About the property

Well equipped house - Peaceful Location, 7 minute walk to ferry and restaurants, 45 Paces to the Beach

The beach house has been fully restored and equipped to a high specification enjoying a unique position on the island. Many of the houses on the island can be considerably overlooked which Jabulani, meaning 'be happy' is not. With three terraces, including an exceptionally large covered area for eating, with built in BBQ and external kitchen facilities, a front terrace where one can enjoy the full sun and a magical roof terrace with views across the Ria Formosa towards the night time the coast line twinkles with lights and is mesmerising. The house is also very close to a secluded lagoon beach which is lovely when the tide is partially or fully in but only a few paces further along takes you to the beach by the jetty where there are lifeguards. Alternatively, take a 15 minute wander along the main path way to the Atlantic Beach, regarded by many as one of the nicest beaches in the Algarve.

As owners, we spend considerable time on the island and have thus made sure the house has all that one needs to enjoy a relaxing break.

About The Owner

We are a South African family who moved to the United Kingdom in 2000. In 2006, following a short visit to the island, we purchased a house that required full modernisation. The prospect of a lifestyle very close to that which we so enjoyed in SA; long hours of sunshine, relaxed lifestyle and lovely beaches nearby really won us over. As time went by, we were very taken by the vibrancy of Olhao, especially on market day, so decided to renovate a further property there which we are delighted to share with you. We are very familiar with both the island of Armona and the town of Olhao and feel we can offer you a rather unique experience.

Why The Owner chose Olhao

we looked at several houses but many were quite small or very overlooked or on the main pathway that gets very busy in the summer. This particular house offered us all the things we love about a holiday place including the fact that a lovely little beach is just behind the house, 50 m away at most, its no more than a 7 minute walk to the to the ferry, to the little grocery store but more importantly the sun, sea, sandy beaches, good food & wine. In addition, the fact that there are no cars you can truly enjoy a great break. Some folk arrive on the island & never want to leave!

What makes this house unique

The cottage is equipped to a high standard and that is what most guests comment upon. Being a keen cook, I have most of the modern day appliances that one would want. We entertain a lot on the island and enjoy long evenings on the various terraces.

We also love the peace, tranquility, proximity to several sandy beaches, excellent facilities with ease of access to the nearby town if necessary.

I was the lucky one in the master bedroom & it is the most comfortable I have ever been on one of our holidays (we three "girls" go away for a week or so each year). You have done everything throughout the house so well. & the island is just lovely isn't it. I lost my Mum at the end of March & was very much in need of a complete break from everything - I certainly had that.

Notes on accommodation: The house is secluded, fully fenced and gated. Good quality cotten linen and towels are provided including crockery and cutlery for at least 8 people. There is a fan in the main living area and the cottage has a wood-burning stove to make it really cosy in winter. Having undergone extensive refurbishment, the house is now furnished to a high standard including many african artifacts reflecting the owners' background. If you enjoy cooking, you will find everything you need in the kitchen from bread machine to blender. The layout of the interior is open plan with bedrooms leading off main living space. The kitchen has solid teak worktops with white cupboard doors. All bedrooms have full wardrobes, bedside tables, lamps, mirrors etc. No pets or smoking permitted inside the cottage. Please note all the houses use a septic tank (fossa) which cannot work properly if toilet paper or other objects are put in the toilet. If this is not acceptable to you please don't rent the house. Outside: There are 3 terraces, one adjoining the living area which is exceptionally large, very private, covered and not overlooked by neighbouring properties. Due to the position of the house, it gets sun and shade all day so will please everyone most of the time. There is a traditional brick BBQ, sink to prepare fish, large fridge-freezer for drinks and an outdoor shower facility to wash away any beach sand. On the main terrace is a large mosaic tiled table with six large chairs, a perfect way to while away the long summer evenings. There is also a small circular mosaic table at front of cottage which gets the sun all day and is a perfect vantage point from which to watch folk heading up to beaches or jetty but still not overlooked in any way. The roof terrace faces away from the main pathway across the Ria Formosa towards Faro. Facing the west, one will have very good views of the sunset in the evening! The garden areas left of the property and outside fencing are well maintained. Utility Room: Beach chairs, shopping trolley, beach umbrellas, beach toys, cool boxes, a second fridge/freezer is on the terrace for drinks and anything else! Cleaning / Towels / Linen / Maid service: Good quality linen & towels are provided. Cottage preparation & a light exit clean are included in price. Tenants are expected to leave the property as they found it. Extra cleaning services can be arranged for an additional cost. Other: Outside is a lovely secluded covered terrace with built in BBQ, sink, fridge. In addition, for those who enjoy the sun all day, you can retreat to the roof terrace and enjoy the stunning views or sit by the front and watch the pedestrians stroll by..

