Ambleside is an ideal holiday spot for walking, boating and touring, situated at the centre of the Lake District, at the north end of Lake Windermere. We love living here and are delighted to offer you superb comfortable cottages in quiet positions within 5 minutes walk of the shops, restaurants and cinema.
BIRCH END, AMBLESIDE
This pleasant modern dormer bungalow, double glazed throughout, with views of Fairfield through picture windows in the lounge and principal bedroom is ideally situated only a few minutes walk from the centre of Ambleside. It is situated well away from the road and has the benefit of its own lawned garden with a large adjacent enclosed woodland area, ideal for children to play safely away from noise and traffic.

Entrance hall. Large living room with Lakeland stone fireplace (fuel not provided) and colour TV. Dining area with double glazed doors leading to secluded patio and picnic table outside. Kitchen with gas cooker, combination microwave, fridge-freezer, washing machine, dishwasher, fitted units. Tiled bathroom with 3 piece modern suite of bath with shower, wash basin, and WC. Bedroom with double bed and washbasin. Second bedroom downstairs with single bed and washbasin. Upstairs there is a landing with large wardrobe. Separate WC. Third bedroom with double bed and washbasin. Fourth bedroom with 2 single beds and washbasin. Gas central heating downstairs and storage heaters upstairs. Ample private parking.

About Owner
We are a couple who retired to Ambleside in 2001 to live at the centre of the country’s most wonderful National Park and look after our 3 self catering Ambleside cottages. Besides looking after our guests and cottages we also enjoy walking with U3A, playing tennis, table tennis and Scottish dancing.

Why Owner chose South Lakeland District
Ambleside is the ideal centre for enjoying the beauty of the Lake District. It's right in the middle with roads going north, south, east and west. It's at the north end of Windermere so you can enjoy cruising from the ferry terminal. It has numerous walks for all abilities from your doorstep and if you want to enjoy the countryside in peace you don't have to walk far. It has ample restaurants, pubs and shops, cinemas with 5 screens, banks and a helpful tourist information office. There are many visitor attractions nearby in Grasmere, Bowness, Coniston, Hawkshead and Keswick which you can easily see in a day. There are National Trust properties at Town End, Troutbeck, also Wray Castle on the west bank of Windermere accessible by boat as well as by road.

On wet days try the pencil museum and optical illusions exhibition in Keswick, or just take the children to the play barn in Ambleside. There are country mansions at Muncaster Castle, Levens Hall, Sizergh Castle to explore. Writers like William Wordsworth Beatrix Potter and others have past dwellings at Grasmere, Far Sawrey and Brantwood (Coniston)

- Notes on accommodation: Cot/high chair for a young baby can be provided on request. All cottages have colour TV, and central heating included in the rent. Duvets are provided at all our properties, standard size beds. We provide tea towels and scourers. All have garden furniture for sitting out. Sorry, we don’t take dogs. Outside: All the cottages have garden furniture for sitting out in secluded sunny positions and storage for bikes/canoes.

Excellent value but a little tired
The bungalow is fantastically situated, well back from the road and with wonderful views of the fells. During the day there was some traffic noise but at night it was very peaceful. Must have been fairly quiet - there were deer in the garden on one day!
All of the rooms are a generous size. The furniture and decor is generally rather old and tired but it didn't detract from our enjoyment.
One of the two downstairs bedrooms has the boiler cupboard in it. When we arrived I thought I could smell gas so called the owner, who responded very quickly, assured us that the boiler had been recently tested and provided a CO2 alarm for the room. Nevertheless, we decided not to let anyone sleep in that bedroom.
The upstairs 'toilet' is a cupboard with a loo in it and the waste is pumped every time the loo's flushed, which makes quite a racket - not great in the middle of the night!
The property was clean and everything worked okay, apart from one of the rings on the cooker.
The owners allow smoking in property but we couldn't smell cigarettes, although one or two of the rooms didn't smell very fresh.
There is no Wi-Fi (our kids barely survived!) but we could get a 3G signal.
Despite these few minor gripes, my family and I had a wonderful week here. Loughrigg is a short walk away, as is the town centre, the garden centre, the park and Windermere (the lake).
We would certainly stay here again.
Comfortable house, great location
We have just returned from a lovely stay in Birch End in Ambleside, we stay every year in Keswick but this year decided to add a few days to our trip and move to Ambleside. We found that properties in Ambleside were either very expensive, or didn’t offer stays of less than a week. So were delighted to find such a good value property in such a great location. We were travelling with our baby and my parents so the configuration of rooms worked out well for us. There is a good size double and a single downstairs and a lovely modern bathroom, then a twin and another good size double upstairs. All the rooms have sinks, there is a second toilet upstairs, but it’s not for the claustrophobic as it has been wedged into a closet in the eves, but still, it is a good use of space! The living room is large and bright, with a good sized dining area and a small, modern kitchen. The views from the living room are fantastic, with views towards Fairfield Circle and the church. The property has a lovely secure garden which seems to be a haven of wildlife, my daughter loved it. There is also parking right outside the door. The décor is a bit dated, especially in the bedrooms, but it is very comfortable at the same time and has an up to date smart TV. The upstairs bedrooms had velux windows with the most fantastic blinds, ensuring a pitch black room at night and a good nights sleep. While the bathroom is very clean and modern, the shower is sadly lacking water pressure. An electric shower would be a welcome addition.
The location of this house is fantastic. Ambleside is a very busy town with constant traffic, but because this house is at the end of a cul de sac, you feel like you’re in the middle of the country despite being only 5 mins walk from the town. This property can’t be beat for location, price and cleanliness, I would definitely stay again.

