Perfect for a family or two families, hoping to have own peace, yet having possibility to enjoy facilities of the resort next to the Villa. Our important criteries were to have a house which is enough big for 2 families with kids: 10points., pool, or 2 with option for our youngest: 10points and most important, a nice football pitch with a artificular grass where we enjoyed football games and penalty shots everyday: 10 points! On top of all there was a nice restaurant with reasonable prices. Very nice all in one. Service and the helpness of the owners (who seem to run the resort as well was above our expectations. We enjoyed our week in Umbria, and it was nice to see how different it is from the other side, tuscany, where we spent the next week. If you appreciate cleanness and how things are fixed you will like this house.
Casale Coccinella definitely has the wow factor - all that the description promises and more. The house is spacious and very comfortable with views that will make your heart sing! Extremely well maintained by Kevin & Barbara who are available locally should you need them. If you're lucky you'll be there when the owners Rob & Judy are in residence in the downstairs apartment. They are so welcoming. On hand with tips on things to do and places to see. We would wholeheartedly recommend Casale Coccinella as a beautiful Umbrian base where you can utterly chill on the days you're not out and about in this gorgeous region.
We are a family of five who spent eight wonderful days in Villa Coccinella. We enjoyed the very large and clean house, the beautiful view of the mountains, the nearby resort and its attractive pool, the local restaurants, the friendliness of the locals and the hospitality of our hosts, Judy and Bob, and the caretakers, Barbara and Kevin.
Villa Coccinella has all facilities required to enjoy the stay including a large and well-equipped kitchen, four large bedrooms, two bathrooms and a large living room with functional WIFI, satellite TV and DVD. We also spent time reading books in the shade of the pavilion in the garden and enjoyed the calm atmosphere of the property. There are several excellent restaurants in the vicinity of the house and these are all surprisingly cheap and easy to find. Local restaurants and other attractions are well described in the welcome guide. Moreover, Barbara and Kevin as well as Judy and Bob (we were pleased they were around staying in their nearby apartment) are very friendly and may provide further ideas and inspiration for places to visit.
We visited a number of exciting places in the province, including the beautiful medieval villages of Norcia, Assisi and Narni, the waterfalls of Terni (Cascata delle Marmore) and the fantastic plains of Piano Grande. Moreover, we followed some of the hiking trails in the mountains near Preci and Norcia and reached altitudes of 1900 meters above sea level on half day trips. It is a real gift to have the Monti Sibillini National Park nearby.
This was our first visit to Umbria, but definitely not the last. We highly recommend Villa Coccinella and Umbria as a holiday destination.
We arrived at the villa after dark; opening the shutters to the very special view the following morning was unforgettable! The villa was comfortable and well equipped and the welcome package was much appreciated. Both the managers and the owners were very friendly and helpful. We visited the nearby Il Callaccio many times for coffee, gelato and dinner; they hired out a bike to one of our party. The locality was all we hoped for with the scenery, villages, walks and wild flowers (we saw at least 12 different species of orchid)
This Villa was absolutely incredible and beautiful !!! Definitely 5 star rating or more ! It was immaculately clean, very comfortable, extremely roomy. Large bedrooms, large fully equipped kitchen, on site parking and had all the amenities you would possibly need. It has amazingly beautiful views of the Mountains from all the back windows! Its is centrally located and perfect to visit many small hill towns in Umbria. Set in a quiet but convenient location. The owners, Bob and Judy and the managers Kevin and Barbara are very sweet people. They checked in on us to make sure everything was fine. They all speak English. They both recommended several places to visit, towns, sites and restaurants to eat at. All were great suggestions. They also have a tour guide book for the area they complied...excellent! They were very informative and helpful and a pleasure to meet and spend some time with. I cannot say enough about them or this Villa. It is A MUST ! Don't hesitate about booking this place, you will not be disappointed. We can only say good things about this place. How tastefully and meticulously it has been restored and decorated. We felt right at home. Excellent accommodations, location, cleanliness and comfort! We hope to return in the future. Thanks again Bob, Judy, Kevin and Barbara for making our visit and vacation so wonderful!

The nearest airport is Perugia, an hours drive. Ancona is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan Air flies to all 4 airports and Easy Jet and most other airlines fly to Rome.
Car hire is available at all airports.
Hertz and Avis are in Spoleto.
There are shuttle services from both Rome airports to the main train station in Rome, Roma Termini. From here regular and Eurostar trains take less than 90 minutes to reach Spoleto which is a 40 minute drive from Preci.

A paradise for walkers with countless trails criss-crossing the hills and passing through villages virtually unchanged since medieval times. Il Porcello Felice. Very pretty restaurant and bar with stunning views and a beautiful panoramic terrace overlooking one of the swimming pools. Very good traditional food. Wood fired pizzas, pasta, meats and trout. 2 minute walk.
Agli Scacchi Hotel. Serves very good traditional Umbrian food. There's a shady terrace and a nice little bar/coffee area overlooking a pool. Fresh pasta, pizza, meats and local trout. In Preci historical centre. 5 minute drive.
La Taverna del Gusto. Good, inexpensive pasta and local dishes. Seating outside in Summer. Nice for a morning coffee, pastry or evening beer. In Preci historical centre. 5 minute drive.
Il Castoro Restaurant. Great atmosphere and Italians flood here to indulge in the freshest truffles that the owner collects from around Preci himself. The truffle omelette is legendary as is the wild boar stew cooked with juniper berries. Pasta focuses on truffles and porcini mushrooms. The huge wood fired pizzas are perfect food for kids. House wine is around 4 euros a litre. Il Castoro is always lively, very Italian and really good value. In Preci lower town. 20 minute walk or 5 minute drive.
