This early 19th century Tuscan farmhouse has been lovingly restored retaining all its charm with terracotta floors and beamed ceilings throughout. Outside, there is a gated pool area with 12 x 6m pool with 1.2m shallow end and 3m deep end. It has a diving board, stairs for easy access, an outdoor shower, two shaded gazebos, one with a dining table and the other with a lounge area and a double daybed. We have a gym housed in an outbuilding across from the farmhouse with four LifeCycle aerobic machines, some free weights and an ipod docking station. There is a bank with an olive grove and fruit trees with a child's climbing frame at the end of the garden. Children may also enjoy the trampoline and football pitch. There are many areas to relax in and , at night, the pool area is lit up with LED lights perfect for evening drinks and a midnight swim.

My husband, Stuart, and I have two children (a 17 and 14 year old) and live in London. We come back here for holidays and although we have had a property here for 14 years, we are still discovering places nearby and enjoying the area very much!
Britta purchased this Farmhouse in 2007
Why Britta chose Lucca
We used to holiday in Italy a lot before we had children, but once we had a baby, we thought it would be easier to have a permanent base which was self catering instead of going to hotels. Our first property was 40 min north of Lucca and although we enjoyed it, it was too far away from Lucca, the coast and Pisa airport and so decided to buy somewhere closer. We bought this property eleven years ago and have renovated the farmhouse, built a new pool and landscaped the gardens. We planted 260 olive trees. The nice thing about this property that is not common in other properties in the area is that the gardens are flat without sheer drops as several other rental properties are which are in the hills, making it safer for children. We love being so close to Lucca (30 min walk) while at the same time feeling like we are in a very remote and private place. We see fireflies in May and June, and the occasional wild boar or deer in the gardens.
What makes this Farmhouse unique
This property is not just a rental property; it is our second home. Every improvement we make to the property is to enhance our guests' and our relaxation and enjoyment. Being parents, we have made sure that the property is very child-friendly and have left games, toys, books and outdoor games such as a climbing frame with two swings, trampoline, table tennis for their amusement. We believe that the sun should be for more than just building a tan so we have put it to work! We have solar arrays that both heat water for heating the pool, house and tap water and ones that generate electricity. Also, we have a forest that provides wood for blazing fires in cooler months. We hope that you appreciate our efforts to make this a truly eco-friendly property.

Everything exceeded expectations. The home is beautiful, the pool and seating areas make you feel like you have a resort to yourself. Great for adults and young kids. Britta was very helpful with any requests. The location is great for daytrips to Lucca, The beach, Florence and Pisa. We couldn't have been happier staying at Casa Boccina
I am so glad you and your lovely family enjoyed your time in Tuscany and at the property. I enjoyed meeting you and I want to thank you for choosing to stay at Casa Boccina. Best wishes!
Perfect location near the beautiful city of Lucca. Ideal holiday for families
We had a fabulous time at Casa Boccina. The house is so well equipped and the owners had thought of everything to make our stay as enjoyable as possible. From the private pool and gym , covered seating areas, trampoline climbing frame, table tennis, and indoor games room..there was plenty to keep us all entertained. The kitchen is well equipped with microwave, dishwasher and every cooking utensil you could think of. Britta was very helpful advising us of local amenities and attractions further afield. We loved Lucca, which is only a 5 minute drive away, steeped in history , and a great selection of shops and restaurants. We particularly enjoyed cycling around the top of the city wall and dining in a great restaurant (San Colombino) overlooking the City. Casa Boccina is well located to reach the Cinque Terre (although it was really busy in peak season.) We drove to La Spezia and took the train that travels between each village. We had another enjoyable trip to Pietra Santa, a beautiful town about 30 minute drive away. Lots of art galleries, sculptures and exhibitions, bars and restaurants and not far from the beach.
I would highly recommend Casa Boccina for a family holiday in Tuscany. Oh, and we brought home some of the olive oil grown on the estate, which is delicious!
We're so pleased you had such a good time and found everything to your liking. It was a pleasure having your party stay and we hope you come back to Tuscany to explore some more in the future. Best wishes! Britta
Villa de charme au coeur de la Toscane
Propriété conforme au descriptif et particulièrement agréable.
Propriétaire sympathique et discrète.
Une très bonne expérience.
We are located 5 min drive or a 30 min walk to the north gates of the city. Coast/Beach: The nearest beaches are in Versilia, north of Pisa. Forte dei Marmi is more exclusive and quieter and Lido di Camaiore cheaper but buzzing with life. They are less than half hour drive. You can get to them by scenic route (SP1) or toll road A11, which takes about the same length of time. Travel: Pisa International (otherwise known as Aeroporto Galileo Galilei Pisa) is the nearest airport (25 min away) with airlines such as BA and Lufthansa operating direct flights, as well as budget airlines Ryan Air and Easyjet to choose from. Genoa Airport is also another option, which can work out cheaper sometimes, as well as Bologna and Florence. Distances: We are a 5 minute drive/30 min walk from Lucca. Florence is less than an hour's drive, but there is train service directly to the centre of Florence which may be easier. Siena is 1 1/2 hrs drive. Pisa is 25 min drive. Rome is 3 hr drive. Further Details: There are two Esselunga and a Carrefour supermarkets within 10 min drive from property. Closer, there are two grocery stores within a 10-15 min walking distance from house. At the end of our road in the summer, there is a roadside farmer's stall selling fresh fruit (peaches, plums) and veg (corns, potatoes etc). Our information booklet on the property that we send you gives details of recommended restaurants and things to do. As we are only 5 min drive from Lucca, there are several banks which are easy to find both within Lucca and outside its walls. On the north side of Lucca, the street named Borgo Gianotti (20 min walk from house) has a wonderful selection of shops, bakeries, butchers, fresh pasta shop, banks, mobile phone shop which will have what you need without going into Lucca itself. Parking is always available there. Park in blue square, not yellow, though as that is residents parking.
