The villa is situated in a quiet residential area of Dhekelia, just 15 minutes from Larnaca international airport, less than 5 minutes walk from the beach and a short drive from the CTO ‘Blue Flag’ beach. The British Forces garrison at Dhekelia is just a 10 minute drive away and there are ample bars, tavernas and restaurants on the popular strip along the beachfront. The town of Larnaca is a lively shopping and entertainment centre with a fabulous promenade and marina offering in the region of 50 bars, restaurants and clubs. The seafood restaurants are particularly good along Mackenzie seafront, making the best of fresh fish from local boats.

My wife, Vivien and I manage and maintain the property personally for the owners, and having lived in the village of Oroklini for the last 7 years we are always on hand to contact under any circumstances. We love the island of Cyprus particularly the village of Oroklini and the town of Larnaca and always do our best to ensure that you have the best experience possible during your stay, providing information and making recommendations.

The villa is Beautiful, the location is Excellent just few min walk to the beach, shops and restaurants!! 15 to 20 mns to the Airport and the Marina, exactly as David G mentioned it all...

The Villa and the beautiful pool were all extremely clean and the kitchen totally and fully equipped including all electric needs.

Thanks again David for your wonderful and excellent management services in a quiet and discrete way!!

I look forward to seeing you again and will definitely recommend it to all my friends and family.

Excellent, Fabulous, Dream Holiday

This was the second time we stayed and cannot wait to get back. I cannot speak highly enough of the help and genuine care that Dave and Viv provide, they make a great holiday even better.

The villa is beautiful with everything you could possibly need. The location is beautiful 3mns walk from a gorgeous safe beach, local shops and restaurants yet 15 mns from all the attractions. I've celebrated both of my last two birthday's there and hopefully will be going back again this year.

Thanks again Dave and look forward to seeing you again this May.

Perfect Stay - Amazing Hosts

I booked this for a relaxing break for my Mum and I and from the moment we landed it was so much more than we expected. We were firstly meet at the Airport by David who looks after the Villa with his wonderful wife Vivian. I cannot speak highly enough of both as they are the most genuine and loveliest people I have met in a long time. The villa was spotless and we felt at home immediately, David was fabulous taking us to get supplies the night before and a bigger shop the next day for provisions. We had the pleasure of Joining David and Vivien on the Wednesday for a tour of Ayia Napa and a visit to the heritage centre which overlooks the ghost town of Famagusta (a must for anyone). I would highly recommend this property and will certainly be back in the future. To David and Vivien words cannot express highly enough how meeting you both made our stay extra special, thank you, thank you, thank you.

The villa is modern, clean and bright. With a lovely well kept pool. beach with in easy reach, restaurants and shopping also easily reached. If you have a car there is also off street parking behind double gates. Everything as said in the description and more.

David and Vivien are BRILLIANT, nothing is too much trouble, their advice and service is impeccable. I asked for a specific movie and it was provided. If I may, if you are looking for somewhere to stay, then REALLY , Look no further. My Wife and I had a superb holiday and you can too. We WILL be going back. If you decide to hire a car, e-mail David and he will provide you with companies. He is a TRUE Gent and Vivien and him provide a service second to none. I CANNOT fault this holiday. It was FANTASTIC!!

Just 5 minutes walk to the nearest beach set amongst a range of 4 and 5 star Hotels and numerous shops, bars, restaurants and local tavernas. 10 minutes walk to the Cyprus Tourist Organisation 'Blue Flag' beach and 10 minutes drive to British Forces Base at Dhekelia with its' Leisure Beach Resort. Direct access to the motorway system that covers the whole island of Cyprus and 15 minutes drive into Larnaca with its' promenade and marina and a multitude of international shopping outlets.


15 minutes drive from the new Larnaca International Airport. Motorway access from Paphos Airport takes approximately 80 minutes.

The town of Larnaca is a lively shopping and entertainment centre with a fabulous promenade and marina offering in the region of 50 bars, restaurants and clubs. The villa is ideally situated between the local villages of Oroklini and Pyla where you can find both English and Traditional Restaurants, bars and entertainment as well as an excellent range of shops.

There is a very reasonably priced, regular bus service from the seafront into Larnaca and from there to other parts of the island.

The property is ideally suited as a central base for visiting every region of the island from Agia Napa and the beautiful beaches of the East coast to the stunning coastline and ancient archaeological sites of the West. Easy access to the capital, Nicosia with its' 'Green Line' and border crossing to the Northern Occupied Territory and a direct route to the Troodos Mountains where the ski lifts operate in January and February while the tourists sunbathe on the beaches.

The village of Pyla has its' own border crossing into the North giving direct access to the mountainous region around Kyrenia or the stunning beaches of the 'Ghost City' of Famagusta and the ancient ruins of Salamis.

Changeover Day:
Changeover day is flexible wherever possible but in the main, guests are requested to vacate the property by 11.00am on the day of departure and keys will be ready for handover at 3.00pm on the day of arrival. Arrangements can be made for the storage of luggage and an area for showers prior to departure.

Bookings are confirmed on receipt of £100 non-refundable deposit with the balance due 6 weeks prior to arrival.
Payment details are provided on an initial invoice and can be made by Bank Transfer, PayPal or personal cheque.
If booking within 6 weeks of arrival payment is required in full.

Notes on accommodation: Villa adjoins similar property next door lending itself to larger group and family bookings. A babies travel cot or foldaway bed can be provided (please ask for details). Where dates are unavailable, we also manage the property next door (cy4665) and 4 properties in Oroklini (cy4728, cy5966, cy5988, cy5994). Outside: Outdoor private pool set in an illuminated garden area and surrounded by a wide range of outdoor seating with a gazebo and sun loungers. There is a swing settee located at the side of the villa in a cool shaded area for those exceptionally hot days. The rear garden has a cool, quiet seating area with barbecue facilities. Bath and hand towels are supplied and a weekly linen/towel changeover is provided. A sun lounge at the side of the villa is dedicated to the ‘sun-worshipper’ with access to both front and back garden areas.
