About Antony Karslake
I have owned the property jointly with a cousin since 1975. The house was built by our aunt, who was a professional artist and her paintings and many pieces of her furniture are still in the house. I stay at the house at least three times a year and attend personally to maintenance and refurbishment. In my absence a husband-and-wife team look after meeting visitors.This is therefore my alternative home and not just a commercial operation.

Why Antony Karslake chose Châteauneuf
I did not buy the property; I inherited it from a relation. I have known it as a visitor since 1962 and have been attached to it ever since. The area is outstandingly beautiful, the climate is benign and the house is ideally placed between hills and sea with easy access to both but completely private in itself. The coast is seriously crowded and traffic-bound in summer while Chateauneuf is a haven of calm.
What makes this Villa unique
Access to the major towns of the Cote d'Azur, Nice Airport and the A8 motorway is easy. All necessary shops and markets are close by. Many newer properties have been built in the valleys and are intolerably hot in summer, while many "traditional" houses have small dark rooms ill-adapted to modern tastes.

Character filled house with beautiful gardens
We had a great stay. We mostly just relaxed at the house and by the pool with our young children. The owner was extremely helpful in answering any questions we had about the house and even offered a longer stay beyond our week for no additional cost as our flights were delayed 3 days due to airline issues (BA of course). Great house (it has a really holiday house feel to it) nice location and a great base to see all the surrounding area has to offer.
I am particularly pleased that this guest did not allow the frustration over the flight delay to spoil his enjoyment. I emphasise that this is a family home and if guests find it fits their tastes I am even more pleased. I try to describe some of the local attractions, cultural, scenic, sporting, gastronomic etc. and visitors are always ingenious at finding new ones. I only regret that this guest was not able to take up my offer of an extended stay because of commitments afterwards.
Perfect in every way!
Fantastic location, we hired a car but hardly needed it as the 500 bus is great for day trips to Nice, Grasse & more.
Supermarket a short walk away.
15 very happy family members of 3 generations.
The house was fully equipped & comfortable. Wonderful terrace to all gather for meals & great size pool in the lovely gardens.

