buffalo wonder in the fields and eagles circle the skies, so peaceful...

What this property has is the private ground space..It's unique benefit is the total tranquility ,complimented by so many .
A large veranda overlooking the garden and fields, where you can sit with your tea or G'n'T, watching them plough the land and plant the rice,or in the evening watch the sun set, and see the buffaloes go home whilst having dinner.
Tranquility,a place to relax and rejuvenate is a priority and the cleanliness of our environment.
The gardens and the pool are in a luxurious private setting of 2500 sq.m.
The outer perimeter of the property has only a few other dwellings, no one to overlook you.
I like the fact that within minutes I can be in the city for shopping, close to the airport to pick up my family,and guests. Cycle down to the beach. A jog or walk in the friendly neighbourhood of the local villagers.
A booking deposit of 50% is require via Bank transfer. or western Union
Balance due on arrival date, plus a Damage Deposit of 20 GBP, refundable on departure, baring no damages. .
Dates will be held pending receipt of booking deposit for 7 days.
Payment of the deposit constitutes acceptance of the booking conditions.
Cancellations: 50% deposits are non refundable .Cancellations or date changes 2 weeks prior to arrival are not acceptable and may result in charges of 5 GBP per day.

We really enjoyed our nearly three week stay at Fern Lodge everything was as near perfect as you could wish. Yvonne and Noris made us so welcome and looked after our every whim. Noris was a willing driver for us to take us anywhere we wanted to go at a very reasonable price . The Fern Lodge is about 3 kilometres away from the beach about 10 minutes via Noris and his careful driving a tad too far for us to walk in the heat of the day and there was no need as Noris was always willing to take us and pick us up. The room was perfect and kept clean the kitchen space was so handy to cook or prepare breakfast, store the G&Ts in the fridge or make the odd cup of coffee or tea. The supermarket was nearby and stocked all of our needs including beer and gin with gin at about £3 a bottle for the local brew very acceptable variety. We spent a lot of time lazing around the pool with friends. The atmosphere at Fern Lodge was very calm and peaceful especially with no children allowed. It was nice to speak to Anya the daughter of the house when she was not at college.With a couple of nearby restaurants within walking distance and the delights of major dan cuisine available via Noris. I nearly forgot to mention Noris's talent for cooking especially the sea food BBQ at such a good price so good we had it twice! Noris can also arrange pushbike ,scooter or car hire he was also very helpful with currency exchange as the larger value notes had been demonitised there was a shortage of cash with Noris's help we didn't have any problem unlike many people we apoke to on the beach. There is also a washing machine available for guests to use very handy and the washing quickly dried on the racks provided.Fern Lodge is very handily placed to visit Margao or Panjim. With Noris's cooking skills and a couple of local restaurants within a quick walk there was no need to eat elswhere however we did and would recommend The Pentagon Hotel in Majorda or Fiskar both which would need a booking as they are very popular Noris will do this for you.
Before we booked our 4 week holiday at Fernlodge we read all the web information and the reviews. Yvonne was on the end of an e:mail when we needed her advice. We liked the information and were pleased to find everything that was said, was in fact correct. The property is clean and modern, the setting is quiet and rural with lovely views and Yvonne, Noris and Anya are friendly and helpful. The pool area was a wonderful place to relax if you didn’t want a day out and great for sitting round when Noris cooks you an evening meal. We found that walking to the beach or the local restaurants gave us the exercise we needed and we often picked up provisions from the local sellers on the way. If you don’t want to go into the village for a meal then just up the road is a typical Goan bar/restaurant called Johnny’s which is very clean and serves excellent food, we ate there twice. Noris will also cook you some excellent meals.
We were so impressed with our holiday that we booked another 4 week holiday for next year before we left. This is unusual as we don’t normally go back to the same place twice but for us Fernlodge is special.
Tengo la mejor experiencia con este lugar. Ivonne y su familia son sumamente encantadores, siempre preocupados por que uno este bien y con todo lo necesario. Estoy viajando sola y este es el lugar perfecto para descansar y agarrar un poco de energías. El lugar lo tienen sumamente cuidado, todo muy limpio, puedes hacer uso de la lavadora lo cual es perfecto para los que venimos viajando varios meses. Les recomiendo alquilar una moto pues el lugar es un poco alejado de algunos sitios. La piscina es deliciosa y tiene una vista maravillosa. Pero lo mejor de todo es la calidez y el cariño con el que te tratan, desde el momento que decidí venir a Goa estuvo muy preocupada por mi llamándome constantemente y preocupándose por todos los detalles. Hasta ahora la familia mas encantadora de la India.
What a wonderful holiday my wife and I had. From the moment we were picked up at the airport and throughout the holiday, we were treated like family :-) Nothing was too much trouble for Yvonne or Norris, who were always at hand to assist, give advice or just have a cup of tea with. All three apartments are situated in beautiful surroundings, with a lovely little pool to take a cooling dip. The apartments themselves offer all you will need, with full air con, large fan, small cooker and fridge. Not that you will want to do much cooking as Norris is a chef and will tempt you with some amazing food. Yvonne will arrange bikes, motor scooters or cars for you and is always at hand to offer the occasional lift or excursion. Anya, the hosts daughter is at hand to giggle and smile a lot, whilst thinking up more mischievous plans. She is also a willing hand at cards or other games.The beach is ten minutes away and is very quiet, but with good friendly shacks, serving drinks and food all day and night. There are towns and villages near by you can visit, to shop or just meet the locals. There are so many wonderful places to eat, all within easy traveling distance. All in all this is a stunning place to visit, tranquil, lazy, fun and friendly. We had a very peaceful Christmas and would love to visit again. Thanks. Ian and Tina xx
My stay at Fernlodge was amazing. Yvonne, Norris and Anya are a delightful family who take extra care in the upkeep of the property, providing local guidance and most importantly creating a feeling of welcome every day. The property is stunning, the apartment has all the amenities you'd need and Norris is an excellent cook too!
I have stayed at many vacation rentals over the years and often find the places look better in the photos but at Fernlodge it is exactly as the photos appear - beautiful! I highly recommend staying here if you come to south Goa. The beaches close by are wonderful.
My wife and I stayed at Fernlodge at the beginning of our tour of India in January, we enjoyed the first class accommodation and the hospitality given to us by Yvonne, Norris and Anya so much that we made a point of returning there at the end of our tour.
The villa is situated about 3 km from the beach, if you do not want to walk Yvonne or Norris will drive you there, or you can hire a pedal cycle. You also have use of small pool in the villa grounds. There is a large supermarket about 3km away or a small kiosk just around the corner for all your groceries , we opted for Norris a master chief preparing us a meal on a few occasions.
If you are feeling a bit adventurous you can make your way into town which is about 10km away which involves taking the bus, or alternatively just ask Yvonne for a lift.
The apartment itself has all mod con`s cooker fridge and a water purifier and the beds were very comfortable.
The best place we stayed at during our ten week Indian tour.