Idyllic and peaceful

We spent 5 relaxing days on Armona and in this beautiful house. All rooms are decorated lovingly and so thoughtfully. The describtions regarding the house and the surroundings are 100% accurate. We especially loved the roof terrace - great place for sundowners ! The kitchen provides everything you need. Would definitely return. Thanks Lucie for sharing your lovely beach house!

Fantastic stay in a gorgeous house.

We had a lovely family holiday in this wonderful house. Everything we needed to make our stay perfect and relaxing was supplied by the owners. My children especially loved the fishing nets! Wonderful stay in a lovely property

We have just returned from a wonderful stay in this property on the beautiful Island of Armona.

Lucie and Nicholas' house is lovely with everything you need for a fabulous stay, it is very well furnished with every ameniety you could wish for including a bread making machine!

The house is very well situated not far from the Jetty and the wonderful Artlantic beach. It has a roof terrace where you can sit at sunset and watch the sun go down with a glass of the local wine, it's heaven. You only have to go out the gate and walk a few steps and you are on the beach.

Thank you Lucie and Nicholas for sharing your lovely house, we will be back.

Total relaxation

Jabulani & Armona lived up to all of our expectations. We are 3 friends who spend a sunshine week together once a year. We wanted to be very close to the beach (one minute - perfect!); we wanted 3 comfortable bedrooms (I was the lucky one in the master bedroom & it is the most comfortable I have ever been on one of our holidays - & the other 2 bedrooms & family bathroom were equally comfortable & well equipped). You have done everything throughout the house so well - the BBQ, the sitting room, all of the crockery etc. The island is just lovely & so peaceful & safe! We loved the freedom that no traffic seemed to bring. The ferry over to Olhao punctuates the day & is so easy! We were all very much in need of a complete break from everything this year & we certainly had that. Thank you again for Jabulani. We will be back!!

Peaceful and perfect beachside hideaway

Armona is a beautiful quiet oasis minutes from Faro and the house itself was perfect for us. We had 4-year-old twins on their first sunshine holiday and couldn't have chosen better. House was clean and well-equipped and we had personal attention from the owner. Kids loved the proximity to the beach and we loved how safe the environment was. Would definitely recommend to parents of young kids or indeed anyone looking for a quiet, peaceful sunshine break.

Lovely beach house with quality furnishings

We have stayed in this property many times in the last few years.It is in a very good location near the lagoon but also close to the ferry .

The furniture and bed linen are all good quality and the kitchen has everything you may need to create snacks me full scale family meals.One of the best features is the open plan style which is very light and airy.Peaceful and relaxing beach house by the sea.Highly recommended.

Special interest holidays:

The lagoon beaches are less than a minute from the house and as they face the mainland they are shallow and calm and perfect for toddlers. The Atlantic beach is a 10 minute walk and streches as far as you can see and even in summer is never crowded. The islands are a marine reserve so are perfect for those keen on bird and wildlife watching.

For those interested in clam picking, follow the locals down to the beach behind the house at low tide using one of the clam tools which can be found in the store area.


Almost every path you take on the island will lead you to the water. The shallow lagoons are ideal for swimming and snorkelling. Less than 2 mins from the house, in the direction of the Atlanic beach, is a minimarket that supplies just about everything in summer and a small children's playground (Parque Infantil). There is a cocktail bar on the Atlantic beach and several bars/cafes at the jetty end of the island where you can enjoy a beer or a meal.


