Farmhouse in Xaghra, Gozo, Malta

This individually designed stone farmhouse on 3 levels was built in 2007 yet oozes character incorporating many traditional Gozitan architectural features such as high ceilings, stone arches, exposed beams and natural limestone, much of it old and from the original farmhouse. It is located in a quiet cul-de-sac within a few minutes stroll of the popular village of Xaghra and its delightful, bustling village square where a selection of bars and good restaurants can be found. The house is exceptionally spacious, light and airy and furnished to a very high standard. It features a marble staircase, balconies to 3 of the bedrooms and a roof terrace with panoramic views to the Mediterranean. All 4 bedrooms are air-conditioned for the hot summer months and there are 3 bathrooms (2 en-suite). There is a gated illuminated courtyard to the front encompassing car parking, mature carob tree, bbq area, and rear terrace around the tiled, heated swimming pool. The kitchen is fully equipped with Italian units, granite marble worktops and quality appliances (Miele/SMEG/LG).

About Mark Connolly

We live near Farnham on the Surrey/Hampshire border in England due to work commitments and look forward to the day when we can spend much more time in Gozo. It really is a good place to chill out far from the madding crowd. We bought the house off plan and spent a lot of time in sorting out design details and furnishing it as a home as opposed to a holiday let, since ultimately we want to make more use of it ourselves. We hope you enjoy the house and Gozo.

Why Mark Connolly chose Xaghra

Some friends retired early to Gozo and we visited several times from 2005, liked what the island offered and saw it as a place we would love to return to. Scratch below the surface and you'll find it has a lot going for it: Friendly, helpful people, no language barrier, Maltese and English are the national languages. The British are well liked, the cuisine is international with Italian influence, very good restaurants and service all at reasonable prices, excellent local wines, great fish and seafood, plentiful history and archaeological heritage, easy access from UK - scheduled or low cost, great swimming/diving/boating in crystal clear waters, warm climate, plentiful sunshine. What more could you ask for? No designer shopping however! If you are eager for some retail therapy you can visit historic Valetta and Sliema. The themes on Gozo are relax, unwind and enjoy. We hope you do also!

What makes this farmhouse unique

With the property being relatively new it offers all the mod-cons you would expect from a new property, yet being traditionally stone built has many of the features to be found in 200 year old properties - but without the potential downsides. There are 5 properties at the top of the cul-de-sac, the 2 adjoining properties are similarly owned by English families and there are 2 other detached properties, the owners living permanently in Gozo. The house is very private and very close to the village centre. The area is safe and secure and crime on Gozo is not a known phenomenon.

Notes on accommodation: Air conditioning to all the bedrooms (makes for comfortable summer sleeping) - these also work as heaters in winter. There is a free standing pedestal fan in the kitchen. In the lounge there is a Ravelli wood pellet burning stove. A portable bottled gas heater, electric heaters and a dehumidifier are also available for the winter months. The 2nd floor master bedroom and roof terrace are accessed via a spiral staircase. Outside: Rear south facing sun terrace with wooden table, 8 chairs and parasol. 3 sunloungers. Private tiled & heated# swimming pool measuring approx 20' x 12' and 2' 9" to 6' deep with solar cover. Outside lighting and pool underwater lights. Front courtyard features a mature carob tree, lighting, gas BBQ with light over, small wooden table and 4 chairs, parking for 1 car. A 'Romeo & Juliet' balcony attached to bedroom 4 overlooks the courtyard. Roof terrace with 2 chairs and 2 loungers offering panoramic views which take in Marsalforn and the Mediterranean to the north. On a good day Sicily can be made out. Drying for linen/towels etc on roof terrace. #Note: Additional charge if heating required. Utility Room: Italian units carried through to the utility incorporating stainless steel sink, washing machine, microwave, iron, ironing board, vacuum cleaner, bbq utensils. Storage for pool towels and misc sundries. Cleaning / Towels / Linen / Maid service: House towels, pool towels and bed linen included. For fortnightly stays linen will be changed out mid stay. Pool is serviced/cleaned at least once a week when guests are present. Both maid and pool service man live in village and are privately engaged. Other: Downstairs cloaks with basin/vanity unit, wc & coat hanging

Fantastic Family Holiday Villa

This is a fantastic property which exceeded all expectations. Very well presented throughout, clean and most comfortable. The owner was honest and very helpful throughout, with pool maintenance and cleaning conducted as advertised. I would recommend this property for 2 families or a group of friends after a relaxing and comfortable stay. Great facilities, safe and a short walk to the lovely Town centre. A great community feel, with good restaurants and fantastic during the summer festival. Four comfortable bedrooms with a/c and bathroom facilities.