A trip to Pala Farm, a personal friend,Her property of 50.000 acres of forest . Find a picnic spot, a swim in the dam ,a trek in the forest . She owns horses and is the Horse Whisperer of Goa ,also a dog trainer and breeds Weimeraner. She is open to visitors during February till November. Your trip to Pal Farm can be arranged for those that want to get away from the beach and enjoy the Goan countryside.
Yoga class are offered in nearby villages and and can be practiced in the grounds of Fernlodge uninterrupted.

Goa is so lush and green this time of the year so a hike in the forest is a great experience .There are various hiking groups which have a bus leaving from Margoa city to the destination .
Spice Farms : One of my favorite places to visit and overnight is Tanshikar Spice Farm in Netravali about 25 km south west from Majorda .delicious homemade food ,served in clay pots .
The beaches stretch all along the the south coast, our local beaches are within easy range of 5-15 minutes by bike, bus or car. From October through April there are many "Beach Shacks " serving very tasty food from AM to PM. They offer lounge chairs under the shade of the coconut leaf umbrella. Majorda Beach is a quieter beach, has good hard sand and is great for cycling and morning walks. Also in the morning it is interesting to watch the small fishing boats bring in their catch of the day.
Dabolim Airport is 20 minutes drive by car from Majorda .
The Konkan Railway runs from Mumbai to Margao, Majorda is 15 minutes from Margao.
Buses leave regularly from Mumbai to Goa stopping at Kadamba Bus Terminal, a 10 minute drive from Majorda.
Pick up and drop off from these points is available .
Car and cycle hire is available here and scooter hire can be arranged. Cycling is a great way to get to the beach and takes 15mins.
Majorda, Benaulim, Colva, Utoda are the nearest villages and offer beaches, shops of local arts and crafts, Portuguese architecture, temples, museums

Hire a cycle or motorcycle, tour lanes of the villages which pass through the coconut groves.
In Margao city crowded colourful markets provide a definite slice of traditional India.
Walking distance from the house (Dongorim, Majorda) there are some general stores which provide such things as milk, sugar, soft drinks, toiletries and vegetables etc.
Further into Majorda there are stationary stores,a cycle repair shop and the Post Office directly opposite the railway station. A short distance further is a large European standard Supermarket selling all your needs, as well as dealing with Western Union. Next to the Supermarket is the State Bank of India.
Over the railway tracks to the beach side of Majorda are selection of restaurants for lunch & dinner, plenty of seafood and local specialities.
Majorda Beach Resort has a fabulous buffet for Christmas & New Year with dancing and live bands.
The Pentagon has a wonderful ambience over the festive season with an
al carte menu.
New Year down at Majorda Beach , watch the fireworks from all the surrounding hotels ,enjoy the bonfire ,and dance in the sand
In Betalbatim " Martin's Corner " is an incredibly popular Goan restaurant and one of the best places around for an ambient but casual lunch or dinner,offering a variety of local and international cuisine. All restaurants have live music.
A short distance on the highway is the village called Verna, here a well know restaurant "A lua Verna ", in a beautiful old Goa style with hill views.