A great family retreat
La Mesangere is a wonderful home! We stayed for a week, arriving from Singapore and meeting up with family from England. The property could accommodate our large group (10 people) easily and actually had rooms to spare. However, it must be said that the rooms in the main house were rather more attractive than those in the cottage/above the garage.
The large terrace is beautiful, overlooking the mature garden with olive trees and salt water swimming pool. It was perfect for long lazy meals, relaxing on the ample seating.
Inside, the house has a lot of character with original furniture and beautiful artwork. Things are a little on the shabby side but this made it more comfortable and more relaxed. Some places are so perfect, you don't dare touch anything...!
Just on the main road is a great supermarket, Casino, which had all the things one could ever need, plus great local produce (2 minutes in the car). Continuing down the road, after a few minutes, on the right, was a fantastic boulangerie/pattisserie, which was far too tempting...but made for some fabulous breakfasts! The almond croissants were the best!
Just before the boulangerie on the right, there is a market square which had a wonderful market the Sunday we arrived. A fantastic array of local produce: countless different types of honey, eggs from all strange and wonderful varieties of birds, fruits and veggies, cheeses, lavender oils etc etc. There was live folk music and half the village were up there dancing....a fantastic atmosphere! I'm not sure if this is a weekly market or it just happens once in a while. (Looked rather too big to be a weekly affair.)
The surrounding countryside is beautiful with stunning hill top villages, great places to hang out with a coffee whilst admiring the views. Then spectacular mountains just over an hours drive away and of course the glamour of Nice, Antibes and Cannes close by. A trip to Isle de Margarite, just off Cannes, was a great day trip with lovely rocky beaches and clear blue sea.
Overall, a great place for a family holiday!
We absolutely loved staying here. My brother, along with family and friends rented Les Mesangere for two weeks at the end of May and beginning of June.
This is a proper home, so much more than a holiday home. Incredibly well equipped on every level and very comfortable.
Being Artists we chose this house for it's spectacular views and we never really left the property as the views were even more wonderful than we expected. Much painting was done under the Olive trees in the garden and from the terrace. So relaxed.
Mr Karslake was extremely helpful and flexible on dates etc.
We hope to return very soon.
A perfect place for a family house party
We stayed at La Messangere in August for a family wedding. My family and my sister's family and my mother made 13 and we used the annexe as well.
We loved the fact that the furniture and decor were those of a real home, rather than a holiday let and the accommodation was very comfortable. The house was quiet with lovely views and the terrace was perfect for meals for large numbers. We catered for up to 24 with other family and friends who were in the area for the wedding and the house is extremely well equipped for this.
The pool is a lovely setting. It was a bit dirty when we arrived but, when we phoned the caretaker about this, the pool man came within 24 hours to sort it out.
Mr. Karslake was keen to ensure that our stay was a success and even allowed us to stay from Sunday to Sunday rather than the usual Saturday changeover, to make it easier for the wedding. We will all have very fond memories of a great family holiday in a beautiful house.
Great Villa - Great Location
We stayed at the Mesangere for 7 nights this past week and really enjoyed it. We stayed with our two children, two other adults and friends with their baby and there was plenty of space for us all to enjoy the beautiful Cote d'Azur weather.
The house was very well stocked with everything you need to cater for the household and the pool and large terraces were lovely places to lounge. The owner provided free wifi, phone with no international charges for europe and north america, and got us two travel cots for the babies as well as two high chairs. The neighbours were very friendly and even brought over some fresh figs!
It is less than 2min from a good grocery store and so you never had to worry about shopping if you needed something quickly.
Bear in mind that almost all of the restaurants, barring pizza places are closed on Wednesdays so plan to eat in that night.
We would definitely stay there if we were in that part of France again for holiday.
Coast/Beach: Villeneuve-Loubet-Plage is a pleasant uncrowded shingle beach with easy parking. It is about 25 minutes away by car. Theoule is about the same distance. Cannes beaches tend to be crowded. There are very attractive sandy coves on the Isles de Lerins, reached by a 20 minute ferry crossing from Cannes harbour. Travel: Nice Airport is about 30 minutes away by car. Driving from the Channel ports can be completed in a long day, but a night-stop is recommended. A car is necessary, even for most shopping, but there is a good bus service to Nice, Grasse, Antibes and Cannes (1.50 euro any distance) and a modern train service from Grasse to Cannes and Nice. Distances: Nearest supermarket 500m. Pre-du-Lac (local shops) 2km. Valbonne 6km. Grasse 10km, Cannes 15km, Antibes 20km, Nice 30km. Further Details: Shopping. The nearest supermarket is only 500m away. Pre-du-Lac, the commercial section of Chateauneuf village, has banks, bakers, greengrocers, butcher, chemist, newsagent, supermarket and a very good Monday market. Grasse, Cannes and Nice offer virtually everything. Valbonne has a good range of art and craft shops and a Friday market. The "Marche de nos Collines" at le Rouret is a cooperative outlet for local producers and at Cannes the Marche Forville is worth a visit as a spectacle of plenty. Restaurants. Cannes harbour and Nice flower market are well-known with many choices. Valbonne has about 20 good restaurants in stiff competition. Grasse has some lively restaurants on the Place-aux-Aires and others worth seeking out in the side-streets. Le Clos de St Pierre at le Rouret is excellent, though quite expensive. Just below the house at Opio-St-Peire la Source offers an inexpensive but good lunch on weekdays. Sports. As well as golf and skiing tennis and riding are available close by. There is white-water rafting at Castellane (about 1 hour away) and endless opportunities for hill-walking with stunning wildflower meadows in spring. Culture. All the towns have old quarters worth exploring and so are the old villages of St Paul, Mougins, Tourettes, Coursegoules to name a few. Museums and galleries include the Picasso Museum at Antibes, Renoir's house at Cagnes, the Chagall gallery at Nice and the Foundation Maeght and Matisse chapel at Vence. Theatre, Cinema, Music. Chateauneuf has a flourishing arts centre with a variety of shows advertised on the roadside. Grasse and Nice both have theatres. In July and August Cannes presents magnificent musical fireworks displays on the sea off the Croisette. There are many open-air concerts in the summer. Country Shows. Many villages have country shows in the summer. They are well advertised around Chateauneuf.

Booking Notes: Booking can be by email (preferably) or telephone. A 25% deposit (not normally returnable) is due on booking and the balance 6 weeks in before the visit. Parties of more than 9 people will need to use the Lodge annexe in addition at a supplementary rent of £300 to £500 per week depending on numbers. Minimum stay is 7 nights and bookings are normally Saturday to Saturday. Changeover Day: Changeover day is Saturday, negotiable outside the high season. Part-weeks are only available on payment of the full week's rent. Guests should arrive about 5pm and depart by 10am. A supplementary rent from 200 to 400GBP is Cottage depending on occupancy.