Faro airport is less than 20 min away, 25 euros taxi fare. You can park easily by the ferry port along one of the side streets. Ferries run hourly in summer but regularly throughout the whole season. The ferry takes about 15 mins and costs 3.70 euros return. There is a 24 hour water taxi service which can be picked up from the pier in Olhao or phoned from Armona. This usually costs about 20 Euros irrespective of passenger numbers and is very quick. Trains run from Faro to Olhao regularly.


Olhao is just across the lagoon and packed with cafes and restaurants. The biggest fish market on the Algarve makes it worth the trip and there is a vibrant Saturday market on the seafront which is well worth a visit.

Faro with its old walled town is a 15 min drive away. Enjoy the Roman ruins and palace at Estoi, a 10 min drive away. Tavira is a nice old town on river 15 min drive. Spanish border is within an hour and Seville approx 2 hours away. Lisbon about 3 hours in the car.

Armona Island (or Ilha de Armona to the Portuguese) is a magical and special place and most people who have stayed there want to keep this a secret. The island, characterized by beautiful sunrises and sunsets, is small, easy to access and is a wonderful retreat for families and couples alike.

Some guests have described it as Portugal of bygone years, accentuated by a total lack of traffic. There are no roads just footpaths wide enough for pedestrians. When the path runs out, the way is on sand. The island which consists of over 12kms of pristine sandy beaches and tidal lagoons is accessed only by ferry or boat.

There are grand, eclectic and post-modern houses and equally some rather simple ones but somehow they all congeal into a cohesive villagescape which is a delight to explore. Each day, visitors are able to visit the bustling town of Olhao, a charming authentic fishing port with fascinating Moorish architecture and cobbled streets including the largest fish/fresh produce market in the Algarve. Olhao will meet all your requirements including cashpoints, banks, supermarket, butcher, hardware, pharmacy, doctor, chemists. Free internet access is also provided in various spots in the town. In the holiday season, there is a small supermarket on the island next to Cafe Convivio which can provide all your basic supplies. The island, characterized by beautiful sunrises and sunsets, is small, easy to access and is a wonderful retreat for families and couples alike.

No pets are allowed in the house because of allergies problems. No smoking is allowed inside the house. You can smoke on the lower terrace.

Additional information about rental rates

Fees No additional mandatory fees
Refundable damage deposit $258.72

Breakages deposits are refunded within 14 days subject to cleaning/inspection, less any deductions as stated above.
Where payments are made in currencies other than sterling, the exchange rate will be that which is applicable at the time each stage payment is made. Clients can make payment in full at booking stage to avoid any possible fluctuations. The breakages deposit is set at £200 to include use of kayak, paddles and life vests. Guests who do not want access to the kayak will be charged £100. Guests should inform the owner well in advance if they wish to make use of the kayak.

Cancellation policy:
* A 10% cancellation fee (applied against total accommodation costs) will be charged for cancellations made after payment of security deposit, up to & including 90 days prior to arrival.
* Cancellation fee equal to 50% of total accommodation cost is payable in the case of cancellations made between 90 and 60 days prior to arrival.
* In case of cancellation, two months or less before date of arrival, no refund will be given. We therefore recommend a comprehensive travel insurance policy.

Please note any refunds arising from a cancellation will incur a 5% handling fee.

Failure to make payment according to agreed payment schedule may result in cancellation of reservation and loss of initial security deposit.

Changeover Day:
We have no set changeover day thus enabling guests to take advantage of the best flight deals although the cottage must be vacated by 10am unless by prior arrangement. Availability is from 3pm on day of arrival but again if we are able to, we will make it available as soon as is practically possible. We aim to meet and greet every guest.

Notes on prices:
Prices are as shown. We offer a 10% discount for 2 person occupancy in high season (July - Aug). Payments in € will be at the prevailing rate of exchange at the point of payment as set out in the payment schedule.

50% (25% in high season) of the total reservation cost is required to secure a booking with balance due 8 weeks before arrival. Reservations made within 60 days prior to arrival are payable within 48 hours of reservation request. A breakages deposit of £200 is payable and will be applied against any exceptional cleaning and/or replacement of the property, furnishings, fixtures and fittings.
