Farmhouse in Seyches, nr Marmande, Lot et Garonne - 30 mins south of Bergerac

This spacious, comfortable farmhouse, in 4 acres of lawns, walnut grove, woods and meadow, is situated along a no-exit road in an elevated position commanding panoramic views to the east, south, and west over beautiful rolling countryside. Just 1km to the village of Seyches with it's ex. restaurant, amazing patisserie, essential shops and bank.

All the accommodation is on the ground floor, with 3 King bedrooms and a 4th bedroom with bunks and a single bed. The living area is open plan with two log fireplaces, insulated walls for summer coolness and all modern facilities, hi-fi, wi-fi broadband and electric heating. The old farmhouse kitchen with it's original fireplace we now call the garden room, is open on two sides linking to the open terrace and the covered terrace and provides wonderful outdoor living. The 12x6m swimming pool has an electrically operated security cover. Close to lakes with sandy beaches for watersports, fishing and riding; 3 golf courses; tennis and shops in Seyches.

Excellent quiet undulating rural roads for the road cyclist.

Damouran provides an ideal base for exploring the Dordogne, Bordeaux, and the Lot et Garonne areas. This is one of the most beautiful, picturesque areas of rural France. Ideal for spring, summer and autumn holidays.

Why Linley Butler chose Lot-et-Garonne

Ideal for 2 families, extended family or group of friends. Lots of space inside and out, large pool, very calming and peaceful with long captivating views over beautiful rolling countryside. A favourite for the road cyclist. A lovely walk down to Seyches to a patisserie with far too many delicacies, small grocery store, tabac, bank, pharmacy, two bar/ restaurants, great for morning coffee. We are lucky to have a local fare restaurant that offers an excellent four course meal including local red wine for 12€ to 16€.

Outside: The kitchen and living areas lead onto a large terraced area, both open and covered, with a state of the art weber gas barbecue, table tennis table, dining table & chairs and outdoor furniture. The private 12m x 6m, has a roman stepped end and security ledge around deep end. The security cover is electrically operated. Pool loungers are around the pool. The property is set in four acres of lawn, fruit trees, walnut grove, woods and meadow. Utility Room: Fridge freezer, washing machine/dryer and sink. Cleaning / Towels / Linen / Maid service: Linen and towels may be hired, foc in peak season. Swimming towels are not provided. Other: The garden room previously the farmhouse kitchen is open on 2 sides - one side with a garden filled with pot plants and herbs and the other opening onto the terrace. It features the original fireplace which is wonderful to light on a chillier night.

Further Details:

Perhaps one of the most fascinating places to visit is Les Eyzies, an acknowledged source of prehistoric man, whilst nearby are Bergerac and Sarlat on the Dordogne River, where much of the old French culture originated. There is a marvellous circuit of fortified 'bastide' towns, new towns developed during the 13th and 14th centuries, they were the last manifestation of the great movement involving rural and urban expansion in the Europe of the Middle Ages. They have a large central square and a classical pattern of narrow streets intersecting at right angles - Monpazier being one of the finest. The traditional architecture of the area is a constant delight: honey coloured stone, mellow red tiled roofs and on the grander buildings many 'pigeonniers' - pigeon towers and turrets.

This is one of the gastronomic areas of France, having many excellent restaurants, most very good value for money, serving local specialties such as confit d'oie or canard. You will discover the delicious and legendary pruneaux from Agen. Another important element of this region is it's wines. The wines from Bergerac are excellent, while Monbazillac is a truly delicious dessert wine, not to mention Bordeaux & Duras wines. The local walnut aperitif and liquer must also be tasted.

There are several lakes to visit with sandy beaches, ideal for swimming, windsurfing and sailing, the best complete with pedaloes, and canoes for hire and a thrilling watershute complex. Tennis can be played in Seyches and fishing and horseriding are readily available. 3 good golf courses are within a half hour drive, the best being an 18 hole competition course overlooking a beautiful lake at Casteljaloux.

The climate is delightful, the spring arrives early in March as nature treats you to a wonderful array of blossom and a multitude of fresh pastel colours.

Altogether this historic part of France with it's rural life, busy markets and beautiful climate provides the most relaxing and rewarding holiday experience.
