Casa Aguila is a spacious, split-level villa on a large plot within Menorca's "Parc Natural". It has superb views across open countryside to a bird sanctuary lake and to the sea. There are unspoilt beaches about a mile from the villa. The villa has an 8m private swimming pool and is officially registered with the Menorca Tourism Authority.

About The Owner

I live with my wife and three spaniels in a beautiful part

of East Sussex, England, where we have our own nature

reserve. I'm a lifelong countryman, amateur naturalist,

photographer, spaniel trainer and keen golfer.

Our three children, who enjoyed many family holidays at

Casa Aguila, now take their children there to enjoy the

pleasures of this unique place.

The Owner purchased this villa in 1970

Why The Owner chose Mahon

During a career in oil exploration I visited lots of countries, and, with a young family, the desire to own a

holiday home abroad grew. We wanted more than just sun, sea and sand. Ideally the place would be in beautiful

countryside, on an island with lots of birdlife, not too far

from home, close to a golf course, away from crowds and

affordable. A tall order but a new development in Menorca, almost unknown in 1971, seemed to tick all the

boxes. In September I joined an inspection flight / weekend and was able to chose a stunning

plot on a hillside covered in wild olives, with panoramic

views including 7 of the first 9 holes of the golf course, and to the Albufeira and sea beyond. The Villa was built a few years later.

Today the whole area is the S'Albufera Parc Natural.

What makes this villa unique

Within 20 minutes of leaving the airport, one is in the Villa or by the pool, in an area described by many guests

as their favourite corner of the Island.Drive a mile to the

charming fishing village of Es Grau, which has a few bars,

a restaurant and a shop, unspoilt safe beach and nearby

a viewpoint with superb views over the Albufera.

Walk a few hundred yards from the Villa to the Parc

Information Centre and on to the bird hides at the

Albufera. Walkers are spoilt for choice and the newly

opened Cami de Cavalls, the coastal path around the entire Island, crosses the road to Es Grau.

The peacefulness of the area is special, discounting of

course the singing nightingales and other birds.

We like to lie in bed and watch the sun rise out of the sea-rather special !

" A quick note to tell you how much we enjoyed our stay at Casa Aguila. The villa is certainly in a wonderful location and we loved sitting on the balcony off the dining room. On 3 evenings we were thrilled to watch a barn owl hunting down below on the old golf course and sitting on a post by the road.

Thank you for providing such a lovely holiday home. I'm sure we'd like to return next year "

Casa Aguila

We spent a wonderful two weeks at Casa Aguila in May 2017. The villa is in an elevated position and commands spectacular views across the S’albufera Natural Park. As well as the views from the pool terrace there are a further two terraces which also give views across the park and towards the sea. The villa is accessed by quite a steep track which ends above the villa and then a set of steps down to the villa.

The villa is private, clean and well equipped. The furniture in the lounge is a bit dated but is comfortable. The pool is large and catches the sun from mid-day onwards and there are plenty of sun loungers and a small table and chairs at the pool side. The bird life around the villa is spectacular with eagles, red kites and buzzards regularly seen above the villa. There are barn owls nesting in the villa chimney which unfortunately we didn’t see.

The lovely village of Es-Grau is only a few minutes away by car and there is a well-stocked small shop there along with a restaurant and bar. Casa Aguila is only 20 minutes from the airport and makes a great base for exploring the island. Apart from Mahon we visited Fornells, Cala Galdana, Santa Thomas and Son Bou. If you like cheese and wine Hort Sant Patrici closed to Ferreries is worth a visit.

Communication with Peter, who owns the villa, was always great and he was extremely helpful and accommodating. Sarah and Jeff from the management company Todo Villas were also very helpful especially one morning when we had to call them about an injured sea gull in the pool. Jeff quickly arrived with a colleague and managed to transport the injured bird in a box to the park visitor centre ready for collection by a bird charity.

We enjoyed ourselves so much at Casa Aguila that we’ve already spoken to Peter and booked to return next year. We’re now looking forward to another sun drenched relaxing holiday.