Lovely house, great situation
This is a lovely house and ideal situation for visiting the lake district. Really good facilities, fantastic views of the hills from the sitting room and main bedroom upstairs. Spotlessly clean, really good arrangement of rooms for a family holiday. Within a very short walking distance of shops and restaurants. Very quiet, with nice outdoor areas. The pictures on the website do not do it justice as it is such a nice house. (Tip - if using Sat nav- when it tells you it that you are there, it is a turning to you immediate right). Would definitely recommend it as a lovely place to stay.
Location
Coast/Beach: It's only 10 minutes walk to Waterhead where you can take a ferry to various places on Windermere, launch your canoe/dinghy, have a meal/drink overlooking the lake, enjoy the view and feed the ducks, or if you're feeling energetic swim to the southern end and back (about 26 miles!). Travel: Nearest airports Manchester and Liverpool about 100 miles. Nearest train station Windermere about 6 miles. Use of car is convenient but not essential. Ambleside is also a good centre for using public transport-buses. Distances: 5 minutes walk to centre of Ambleside, 4 miles to Windermere (station), 12 miles to Kendal Further Details: Walk circuits from the cottages include: 1. Stockghyll Waterfall 1km 2. Todd Crag 3km. Wonderful views over lake Windermere. 3. Loughrigg. 5km Excellent views of all central fells. 4. High Sweden Bridge. 4km. Pretty bridge and good views. 5. Wansfell Pike 11km. Good views of Ambleside and lake 6. Grasmere round Rydal Water and Grasmere lake 13km 7. Fairfield Horseshoe. 16 km. Strenuous ridge walk. Many other walks are easily accessible because Ambleside is centrally situated with roads to all four points of the compass. The ferry terminal at Waterhead, Ambleside is only 1km away. Cruises on the lake go to Wray Castle, Far Sawrey (you can walk between these 2 along the lake shore), Bowness, Brockhole and Lakeside at the southern end. Swimming pool at Troutbeck Bridge. Golf at Windermere Golf Club LA23 3NB, provided you are a member of a recognised golf club and have an official handicap. Otherwise pitch and put in Ambleside Platt’s park. Tennis: courts in Platt’s Park, Ambleside. Club social play in Queen’s Park, Windermere, Sunday afternnon. Cinema: 5 screens at Zeffirelli’s in Ambleside (with meal deal available). Theatre: Theatre by the Lake, Keswick 40 minutes drive, Brewery Arts Centre, Bowness 15 minutes drive. Food in Ambleside accessible on foot: At least 18 restaurants, 4 pubs, 7 hotels & 2 supermarkets: Tesco Express, Co-op and Spar (open 7 days/early to late).

Deposit of one third payable with booking, balance 6 weeks before holiday. SHORT BREAK RENT RATES Short break discount for between 3 and 6 nights only applies out of school holidays, or within 3 weeks of holiday in school hols. Short break rents are on a sliding scale, not a fixed price per night, as follows: 3 nights: 60% of weekly rate, 4 nights: 70%; 5 nights: 80%; 6 nights: 90% See our website www.amblesidecottages.co.uk for weekly rates. Changeover Day: Preferred changeover days are: Birch End and Smithy Brow: Fridays Oaks Cottage: Saturdays. Arrival time is after 3pm on the arrival day and departure is by 10am on the departure day.
A deposit of one third of the rent is payable with the booking. The balance is due 6 weeks before the holiday starts.
