Having been encouraged for a demand from his guests to bring others, Sea Palace was planned and built over the last 5 years. It was designed through years of experience in the travel and entertainment business. The owner is also a professional musician and has worked at most of the villas, playing events and parties over the last 20 years, so has had allot of design influence for what works and does not.

Tranquility in St. John during Carnival
We always come to St. John the first week of July. This also coincided with Carnival. Over the past 25 years Cruz bay has become to crowded and loud. This villa gave us the perfect place to relax and use as a jumping off point to see all of the wonderful sights of St. John without the crowds or noise. Everything in the villa was as expected, actually it was better. We have stopped in years past to get basic supplies but a lot of that was already there. We made sure to replace or replenish what we used but was nice seeing that the villa was nicely stocked so you could stay in and cook or head out to one of the numerous restaurants and bars if so desired. We will definately be contacting Greg on our next visit.
Outstanding villa and wonderful location
This was our 8th trip to St. John in ten years and Sea Palace was one of the best villas we have stayed in. It feels very homey with big rooms and tasteful decor. We came this time with our teenage son and niece and the split levels worked perfectly; we had our privacy and they had theirs.
The back porch of the villa is amazing! It is HUGE with fantastic views that stretch from East End to Bordeaux Mountain with Fortsberg right in the middle. We ate dinner on the porch every night and it was wonderful. The porch got great breezes when we stayed but the house was angled such that the AC in the bedrooms was nice to have at night.
It’s hard to imagine a better location on the island. We walked to Skinny Legs, hiked to Waterlemon, and everything else was a short drive. The road up is steep, but paved the whole way and totally manageable. The one concern we had when we first got to the villa was the close proximity to the neighboring villas (there are 4 all kind of clustered together), but it was a total non-issue.
Greg was super responsive to texts and phone calls. We didn’t need much but when we did have questions, he replied almost immediately.

This property is located away from the hustle and bustle of Cruz Bay on a quiet, peaceful hillside. Without the light pollution from town you get a wonderful nighttime treat to see a sky full of stars.The house has everything one needs to feel at home including cooking supplies, great beds and linens, and beach necessities. We had a wonderful time at Seagrape and would return tomorrow if time allowed us! This house is exactly what one needs to have a relaxed, enjoyable visit to St. John!
Perfect classy villa
Sea Palace was awesome and Greg was a great host. Beautiful upper level with fantastic views. Our daughter and son in law came and stayed in the lower level so we each had perfect privacy but together during the day. Pool and hot tub were so nice that we stayed at the villa a couple times to chill out and sit in the sun! Greg has 3 villas there next to each other so if you have a larger group it is perfect! It is right up the road from Skinny Leggs on Coral Bay- the quiet side of the island! Highly recommend!!
My wife and I have traveled extensively (U.S., Europe, Asia and Australia) and we both are in agreement that Greg's property is the nicest we have ever stayed in. The house is beautiful and meticulously maintained (looks brand new) and if that's not enough the view from the balcony (of two bays) will just floor you! Oh...and did I mention your very own private pool and hot tub. BONUS!! We forgot to sign the guest book but thanks for a great stay Greg!!
Great location. Split levels give privacy to couples.
Seagrape hill is conveniently located high above Coral Bay. Unlike some other access roads this one is paved all the way to the entrance. It's steep with tight switchbacks but very doable. It is close to the beaches we like the best ( Francis, Maho, Salt Pond, Little Lameshur, Leinster/Waterlemon Cay, and Hansen). The kitchen was fully equiped and the large island makes food prep a joy. The Dolphin market makes trips to Cruise bay unnecessary. TV options are limited unless you have a Netflix or Hulu account but internet access is good so we were able to keep up with the news and the weather back home in Maine (Hah). Insect repellent is a must if you are star-gazing at night (mosquitos) and also on the beaches during the day (no-see-ums). Having a laundry room is an added plus. I highly recommend Seagrape for your vacation stay.

Enjoy Coral Bay, the quieter side of St John with million dollar amazing views, plenty of great restaurants, bars, shopping, many beaches to swim and snorkel, hiking, boating, sailing, water sports, live music, etc...the way the Caribbean used to be. Only a short drive to the Cruz Bay side and pretty much anywhere on the island to explore.