Great holiday home

Just arrived home from a great holiday in Malta.

We were greeted by the neighbour who was very friendly and kindly took the time to tell us where the local shops etc were. The house was perfect for our needs and was suitable for all ages. We travelled as a family of 7 and the house had plenty of space for us all. The pool was great fun and the children spent hours in there splashing around.

Whilst on holiday we visited the Popeye Village which is highly recommend for families with small children. Our 2 children aged 5 and 2 had a great time and have been watching Popeye since returning home.

All in all, a great holiday. Thanks for a great stay.

Terrific house, terrific location

We collected the key from the lady next door who could not have been nicer then went in. The house is beautiful and furnished to a high quality and the pool was spotless. There were absolutely no issues and we would hope to return.

The island measures 9 by 4 miles so the sea is never that far away. Ramla Bay (sandy, see photograph) has featured in the Sunday Times top 20 European beaches and is 8-10 mins drive from the village as is Marsalforn Bay. San Blas Bay, Hondoq, Xlendi may take you 10 - 15 mins but all offer wonderful crystal clear waters and safe swimming. Gozo is one of the premier sites in the Med for scuba-diving offering all year round diving on reefs, drop offs, caves and wrecks.


Access to Gozo is via Malta Int. Airport which is very modern but medium sized. Gozo is the second largest Maltese island and lies approx 20 mins by car ferry from Malta (ferry port is 40 mins drive from airport). Taxi transfers or car hire (Budget/Avis etc) are available from the airport or we can arrange pick up/return transfers and car hire locally on Gozo. A car is best for exploring the various bays and sights but taxis are available and there is now a good bus service run by Arriva.


Xaghra village square is 100m distant from the house as the crow flies but being in a cul-de-sac takes 4-5 mins walk. The capital Victoria is about 10 mins drive and to the south of the island i.e. Sannat or Xlendi take around 15 mins drive. The working port at Mgarr is around 10 mins drive and features some excellent restaurants where you can sit out and watch the varied activities.

Further Details:

Excellent restaurants and places of interest abound throughout the island and the village itself contains a number of attractions including the oldest free standing prehistoric temples in the western world - Gigantia dated 3500 BC (World Heritage site). There are also diving schools at Marsalforn and Xlendi. Comino island, with its turquoise Blue Lagoon, is a 5 minute boat ride from the harbour at Mgarr. On the west of the island at Dwerja is the spectacular Azure Window rock formation. There are 2 small banks in the village and several small super markets. In Victoria there is a full range of banking facilities, shops and supermarkets and the historic Citadel to explore. Churches are plentiful and each village has it's own unique church and artifacts.

There are several wellbeing spas/fitness centres around the island and the ones at the Kempinski and Ta'Cenc hotels cater for non-residents.

Bike hire is available in the village.

There are many interesting walks to do including a round the island coastal walk.

Booking confirmed with 25% deposit and balance to be paid 6 weeks before arrival (plus a keys/breakages deposit of Euro 400). Until then your deposit is fully refundable, subject to any bank charges/costs incurred. Within the 6 week period if you cancel or fail to pay balance, the 25% deposit will be forfeit and the reservation cancelled. Once you have paid the full amount, a sliding scale of cancellation charges will apply, full details set out in the booking conditions (available on request).

Changeover Day:
Fully flexible. Normal check in after 14.00 and check out by 11.00.

Notes on prices:
Prices for all periods except July and August are based on 1-4 persons staying. Extra charge per person/night is 15 Euro. This charge does not apply in July and August when the rate quoted above alone will apply. The minimum rental period is 1 week unless stated otherwise. The swimming pool can be heated (not necessary in summer months) at additional cost of €70/week.

All prices are quoted in Euro but the website does it's own conversions to Sterling for UK residents and also gives an "average nightly price" which are for your INFORMATION only and are not necessarily entirely accurate. Please contact the owner for an accurate costing to reflect the month of stay, number of people and your precise requirements. All payments are to be made in Euro.

Payment Terms:
Booking confirmed with 25% deposit, balance to be paid 6 weeks before arrival (+ keys/breakages deposit of €400). Until then the deposit is fully refundable, subject to any bank charges/costs incurred.   • 50% refund if canceled at least 7 days before arrival date.
  • 100% refund if canceled at least 14 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
