There is a sitting area in the garden to enjoy the Norfolk sunsets with a glass of wine. There is also secure off road parking at the property.This is a fully modernised cottage on one level, centrally heated and with a coal effect gas fire. The bathroom has a full sized bath with overhead power shower. There is a fully fitted kitchen with a dish washer, washer dryer, fridge freezer and microwave. The living area is open plan with wooden flooring, dining table and chairs and comfortable sofa and chair. The bedroom has a king size sleigh bed along with fitted wardrobes and plenty of storage.

The cottage is situated in a thriving vllage with bus services to Kings Lynn and a coastal service to North Norfolk. It is also near nationally renowned RSPB sites at Snettisham and Titchwell for all bird watchers. There are numerous country and woodland walks especially Sandringham Country Park and Wolferton woods which are both free and open to the public. In the summer there is the Sandringham flower show attended by the Royals, as well as a summer programme of free festivals in Kings Lynn and surrounding area. There is also a traditional end of the pier show in Cromer during the summer and at ChristmasThere is also the renowned Christmas Spectacular at Thursford. There are regular summer shows at Hunstanton and the Corn Exchange in Kings Lynn. At Christmas we are fortunate to see the whole of the Royal family attend Sandringham Church. There are four championship golf courses in the area at Kings Lynn, Cromer, Hunstanton and Sheringham. if you do not wish to cook there are numerous places to eat out ranging from fine dining to pub meals and take aways within easy access. In the village there are two pubs within walking distance, plus a fish and chip shop, chinese takeaway and a coffee shop at the garden centre. In the next village there is The Rose and Crown which has been voted Pub of the year several times.

Delightful cottage, perfect location for walks & sightseeing
We spent 3 nights in this lovely, peaceful cottage which was fully equipped with everything required for self-catering. It is clean, homely and comfortable, and in a great location for walking and sightseeing. We didn't use the car at all whilst we stayed, with the Sandringham estate, RSPB reserve and the coast all within walking distance - and much more besides which we didn't have time for, so we'd definitely like to return.

The cottage is lovely. It is clean, quiet and warm and comfortable. Everything we needed for a comfortable stay was provided, and more. We really enjoyed our time there, and it was a pleasure to come back to the cottage when the weather was cold and wet. We would highly recommend this cottage.

Perfect for Couples
This charming cottage is perfect for couples of any age. All on one level with plenty of space and storage. It is ideally located for local walks to Sandringham or a short drive to so many other places for walks on the coast. Two good local pubs if you want a meal out or otherwise a great butchers and deli 5 minutes walk away by the church in a coutyard. I would definitely recommend this cottage, could find no faults. Really comfortable bed, all the equipment required for a great stay. Very clean and tidy. There is some road noise but nothing too much to really disturb you.

Dersingham is a thriving traditional village nestling on the edge of Royal Sandringham estate and beautiful countryside.It has two pubs, supermarket, doctors, which also has holiday dialysis available at the Carol Brown Unit St Nicholas Court, chemist and coffee shop garden centre.
The area offers excellent walking coastal as well as countryside on marked trails.If ornithology is a passion Dersingham has its own nature reserve. Snettisham and Titchwell RSPB reserves are some of the countries finest areas for birdwatching especially in the winter months when the geese arrive. Both have been featured on BBCs spring/autumn watch along with Sculthorpe nature reserve and Pensthorpe with its spectacular gardens. Wells-next-Sea is a charming coastal town with individual shops reaching down to a quaint harbour and lovely sandy beach with its iconic beach huts.It also has the longest narrow gauge railway to Walsingham famed for its pilgrimages to the Shrine and Slipper chapel and reflective gardens.
All along the coast there are charming villages including Burnham Thorpe where Lord Nelson was born.Some of Norfolk finest restaurants and pubs with stunning views over the marshes are to be found in this area.At Brancaster you can take a boat trip to see the sandbanks colonised by the seals.
If you wish for a break from driving there is a bus service outside the courtyard which will take you into Hunstanton or Kings Lynn to link up with the Coast-hopper service where you can hop on and off as you wish for a meal or drink or visit Cley Norfolk wildlife trust or Holkham Hall, or travel as far as Sheringham and Cromer famous for its end of the pier show, saves drinking and driving!
