Our villa is minutes from Jolly Hourbour with its shops and restaurants and 5 minutes drive from some of the best beaches in the world on the Caribbean Sea .
A master bed has an emperor sized bed, ensuite and 2 twin beds both with bathrooms ,all with ceiling fans&A/C .
Flat screen tv with cable , wifi and in house telephone.
Fully fitted new kitchen, as of September 2016 including new dishwasher,American fridge freezer with ice machine and water dispenser. Microwave,new toaster , coffee maker and all pots and pans you need.
Beds are made up with superior Egyptian cotton sheets and a weekly maid service is provided , or daily as required.
With your own private pool sunk into a brand new deck surrounded by sun loungers you can enjoy the new gas bar b que .
Our guests are welcomed at the airport in St John's by our driver with an airconditioned taxi and transferred to and from the villa with our compliments. They are then welcomed at the villa by a member of our management team who has the welcome pack chilling in the fridge .
We currently await the delivery of a generator, as of September 2016 . This will eliminate the power cuts that are a curse on the island . We believe we are the only private villa to offer this service, thus ensuring continued comfort for all our guests.
I have learnt a lot from staying and working in hotels and bed and breakfast ,what I would like to have when I stay away. We try very hard to achieve this and hope we have made our properties comfortable, clean and so much more, to meet your holiday needs.

The house is situated on the Carribean side of the Island which offers a more relaxed holiday than the Atlantic side a mere half an hour car journey away. Many people that travel to or live on the Island often say that they live on 'Island Time', the pace of life is much slower. The sea is turquoise blue and perfectly warm with quiet beaches and perfect areas to snorkel in.
We love the fact that the house is so close to all the beaches on the Caribbean side of the Island. Access to shops, chemist, supermarket and internet cafe are all in walking distance yet the area is still quiet. There are lovely restaurants and bars to enjoy on the harbour front and these are also walking distance or a short car ride away. Whilst the amenities are close, Palm Tree house remains private, offering a tranquil escape from working life.

I had hoped to have a better review because the home is very beautiful however lack of transparency and communication from management soured me from recommending Palm Tree House. Again, the home is beautiful but there were details that were bot shared that would have made a difference in my decision to stay there had they been shared. As a family with small kids, our tolerance level may be different than a couple with older kids or travelling alone. 1) it was never communicated that the power cuts off often. Within an hour of our arrival, the power cut off! However, on the descriptor of the place it does not say be prepared for power outages. Unfortunately we had just grocery shopped and now had a tub of ice cream melting from no freezer. The outage also prevented us fron using the pool. 2) no dishwasher. The descriptor clearly says dishwasher but upon arrival the we were instructed that the dishwasher can not be used. Via email we were told by Clare that the onsite manager would contact us regarding repair but no one ever contacted us 3) on site management non existent. We tried on many occasions to reach Bart or Anita due to questions. Including on the last day when no one showed up to check us out or take the key. In fact, Anita told the taxi driver the wrong day for departure and had I not thought to call him we would have missed our flight! I expressed this concern to Clare via email however I have yet to hear from her with any apology for the mixup. I guess since they received payment our well being is no longer a concern. 4) mosquitos are not a nuisance, they are a problem! We were basically living with mosquitos. The descriptor does not state that mosquitos are overwhelming yet they are. We kept all doors and windows closed and still there were always mosquitos in the house. My kids always had bites. One specific issue with mosquitos was in the pool. It was disgusting how many were just dead in the pool. We basically cleaned the pool 2 times before entering and still had to scoop them out as we were in the pool. Mosquitos, black ants with wings, and leaves. I think management should be clear that you will have to clean the pool many times a day to use it. 5) lastly the road to the home is murder on your rental car. Very bad road that could cost you dearly if you have a rental.
As I started, Clare's home is beautiful. However, I find it very hurtful that they were not transparent with us before we arrived! Antigua deserves better.
6 friends were collected by the delightful Ira at the airport and safely dropped at this delightful villa in Jolly Harbour, where Bart welcomed us with a smile. The weather was clear and hot, rain fell overnight, pool was cooling and clean, beds comfortable, towels fresh and fluffy, air conditioning and fans make even the hottest days pleasant, so for two weeks we relaxed in paradise. In the mornings we watched the cable TV news showing the storms and rain in the UK and realised how lucky we were to be in Palm Tree House, probaby one of the best value villas in the Caribbean on the friendliest island.
Antigua is just fantastic with clean beaches, laid back people, good food, great cocktails and even bigger potholes than the UK, but the drivers here go round them slowly and smile....truly a place for relaxation.
My husband, myself and teenage daughter had a fab 10 days at Palm Tree House. From the moment we landed in Antigua we were looked after firstly by the lovely driver who brought us to the house where, he Manager, Bert was waiting to greet us. A perfect gentleman. He was so thorough in explaining everything to us. The house extremely comfortable. Kitchen very well appointed. I do not have anything negative to say about this property and hope I will get back there again one day. It is a good 10 minute walk from beach, I got so used to this, my teenage daughter would prefer to be on or closer to the beach. We all really had a super time here. Felt very safe and had nice neighbours renting on both sides.
We had the most amazing holiday ever imaginable.
Nestled in a quiet but well positioned area with just a ten minute flat walk to Jolly Beach, Palm Tree House is a perfect place to stay when you holiday on the idyllic island of Antigua.
It's beautifully designed and furnished. With all mod cons, it's light, airy and spacious accommodation was an ideal property to celebrate three special birthdays and a wedding.
To start each morning having breakfast over looking the pool was a delight. What better place to discuss the days time table knowing you have the pleasure of taking a refreshing dip on your return? Or why go anywhere - the villa has all the amenities for a very relaxing and chilled day if you don't fancy sight seeing.
To quote Darling Liz - "The only thing wrong with the holiday and accommodation is the fact we couldn't stay longer"
All six of us would highly recommend this villa to ensure you also have a holiday of a life time :)
Palm tree house was all we expected and more. Immaculate inside and out, the gardens and the pool were visited at least twice in our week by gardeners and a pool man, never once intruding on our stay
The villa is superbly equipped with every modern facility you can think of . Immaculately clean, plenty of towels for bathing and the beach or pool
Lots of information about places to visit and to eat . Jolly harbour is walking distance away packed with lovely restaurants situated around the harbour, all run by lovely people who can't do enough for you. We had an amazing holiday and can't wait to go back, would thoroughly recommend palm tree house xx
Thank you Clare for an amazing holiday in your lovely villa. We chose Antigua and the villa for a girls break to celebrate 50th birthdays and an upcoming wedding. It was perfect.
We arrived to find the villa spotless and beautifully presented. The pool was fantastic and very quickly used - a great way to chill after the long flight. The beds were extremely comfy and there were plenty of good quality fluffy towels. There was also a great stock of beach towels for us to use
Our rental car appeared on the driveway shortly after we arrived - provided by Iris who lives in the house next door.
Bart was great and quickly answered any questions.
Jolly Harbour is only a short walk away and had a good choice of restaurants. We had lovely meals in Mellinis and The Crows Nest. Our favourite place to eat was Miracles which was literally at the end of the road - the lobster is to die for.
Darkwood Beach a short drive away was awesome, crystal clear sea and white sand. The beach restaurant did great lunches and rum punches as well as hiring out beach loungers. We even had our drinks served on our loungers - luxury. You can also get a massage on the beach.
A great Sunday evening was spent at Shirley Heights watching the sun go down and dancing to the steel band. Taxis to take us there and back were easy to hire.
It was an easy island to navigate and the people are so friendly.
We treated ourselves to a private catamaran trip - again recommended by Clare. The crew were fantastic. We sailed down to Turners Beach where we did some amazing snorkelling. Then back on board we had a lovely freshly cooked meal and a plentiful rum punches as we sailed back to Jolly Harbour arriving just in time for the sunset. We would highly recommend doing this trip.
A great mornings shopping was done in St Johns browsing the many duty free shops.
All in all it was a fantastic holiday. We would definitely recommend Antigua, Palm Tree House and the team that keep it all running so smoothly. We all came back feeling relaxed and very much on Antiguan time.
I personally liked it so much I am back there with my family for our summer break!!

