The apartment has been restored to the same high standard as the main villa with chestnut beamed ceilings and antique furniture. It's laid out on one floor with a spacious lounge/dining area, separate kitchen, 2 bedrooms and 2 bathrooms. The entrance to the apartment is completely independent from the main villa.
Lounge/dining room - with door to a large shaded terracotta paved terrace and private garden. It is furnished with antique furniture, a wood burning stove, a squashy sofa, armchairs and a dining table and chairs for 5 people. The sofa is a double sofa bed.
Kitchen - With gas hob, electric oven and dishwasher.
Utility room with washing machine.
Bedrooms - One double and one double/twin.
Bathrooms - large showers, toilet and basin.

We would HIGHLY recommend this place to everyone! A MUST STAY ! Definitely FIVE STAR ! The Villa was immaculately clean, very comfortable, roomy and had all the amenities you could need. Very large bedrooms, a large sitting room and a large fully equipped eat in kitchen. It has been carefully and meticulously restored and tastefully decorated down to the smallest details. Parking on site is very convenient. The views from every back window are ABSOLUTELY STUNNING! Looking out into the Umbria mountains. The Villa is centrally located close to many of the most beautiful hill towns of Umbria. All within a short drive. Yet it is in a quiet setting away from traffic and noise. The owners (Bob + Judy) and the managers ( Kevin + Barbara) we all very kind, pleasant people and checked in on us to make sure everything was fine. They all speak English and we enjoyed spending time with them and talking. They were extremely helpful and provided plenty of suggestions and information on what towns to visit, places to eat and things to explore. They also have complied a travel guide book for the area which is excellent.If you are considering booking this Villa, DON'T HESITATE, JUST DO IT ! You wont be disappointed. It is a wonderful, amazing Villa in a beautiful area. Thanks to Bob and Judy and Kevin and Barbara for making us feel right at home and making our vacation so memorable!

The nearest airport is Perugia, an hours drive. Ancona is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan Air flies to all 4 airports and Easy Jet and most other airlines fly to Rome.
Car hire is available at all airports.
Hertz and Avis are in Spoleto.
There are shuttle services from both Rome airports to the main train station in Rome, Roma Termini. From here regular and Eurostar trains take less than 90 minutes to reach Spoleto which is a 40 minute drive from Preci.

Walking – circular walks can be done from the village in the Monti Sibillini National Park, one of Italy’s most beautiful and unspoilt. A paradise for walkers with countless trails criss-crossing the hills and passing through villages virtually unchanged since medieval times. It’s a haven for wildlife and the famous Piano Grande, a high mountain plain that becomes a tapestry of wild flowers and orchids in the spring and early summer, is not to be missed with excellent trails to suit all levels of walkers.
Other family activities – mountain or road cycling, mule trekking, horse riding, river rafting, kayaking, indoor ice-skating and trout fishing. The chairlift to the summit of Monte Bove (2000 metres) is particularly popular and offers breathtaking mountain views and great walking or cycling down.

Il Porcello Felice. Very pretty restaurant and bar with stunning views and a beautiful panoramic terrace overlooking one of the swimming pools. Very good traditional food. Wood fired pizzas, pasta, meats and trout. 2 minute walk.
Agli Scacchi Hotel. Serves very good traditional Umbrian food. There's a shady terrace and a nice little bar/coffee area overlooking a pool. Fresh pasta, pizza, meats and local trout. In Preci historical centre. 5 minute drive.
La Taverna del Gusto. Good, inexpensive pasta and local dishes. Seating outside in Summer. Nice for a morning coffee, pastry or evening beer. In Preci historical centre. 5 minute drive.
Il Castoro Restaurant. Great atmosphere and Italians flood here to indulge in the freshest truffles that the owner collects from around Preci himself. The truffle omelette is legendary as is the wild boar stew cooked with juniper berries. Pasta focuses on truffles and porcini mushrooms. The huge wood fired pizzas are perfect food for kids. House wine is around 4 euros a litre. Il Castoro is always lively, very Italian and really good value. In Preci lower town. 20 minute walk or 5 minute drive.
Il Castoro and Memole Bars (lower Preci). Very popular with locals. 25 minute walk.
Local shop - 2 minute walk (open May - September only). Other food shops, ATM and pharmacy are a 5 minute drive away.
