4 bedroom traditional stone cottage which sleeps 7. 3 luxury bathrooms. Big kitchen diner, sitting room, wood burning stove and underfloor heating. There is a boot room for drying and storing walking gear. The a small terraced garden which faces south has stunning views and there is plenty of parking for 4 cars and storage area in the shed for bikes. Garden is small with big drops so not suitable for small children to play ball games.

The perfect get away, peaceful and remote. However there is a great gastro pub in walking distance and shops in the nearby village of Reeth 4 miles away.

Situated in an elevated position above the village of Low Row in Swaledale in North Yorkshire with superb views of hay meadows, the river Swale and moorland.

Access is by track which is steep in parts and inaccessible in snow/ice.

Refurbished to a very high standard and very modern inside. Family friendly with high chair, cot and toys, and ideal as a base for exploring the Dales. Lovely walks from the door and great mountain biking.

Sorry no dogs. No smoking. Not suitable for stag or hen nights or for wheelchairs.

This is a family friendly get away.

About Louise Baltesz

We are a family who love the Dales and have been visiting Swaledale since our children were tiny. They have grown up as dual nationals (We live in the South West!) and have both now left home, but continue to love to visit Swaledale for every holiday.

We love the peace and quiet, the walking and the birds and wildlife.

We had the opportunity to buy Laykin in 2005 and Nell Tom in 2012 and have enjoyed both renovation projects and the chance to spend time there ourselves as well as letting the properties out.

Why Louise Baltesz chose Richmond

We have been on holiday in Swaledale every year for 20 years and we had been toying with the idea of buying a holiday home which we could use regularly and then rent out to help pay some bills.

We love Swaledale in all its moods, from tranquil summer days when the meadows are a riot of colourful flowers and the hills are alive with the calls of Curlew, lapwing and grouse, the vivid purple of the heather in August, the splendour of the Autumn leaves and finally the snow of winter.

When we found Laykin, we fell in love with its stunning views of the dale. It was a long but enjoyable project doing it up. We finished it in 2009.

It is easy to get to Laykin from either the A1 or M6. We think Swaledale has some of the best walking in the country without the crowds of the Lake District.

What makes this cottage unique

Laykin has stunning views and plenty of space outside and inside to sit and look at them.

It sits on its own approached by its own private road and has plenty of parking.

It has its own garden and patio to sit and enjoy the views or have a BBQ. There is week of walks from the back door.

The house has underfloor heating throughout the ground floor and in all the bathrooms.

3 of the bedrooms have super king-size beds which can be split into twins.

There is a log burner in the sitting room. A rayburn and an electric fan oven and hob in the kitchen. The house has broadband, wifi, and free view on the TV.

There is a dedicated boot room to dry wet kit and a utility room with a washing machine and dryer.

We have just had 3 perfect days up at your beautiful cottage. We wanted to pass on our congratulations to you for all you have done to make it so lovely. I can only imagine the blood, sweat and tears it must have taken – but so worth it! You really have amazing taste – the soft furnishings are bang on. It is the quality of finish which really stands out though. The floors, bathrooms, windows – well just everything! The cottage was also beautifully clean (gorgeous smelling bedlinen!) and we really appreciated the tea tray and fudge, etc. Well done to whoever does the house-keeping!

We were all extremely impressed with the little touches – for example the torches everywhere, the information files, the before and after book. This kind of attention to detail is really appreciated. We spent the whole weekend marvelling at everything!

We have been going to Swaledale for years and we are now enjoying introducing it to our two young children (box of toys was a winner for them!

Leyburn (9miles) has supermarkets and delicatessens, pie shops, banks, walking/outdoor shops, restaurants and market on Fridays also newsagents and bookshop, sewing shop, sweetie shop.

Hawes has local shops, walking shops, antique shops, the creamery where Wensleydale is made, post office and gift shops, wonderful old fashioned sweetie shop, restaurants and pubs and a cattle market.

Views amazing.

Laykin Cottage was even better than expectation. I have never had a better view. The cottage was clean and comfortable. Everything had been thought of and provided. The owners were extremely helpful and pleasant. The beds were very comfortable and one could lie in bed and look at the view. Heaven! I would definitely return and would certainly recommend it.

Stunning!

The owners Louise and Jonathan have created a proper home from home. Laykin does not feel like a holiday house, it feels like a home. It is well equipped, with lovely beds and bedding, thick carpets, the mmmmm underfloor heating and the water pressure and temperature is enough to warm even the coldest of days. The views are just amazing. If you like quiet this is the place for you. You can only just see the road (if you look over the wall) and can only hear the River Swale below and the birds flying around the valley sides (and maybe the odd sheep or three). The Tesco delivery man was even able to find us and get up the drive (while a bit steep in places, it is in no way a problem getting up)! You don't feel you have to just use it as a base to see the Dales from, you are right in the Dales and don't need to go anywhere to feel you've had a great holiday. This is definitely a place we will be returning to!

Wonderful, very well equipped place to stay

An immaculate cottage, very well equipped with plenty of space. Fantastic views over the dale. Lovely to be able to go for walks from the cottage and not have to drive anywhere. A wildlife paradise with the grouse, curlew, lapwing and black rabbits.

Fabulous Cottage

What a beautiful cottage Laykin is! It really has been refurbished to a very high standard - we have stayed in many holiday cottages and this is up there with the best of them. The view from all of the windows and the garden is quite superb. The cottage was exceptionally clean and had everything we could possibly have wished for. We would recommend to anyone. We will be back one day!!

Very clean house with most incredible view ever!

The house is well kept, well stocked, very comfy and homely, and- most importantly- in the most incredible location in the country. Delicious chocolates provided on arrival, along other things!

A great property!

Everything about this property is quality - both in terms of the location and the quality of the cottage and furnishings.

The views are fantastic looking out across Swaledale. We had no trouble with the drive up to the cottage in a family car.

The cottage was immaculately presented and fitted out with high quality furnishings. It is very well equipped.

The owners were really helpful . We met them during our stay and they made us feel very welcome.

The Punch Bowl Inn is walking distance and does excellent food.

The cottage is an excellent base for walking with many different walks directly from the door, or for just relaxing with great views of the dale from the garden and the rooms.

Highly recommend this cottage.

Booking Notes:
Please call us to make a booking. Booking is not secure until receipt of a deposit of one third of the value of the booking. Payment in full 6 weeks before the holiday.

Contrary to what Owner's Direct state, if you cancel your booking 30 days or less before your booking, you will lose your deposit and unless we can relet, we will have to keep the remainder of your holiday booking amount. If we can relet the week, we will refund you the value of your holiday, if we can sell it for the same price- if not, the value of what we have let it for, minus an admin fee of £50.
For short breaks we only accept full payment as they are usually only possible at the last minute.

Changeover Day:
Saturday from 4pm. Departure by 10am.
More flexibility on short breaks in low season. Short breaks can be taken within a month of booking. If the dates you need are not available we can suggest another similar cottage very nearby. Do get in touch!
