Villa Zeytin is the last of four private villas surrounded by its own flowery garden sharing a stunning architect-designed 50-metre long pool. It overlooks fields and has wonderful views to the mountains behind and to the rock tombs on the far side of the town. There is a large terrace with low traditional seating and a shaded pergola for alfresco meals. Choose from several different seating areas around the house or by the private steps into the pool. The house is simply and comfortably furnished with local materials and furnishings. The well-equipped kitchen leads to the stone-tiled living room with a fireplace, dining table and low seating. A new shower room with toilet leads off this room. Upstairs there are three air-conditioned bedrooms, two with balconies, and a second shower room. A special feature is the outside shower, ideal for post swim rinsing. Exploring by bike is highly recommended and bikes and scooters can be rented in town.

We live and work in England. We're both writers - you might see some of our books on the shelves in Villa Zeytin. Our children have grown up and love Dalyan as much as we do and we all try to come every year.
Why Anne Gatti chose Dalyan
We first came to Dalyan more than twenty years ago and though it's grown we still find it a very special place. We don't know anywhere else we've been to that offers such a beautiful beach, a vast unspoilt and protected lake with the chance of seeing turtles and unusual birds on every trip you take, ancient ruins and friendly family restaurants with delicious home-cooked food.
What makes this Villa unique
Villa Zeytin is at the end of a peaceful track on the edge of town, with superb views, a stunning 50m pool and a peaceful private garden. Guests are really well looked after - as we are - by our wonderful Turkish manager. She is on hand for all arrangements, bookings, advice and for any emergencies that may happen. We have furnished the house as much as possible in the local style, using local materials and goods, both inside and out. As well as two indoor showers we have an outdoor one, something we particularly enjoy in the summer months.

If you are thinking of going to Dalyan we can highly recommend! We can also recommend this fabulous villa. The accommodation has everything you need and is in a fabulous position, just far away enough from the centre (which isn't noisy anyway) to be in your own private little world. It is about a 10 minute walk into the centre and if you don't fancy walking back there are plenty of taxis which are very cheap. The pool and outside area are perfect, we often sat outside for al fresco lunches and a drink before we headed out for our evening meal. The villa itself is very well presented and maintained and we are sure would meet everyones expectations. This is definitely on our places to revisit - we love Dalyan and have been a number of times and we would definitely use this villa again.
Relaxing and quiet
Was wonderful being back here again! We really enjoyed our time at the villa Very quiet and relaxing, dondu was always at hand to help if you needed it. Would recommend to all types of people. Excellent location also. Just watch out for massive grasshoppers or crickets. Let's just say we heard it coming before we saw it.!!

Lovely villa in a peaceful location.
From the moment we arrived we felt 'at home' at Villa Zeytin. The villa is comfortable, clean and well-equipped. We enjoyed our private garden area and swimming in the fantastic pool.I particularly liked sitting under the pergola with my morning coffee hearing nothing but birdsong - so peaceful!
Dondu, who manages the villa, gave us the warmest to greetings and was always on hand if we needed anything.
The little town of Dalyan with a great variety of restaurants plus supermarkets, chemists, etc is just a 10 minute stroll away.
It would be tempting to stay at the villa and relax for the entire holiday, however the area around Dalyan is spectacularly beautiful and begs to be explored. We went on several boats trips, visited the mud baths and went to the turtle hospital. We also crossed the river to Kaunos and Candir as well as travelling a little further afield to the Saklikent Gorge.
In summary, a superb holiday. We would absolutely recommend Villa Zeytin and very much hope to return in the future. Thank you Annie & Dondu!

Chill out villa
Arrived late night to be met by dondou. Breakfast in fridge. Air con in bedroom excellent but only 1 remote for 3bedrooms comfortable beds.
Turkish style very nice.lots of books etc .kitchen well stocked and clean,cleaner came in every other day to tidy round , But maybe a microwave would help.pool very nice lovely to swim the length we had the pool to ourselves most of the time, pool lights not working.garden light was hit or miss. Out side looking a bit tired, sun beds are a bit old. theses are just nit picking as we had the most amazing time chilling in this villa, we will definitely return, in a quiet area nice walk to town 15 lira in a taxi if you didn’t want to walk, nice breeze in afternoon. Highly recommended, pool deep so not for young children .thank you for a wonderful holiday .
We are delighted you enjoyed your stay at Villa Zeytin. Just to let you know, there are three remote controls, one for each of the bedrooms, and we always encourage guests to ask Dondu, our manager, if they cannot find anything that should be there, or if things are not working, such as the lights. Dondu is on the spot for help with any of these minor issues. Re the sun beds, our aim is to make sure they are clean and comfortable, and we only replace them when they no longer work.
Great Villa with a gorgeous pool.
Villa Zeytin is a lovely villa sharing a gorgeous pool with 3 other villas, which due to its length has ample room for sharing. However, during our stay only 2 of the other villas were occupied for a short time. The villa is comfortable, very clean, well maintained and well equipped with everything you need and had plenty of room for our large family of 6. The housekeeper looking after this property is excellent and the daily tidy up provided was a real treat. We did not do very much on this holiday as the pool was our main entertainment. However, I would recommend hiring some bikes with baskets for exploring and food shopping, these cost 15tl for the first day and 10tl thereafter. The boat trips are also worth investigating we did the classic tour and really enjoyed it, but just be aware that drinks are are an additional cost and must be paid for at the end of the trip. Dalyan is a lovely town with a relaxed holiday vibe, there are lots of restaurants bars and shops to explore. I would also recommend asking the housekeeper to book you a Turkish Bath costing 40tl at the beginning of your stay as this will ensure your tan lasts longer. The one she recommends is the best in Dalyan. It was very hot during our stay but there is a breeze and plenty of shade around the villa which makes it comfortable. The mosquitoes are a problem so do bring loads of repellent with you.
We're delighted you enjoyed your stay at our villa and made such good use of the pool. With regards to the mosquitoes, we find that if they are around, it's at dusk. We recommend repellent, as you do, and using the mosquito nets at night.
Iztuzu Beach, a 6km arc of sand, provides beautiful, clean swimming. It is part of the conservation area surrounding Dalyan and is a nesting site for Loggerhead turtles. Turkey's first Turtle Rescue centre has been established at one end, and is open to the public. There are sunbeds and parasols, snacks and changing facilities at both ends. The dolmus public bus runs a regular 20-minute service or you can catch a river taxi from the centre of town. You can explore other beaches by boat or car.
Transfer from Dalaman airport takes about 25 minutes and can be arranged by Villa Zeytin. Car rental is available in the town but most visitors find plenty to do in and around Dalyan, taking boat trips, crossing the river by ferry, walking and cycling.
The villa is about 15 minutes walk to the centre of town where there is a wide selection of shops, supermarkets, restaurants and other facilities. There are plenty of taxis which offer a fixed price ride within Dalyan. Boat trips upstream to Koycegiz lake and the mud baths and hot springs or downstream to the ancient ruins of Caunos and the open sea can be arranged at the waterfront in the middle of town.
You can take life at a slow pace, swimming and sunbathing and visiting riverside cafes and restaurants for delicious Turkish meals or you can take part in a range of activities from snorkelling and diving to biking, trekking, jeep safaris, riding and white water rafting.