Owner's Response: I always speak to potential guests before accepting a booking and reject far more requests than I accept, trying to ensure that everyone staying at Casa Aguila in the S'Albufera Parc natural is suitable and will be happy. We get it right 99% of the time. I had no reservations about C and his wife. After their May 2017 fortnight I expected the usual thank you email saying they had had a good time, but not the immediate complimentary review that C has done, and a request to book the same two weeks next year, the ultimate proof of happy guests. C reported that everything had worked fine, nothing at all to complain about. A good up-to-date review is always welcome and useful for future guests. Thank you C and may you have many wonderful holidays at Casa Aguila. It was thoughtful of you to mention our villa managers. Amazing holiday in a stunning location

I am astounded to read the 1 star review, having spent 12 days at this beautiful villa, in the most spectacular location. Everything was spotlessly clean and the villa was well equipped. As the owner says, it's not luxury but is is homely and comfortable and perfect for exploring this beautiful island. The welcome pack was excellent after our long journey... a welcome drink and enough for breakfast. I cannot express enough how breathtaking the views are from every window in the villa. Admittedly the road up to the villa is not for the faint hearted and yes there are steps but it's well worth it! We had my mum with us who has a heart condition and she managed the steps easily so they really weren't an issue. The pool was also spotlessly clean and so were the terraces (all 3), The furniture was perfectly serviceable, having sat in the blistering heat, UPVC does degrade but the tables and chairs weren't dirty. The barn owls in the chimney were a real treat and not being able to use that BBQ was far from a chore as there was a lovely new BBQ on the pool terrace. The kitchen was well equipped with 2 fridges, ideal for keeping drinks cool as well as being able to stock up well with food. The surrounding area is beautiful and very uncommercialised. Es Grau had a handful of lovely bars and restaurants (serving good food until late) and the nearby beaches are stunning. It is well worth visiting Punta Prima and hiring a canoe to paddle across to the island where there a scores of black lizards which can be fed bananas by hand. The bird life is abundant and we saw a wild tortoise, lizards, praying mantis and countless other species on our travels. The cat met us on our arrival and escorted us down the stairs, showing us around each room. She was a real sweetie and for us, made the holiday better. We nicknamed her Hobie cat and she spent many hours lazing around the pool with us, escorting us up and down the steps each day as we ventured out. Communication with the owner was excellent and it is very clear he is passionate about Menorca and it's wildlife, which is a large part of what attracted us to this area and in particular this villa. The villa managers were also very helpful. We have stayed in many villas across Europe over the years and rarely return to the same one twice. However, after a holiday here, we are hooked and very much hope to be returning to this villa.

Dirty & outdated with rude & unprofessional owner

Whilst the listing description is accurate there are a lot of omissions which are very important when booking a holiday, for example, steep rough track to parking area, 36 steps down/up to the villa, stray cats that come into the villa (which the owners know about as there is a note in the villa). Our daughter is allergic to cats meaning we had to shut the doors and windows all the time.

The property itself was dirty and smelt musty and damp. There was rust on the inside of the fridge, rust on the highchair and travel cot. The cot provided also had stained sheets. The terraces were all covered in a layer of dirt of which the owner admitted is algae, the poolside was also in this same state. The outside furniture was faded and dirty and the inside furniture was threadbare and uncomfortable. The built in BBQ was unusable due to the owner saying there were birds nesting and it was covered in bird droppings and the portable BBQ was old and filthy. BBQ’s are a big part of holidays for us so this was very disappointing. The gas oven did not light using the ignition and all the buttons were faded meaning it was impossible to see how to operate. The villa manager came to us and agreed this was an issue and that she should provide instructions. We had to use a match inside the oven to light it. The shower rail in the main bathroom fell apart when used hitting my child on the head as the rail was extended to its very limit and not secure. The food pack provided had 4 day out of date bread in it which put us off using the eggs as well.

Any families be very careful as the bunk beds do not have a safety rail at the top and despite the listing mentioning its suitability for families the owner has since told us that his wife considers a family unsuitable guests at their villa.

When we contacted the owner about these issues we were basically called liars and he was very rude and aggressive. We have pictures proving our complaints but these were also ignored. The owner is still yet to address our complaint in a professional manner and sadly we don’t expect him to.

This villa ruined our holiday.

