Villa in Punta Prima, Menorca, Balearic Islands - Peaceful Location, 350m from the beach and other resort facilities.

This modern and very spacious villa is superbly situated within a quiet residential area yet it is just a 2 minutes walk to the beautiful beach of Punta Prima. The villa which faces the Isla de l'Aire has stunning sea views and the property has been designed to make the most of this. Inside the villa is light, airy and is well equipped with modern furnishings. The living room has double patio doors which open out on to a teak decked terrace and a shaded dining area which overlooks the private swimming pool. On the ground floor there are three twin bedrooms which share a full bathroom and further shower room, all have exterior access to the pool and terrace area. Upstairs the master bedroom occupies the whole floor, it has an en-suite shower room and patio doors lead directly onto a terrace which benefits from fabulous sea views along the coast in both directions. Wifi Internet connection is provided. The property is registered with the Menorcan Tourist Board.

About The Owner

I have been living in Menorca since 1994 (Balearic Islands since 1990). Married with three daughters. I own a family run property management company, founded in 2006, we pride ourselves on high levels of service and attention to detail always.

I have over 20 years work experience in tourism management in the Baleares and therefore offer a knowledgeable and bilingual service.

Based in Mahon we cover properties situated in Mahon, Sant Lluis, Es Castell, Sant Climent and surrounding areas to which we can provide a full property management service.

Why The Owner chose Sant Lluís

We came across this property in 2006 when we were asked to manage it. About six months later the owner asked if we would take over the rental's side of things too. Year after year we have an amazing amount of guests who love the property and some who return to the villa every year. Inside the villa is cool and modern and outside the views are amazing. Add to that that the villa is 350 metres from the beach and other resort facilities whilst being in a quiet residentail area makes it an all round fantastic place to spend family holidays.

Notes on accommodation: Cots, high chairs and other baby equipment can be hired for a small supplement. Outside: The villa is well equipped with table and chairs for outside dining on the covered teak decked terrace. There is a private pool with ladder entry and sunbathing terraces, access to the pool is via gated railing. The terraced garden is planted with herbs and alpine shrubs. There is a small drop to the far end of the pool and therefore care must be taken with small children. Utility Room: There is a separate utility room which houses the washing machine and has a sink unit, it has direct exterior access to a outside drying area. Cleaning / Towels / Linen / Maid service: Bedlinen and towels are provided. The villa will be clean on arrival and will include a weekly clean and change of bed linen and towels when the stay is for two or more weeks.

Fantastic villa in peaceful location

The location and spaciousness of this villa makes it special.

The views are fantastic and area peaceful, but close to beach, shops, bars, & restaurants.

We were 8 adults and 1 child who enjoyed such an excellent time here that we are booked in for this year!

Beautiful views, very good location

We absolutely loved our stay, it really was everything we wanted from a holiday with young children. The views from the villa really are amazing, nearly a 360 sea view! The beach is lovely, buggy friendly and so close, that we could pop back and forth depending on what the kids moods were.

The living area is spacious and the top bedroom is lush with the views. There was about 6 restaurants, two of which were especially good. It's a very quiet, child friendly resort. There is also a water park in walking distance.

The only suggestions I'd have to improve the experience of the next guests is to replace the dishwasher, as it never really actually washed anything and to perhaps buy some high chairs and cots for the villa, as rental for 1 cot and 2 high chairs was 160 euros!! I bought my high chair for £14 from IKEA and my travel cot £25 second hand. So for £78 there could be permanent cots and high chair, and there would still be change from that 160 euros. Nikki was good at getting back to us, and I'd definitely recommend this villa. Thanks for an amazing holiday

relaxing holiday

My friends and I have stayed twice at this wonderful villa. We had a lovely relaxing holiday. The villa had everthing we needed and we would certainly go back again . The owner was very obliging and we were able to leave our bags as we arrived early morning which was great .

Amazing views and great villa

The villa was perfect for our family holiday for grandparents, parents and children aged 5 and 3. It was a 5 minute walk to the beach, restaurants and 3 small supermarkets. The open plan living room and dining room made a great family space with lovely views towards the lighthouse. Was great to have the well equipped kitchen for when we wanted to stay in and eat. Also great covered terrace for meals and decked area for sitting out with a glass of wine admiring the view! Extremely quiet area - no traffic or noise. Great sized pool with gate safe for children. Would definitely come back.

The beautiful sandy beach of Punta Prima is within a five minute walk. In front of this popular family beach are the resort facilities of restaurants, shops, bars, chemist, children's playground and a twice weekly street market. There is a regular land train to the nearby beach resort of Binibeca. Other beaches such as Alcaufar and Binisafua are just a ten minute drive away.


Mahon airport is a 15 minute drive away. Mahon is 15 minutes drive away from the villa, as is the Port of Mahon with it's sophisticated selection of bars and restaurants. Car hire is an advantage but not essential due to the villa proximity to the beach and resort facilities. There is a regular bus service to Mahon as well as a land train service to the nearby beach resort of Binibeca.


The beautiful beach and resort facilities of Punta Prima are within a five minute walk from the villa. Here you will find a selection of restaurants, bars, supermarkets and souvenir shops. There is a regular bus service to the capital town of Mahon. The nearest town of Sant Luis is a five minute drive away. The villa's location means that car hire is not essential and it is a good choice for those wishing to holiday without the hassle of driving.

Booking Notes:
A 25% deposit is required when booking. The balance plus a £200 security deposit is required to be paid ten (10) weeks before arrival.

Payment can be made by Sterling cheque or by bank transfer (Spanish Bank Account).

The security deposit will be returned 7 days after departure from the villa providing no breakages or extra cleaning costs are incurred.

Changeover Day:
Changeover day - Friday (flexible in low season). Arrival day - entrance from 2pm. Departure day - villa must be vacated by 10am.

Manager's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
