A stunning 5 bedroom/4 bathroom house recently refurbished by its architect owner, a true home from home. Situated in a pretty sleepy village within easy stroll of a small bar and restaurant. Private mature gardens and pool. Short drive from the medieval walled town of Monsegur with numerous restaurants and supermarket along with weekly market (year round) and night market during the summer season. Free access to tennis court across the road.

Stylishly designed yet supremely comfortable accommodation with all mod cons set in the heart of a beautiful village. Not only is the accommodation superb the setting is great within easy access of some fantastic restaurants and vineyards. It’s difficult to prize yourself away from the terrace which looks across the valley and gets the sun all day long. The children were rarely out of the pool. Notes on accommodation: There are books, games and dvds for you to borrow. We accept children, but please be aware that the pool is not fenced, it does however have a pool alarm. There is a gate from the terrace to the pool which can be lock to stop direct access to the pool. Outside: Beautiful mature gardens extending to approximately 1 acre fully fenced off and ample parking. Fantastic views over surrounding countryside. Spacious sun terrace incorporating a covered barbecue area. Large cafe-style sun parasol, sun chairs, sun beds and outside sun sofa. Steps lead from the sun terrace down to the swimming pool and surrounding garden area. The pool has Roman steps and a further sunbathing terrace. The pool is not fenced but has an alarm and good visibility from the house and terrace. We recommend that extra vigilance is taken with small children. In the garden there is a tree swing and child swing. There is a table tennis table. Across the road is a well maintained tennis court and tennis rackets are provided. Utility Room: There is no separate utility room, but there is a washing machine in the garage and an air dryer outside. The is also an iron and ironing board. Cleaning / Towels / Linen / Maid service: All towels, linen and pool towels are included in the price. The property is cleaned before your arrival and if you require further cleaning or bedding changed arrangements can be made with the housekeeper (at the hirer's cost). Other: There is a mezzanine sitting area with further French windows and balcony at first floor providing magnificent panoramic views over the valley beyond. There is also a piano on this floor. Furnishings and fittings throughout are new and modern.

Situated in the Entre Deux Mers wine region of the Gironde the sleepy village of St Vivien de Monsegur sits in rolling hills approximately 40 miles south east of Bordeaux. Within a short stroll you will find a small supermarket, bar, restaurant and ancient church. The larger medieval town of Monsegur is 10 minutes drive away, with larger supermarket, restaurants and weekly market.

Golf, fishing, cycling, walking, swimming, boating, bird watching, horse riding and tennis are all available.