Owner's Response: I have never claimed to be a professional owner but as an amateur have managed for 42 years to provide thousands of guests from 500+ bookings with a wonderful holiday at our family holiday home, not luxurious but comfortable our guests tell us, a perfect place to relax in a stunning setting. We have never had serious complaints before. The writer of this awful review was unfortunate that his week of complaints was preceded by new guests who had just enjoyed a wonderful fortnight, rebooked for next year and posted a 5* review, painting a completely different picture of Casa Aguila - see review by Charlie Gibbons. The Hambidges were followed by Peter & Uli - see their 5* review in 2015 (not 4 years old as claimed), returning for their 6th visit. I was of course able to check the facts immediately, having told both 5* reviewers about the string of complaints, including equipment that supposedly didn't work. Both said everything was fine, everything worked. P&U were "delighted to be back". Are we expected to believe that Casa Aguila went from wonderful to awful overnight and back to wonderful a week later ? I think not. The Hambidge review is not credible. Of the many complaints/issues, only one was raised with manager Sarah, help with lighting the gas oven. Why were complaints about the "dirty" cot, food pack, dirty villa etc not raised whilst Sarah was there ? She has been an excellent manager for more than 10 years and denies all the allegations related to her services. My information sheet/map says " Any queries, Todo Villas will assist". Sarah's notes on the kitchen wall invite guests to contact her with any problems,so many small issues could have been quickly resolved. Cats - notice in kitchen, any problem, phone cat care, who will trap and remove them. Barn owls- sad that someone would complain about the dirty bbq grill beneath the only known nest in a villa chimney in Menorca, and that this bbq had been taken out of service. We now have a new, bigger and better portable bbq. The long list of complaints, ten of which had never been raised before by anyone, o.t.t.exaggeration and false allegations, made me suspicious, coming after the Gibbons report. Part of the last line in the complaining email read "...before I contact Owners Direct and leave a review myself" - a threat I believe. My emails to address the issues, have been met with insults and misquotes. We have decided that in future we will not accept bookings from new people with young children

A secluded, peaceful heaven

Sometimes if you are very lucky you can find a special place that has everything you need to make a truly fantastic holiday. For my family, Casa Aguila is it.

Situated in the hills of Menorca's "Parc Natural", the views from Casa Aguila are truly stunning. You can spend hours just relaxing and taking in the magnificent Menorcan countryside, the nature reserve, lake and sea spread out before you.

The Villa is spacious, well kept and has everything you need for a great family holiday on this peaceful island.

The local Es Grau beach, just a couple of minutes away, has to be the best kept secret on the island. It is always quiet and is very child friendly due to the shallow waters and gentle gradients. For the more adventurous, I would recommend hiring kayaks to explore the surrounding coast and secret beaches or trying some of the wonderful walks through the nature park behind the beach or along the coast.

Casa Aguila is ideally situated to be the perfect Menorcan base, it offers the perfect balance between the seclusion of Es Grau, whilst still having easy access to the shopping, boats and restaurants of Mahon and Calas Fonts just 10 minutes away.

This year will be our 4th summer in at Casa Aguila, which is the best recommendation I can give, we can't wait to get back.

Casa Aguila, near Es Grau, Menorca

Casa Aguila is a wonderful villa high in the hills overlooking a nature reserve, a couple of kilometres from the beautiful unspoilt seaside village of Es Grau. It is spacious, comfortable, has a large well-equipped kitchen, a swimming pool and 3 or 4 terraces giving different panoramic views of the surrounding countryside. At any time of day, one can choose sun or shade from the terraces on different sides of the building and the villa is in a superb and quiet location. My wife and I have stayed at Casa Aguila a number of times and have always found it welcoming and clean and have had excellent and helpful communication with its owners. It is also a very good base for exploring the island and only about ten minutes drive from the capital, Mahon. Thoroughly recommended. Peter, Edinburgh

Owner's Response: Peter and Uli have made several visits to Casa Aguila. After their second visit, Peter told me that they now look upon the Villa as their "special place". We felt honoured when they chose to spend their honeymoon there and last year they returned again to celebrate their 1st wedding anniversary. Perfect guests, who really do appreciate that Casa Aguila is a special place.

We had a wonderful with the family at Casa Aguila. The spacious villa was as described and in a lovely peaceful, very private setting. The views from all around the villa were amazing. The villa is in a great location - near to beaches, great walks and towns. Something for everyone! Peter, who owns the villa, couldn't have been more helpful. The agency, who manage the property out there, were also very helpful. We would love to go again.

I was delighted but not surprised to get an email from Siobhan on her return, saying they had a fabulous week. The five star review speaks for itself and needs no comment from me. 1 mile from the beautiful, tranquil Es Grau Bay which has lovely sandy beaches.

Less than a mile from the Cami de Cavalls, the recently restored coastal walk around Menorca - a walkers' paradise.


Nearest airport is Mahon (Mao) which is about 7 miles (20 minutes) south of the villa. Car hire is essential.


Mahon (Mao) is 5 miles away, the village of Es Grau 1 mile.

Further Details:

Casa Aguila is the perfect location for nature lovers and walkers. The area is known for excellent birdwatching - 96 species have been recorded from the villa including 16 birds of prey. In 2011, 2013, 2014 and 2015, Barn Owls nested successfully in one of the Villa chimneys, delighting visitors from April-July. Hides overlooking the Albufera are within walking distance. Rocks along the shore of Es Grau bay provide opportunities for snorkeling. Windsurfing is popular, as are the boat trips which can take you to yet more sandy beaches on the nearby Isle of Colom.