Darkwood beach , rated one of the best in the world in the Times is a 5 minute car journey away with views of Monseurrat Island, where the Beatles had their recording studio .Jolly Harbour beach is a 5 - 10 minute walk with Castaways next to it, I walk there at 6 am every morning and Turner's beach , FFryes beach ,Gibsons beach and Jackie Os beach are around a 10 minute drive along the seafront. All beaches have restaurants for light snacks , full dinner menu and are just wonderful.
Nearest airport is St John's and is 20 - 25 minutes drive away. Taxi's are readily accessible and car hire is easily arranged.
20 Minutes to St John's the capital for shopping and sightseeing. Take the bus into town,it is EC 3 dollars, great fun. there is a duty free area in Redcliffe quay ,after shopping take is lunch at the BIg Banana,yummy !
English harbour, the home of the super yachts and where Lord Nelson hid the British fleet from the Spanish is 30 minutes away along the coastal road and through the rain forest. A good day out with loads of places to eat at and have a cool drink.
In jolly harbour there is a large air conditioned supermarket ,Epicurean, which stocks a full range of foods and accepts both American and eastern Caribbean dollars. There is a cash point inside the front door.
Overlooking the harbour are a range of restaurants,Mellinis is our favourite, coffee shops and bistros. Also an excellent chemist, pharmacy, and bank .The bank is open in the morning.
Travel through the rain forest and experience the high wire adventure that takes you above the trees.

In order to book please call or email. A deposit of £250 will secure the booking, full balance to be paid one month prior to arrival. We will block the villa for the requested dates for 5 working days to allow the deposit to be paid. Should this deadline be up without the deposit paid we will release the dates. We request a refundable damage deposit of £200 .00 which will be returned to the visitor as soon as the villa manager confirms the villa was left in good condition.
Changeover day is flexible.
Check out time is 11am and check in is from 3pm,we do try to be flexible ,discuss when booking. Especially with late flight departures , a late check out is essential. We try to provide this, at no extra charge to our guests . Please liase with us regarding flight times.
Notes on prices:
A non refundable deposit is required to secure the booking , with the balance of payment due one month prior to your visit.
A refund can be made if we are able to re - let your booking ,subject to an administrative charge of £50 .
We recommend that you take out holiday cancellation insurance .
