The three bedroomed, single storey property is light and airy and provides a home away from home with everything you need for a comfortable stay.

It is situated in the circulade village of Magalas, which boasts all essential local imenities. Restaurants, boulangeries, sports bar, mini market, post office and bank, all within a few minutes walk of the house. The house is an ideal base to explore the beautiful region of Languedoc Roussilion. Located just 20 minutes from the mediterranean beaches and coastal towns, and 20 minutes from mountains, the river orb and canal du midi. Surrounded by medieval towns and villages it is a region steeped in the history of the Cathars and Nights Templar, the medieval cities of Carcasonne and Aigues Mort are about 90 minutes away and well worth a visit. There is something for all the family, with nearby go karting, paintballing, canal boat rides, nature reserves and water sports. The nearby town of Pezanas with a bustling Saturday market and artisan shops is a must see. Magalas also has a railway station which offers train services to Beziers, Montpellier and Perpignan.

My husband and I bought the property in 2005 along with our daughter and her husband.

We live in Lancashire.

Since buying the house we visit as often as work will allow and have had many happy family holidays here. Each season brings new delights and our two grandchildren enjoy the house as much as we do.

We all fell in love with our beautiful holiday home in this traditional French village.

There are all the necessary amenities available within walking distance including a selection of 3 restaurants in the centre of the village.

It is centrally situated for beaches, mountains, lakes and rivers.

What makes this house unique

The property provides a comfortable and spacious open plan living area and 3 good sized bedrooms, driveway and garden area to both front and rear.

The terrace area at the rear of the property provides stunning views of the vinyards and mountains beyond, and we enjoy having BBQ's on the terrace and sitting out watching the beautiful sun sets in the evening and then admiring the bright starry skies.

Outside: There is a large terrace to the rear with table and 6 chairs. Also available are 4 sunbeds and a Webber gas BBQ. At the front is a large garden and a driveway. Utility Room: Washing machine and tumble dryer located in the garage, accessed via internal door and are available for your use. Cleaning / Towels / Linen / Maid service: Cleaning service is provided before and after each stay. All linen and towels are provided. Cot linen for babies is available on request. Guests are expected to leave the house as found, in a clean and tidy condition. Beach towels are available but are not included in the laundry service so must be laundered for the next guests.

Lovely Area

We had a lovely holiday in Magalas.

It was great sat on the terrace everynight watching the sun set over the vineyards. We loved the village and countryside, also spent a lot of time on the beaches which are only 20 mins way.

Great location

We had a wonderful family holiday here. There is something for everyone with fabulous beaches, beautiful historical villages to explore, go-karting track just 5 mins drive away etc.

The house is lovely, a real home from home. Lovely sun terrace at the rear of the property looking out over vin yards. We thought the house was in an ideal location and all round great value for money!

Special interest holidays:

There are many other outdoor activities to enjoy in the area including cycling, water sports, sailing, windsurfing, and fishing. There is also some fantastic walking in the Haut Languedoc Natural Park, with rivers and gorges for canoeing and other water sports.


The beaches at Valras Plage and Serignan are only 25 minutes away, although there are endless beaches to choose from. The lively resort of Cap d'agde is around 40 Minutes drive and is a purpose built resort with a large marina featuring many restaurants and bars and also has a large water park, boat trips and fishing trips.


Magalas is located in Hérault near the town of Beziers in the Languedoc Roussillon region of France. The closest airport to Magalas is Beziers Airport (19 km) also nearby are Montpellier Airport (61 km), Carcassonne Airport (78 km), Nimes Airport (120 Km) or Perpignan Airport (85 km). Magalas also has a railway station for travel to Beziers, Montpellier and Perpignan. A car is essential.


The canal Du Midi is 15 minutes away and is perfect for walking and visiting many small villages or hiring a boat and travelling along the canal. The towns of Beziers, Pezenas, Narbonne, Perpignan and Nimes are all within a short distance as is the regional capital Montpellier. The area is full of culture from the Romans and Greeks as well as Cathar history.

The centre of the Magalas has a Post office, Boulangerie, Charcuterie, Pharmacy, Bank and a small mini market as well as a medium sized supermarket on the edge of the village. There are three restaurants in the village, The Excalibur which is a restaurant/bar and is very popular, La Tramontaine which is a traditional French restaurant and O’Bontemps which has to be booked weeks in advance due to its popularity in the surrounding area.
