Dating back to the 19th century, this very bright and spacious luxury farmhouse, situated in a private alley, offers excellent holiday accommodation with FULL AIR CONDITIONING. Finished to a high standard by a Maltese interior designer. Includes air-conditioning, large sun deck and private pool. This property is ideally located within a few minutes level walk of village amenities including local shops, bars and a couple of restaurants. Buses pass closeby, although we do recommend hiring a car.

The small island of Gozo is not considered to be a main stream tourist destination and therefore offers a truly wonderful relaxing holiday living amongst local Gozitans who go about their daily lives. Gozitans are a really friendly bunch always pleased to help foreigners and always interested in where you live and how you spend your time at home.

Originally a house of character and following conversion, this modern style villa now offers really large rooms with a south facing sun deck and large pool with wide steps ideal for young children learning to swim.

The village of Xewkija has a few local stores so everyday needs are catered for within a 10 mins level walk

Hi Doreen & Chris, The house lived up to our every expectation and was accurately represented on the website. I would highly recommend this luxury house to a large group. It is extremely spacious and well appointed and I cannot think of anything that it lacked. It is set in a beautiful little town and is very central. Our group loved everything about it and the welcome pack was very generous. Thanks for a wonderful holiday. We loved Gozo and were glad we chose it rather than Malta which we found too busy. Special interest holidays:

Gozo is the perfect place for walking and cycling holidays out of main season. The clear seas are excellent for swimming, snorkeling or scuba diving with many PADI qualified dive schools located on the island. Gozo has many historical sites including temples that pre-date the Egyptian Pyramids.


The best beach is at Ramla, about a 15 minutes drive away. Other beaches, both sandy and shingle, plus hide away coves are also within a 10-15 minutes drive.


Travel to Malta airport, then cross to Gozo by ferry (25 mins). This property is approx 35km from Malta airport.


The island of Gozo is made up of 17 individual villages contained in an area 11 x 7kms in total. Car hire is recommended.

Further Details:

Maltese cuisine is Italian based, of high quality and reasonably priced. Maltese wines and beers are also of high quality and excellent value. The island of Gozo is predominantly a farming community and during the summer months, when the weather is hot, farm workers leave for the fields just after dawn, to avoid the heat of the day. This also means that you may well be woken by farmyard animals, such as chickens, sheep, cows and dogs as the village comes to life.

Notes on accommodation: The owner's Maltese interior designer has skillfully managed to take the original delightful features of this House of Character, which include high arched ceilings plus the natural Gozitan exposed stonework in many rooms, and blend with the very latest modern 'minimalist' furnishings and fittings. The air-conditioning units also act as heat exchangers to give warmth on those odd chilly early Spring or late Autumn evenings. Outside: South facing sun deck to include private swimming pool approx 7.5 (max) x 5.0 m, sun loungers, patio table and chairs on raised terrace, BBQ and parasol. Utility Room: Located on the second floor with washing machine and access to roof drying area. Cleaning / Towels / Linen / Maid service: All linen is included with the exception of beach towels. There is maid service on departure, with linen being changed weekly. Additional maid service is available at extra cost.

A spacious and comfortable farmhouse for larger families

We were a family of 7 adults and thoroughly enjoyed our week at Ta James villa. It was very spacious with very large bedrooms and bathrooms, so we had plenty of room to do things together or chill out alone. The pool area is delightful with really comfortable furniture and we made good use of this.

Very spacious villa

We had a very nice stay here the villa photos don't do it justice the rooms are large and the bathrooms are great, the kitchen is very well equipped we were a family of 12 and it was no problem to store and prepare/cook food for all. The location is perfect for local aminities with a very good butcher, baker and great wee supermarket all within a short walk.

Gozo itself is a beatiiful island and has a fab climate we were there in October and the weather was a constant 25. I will definitely return,

Our minimum letting period is 7 nights. A deposit of 25% of the holiday price is required at the time of reservation with the balance being due 8 weeks prior to departure. There is a £150 returnable key/breakage deposit applicable to each booking.

Changeover days are flexible. Checkout is by 10.00am and check in is after 4.00pm.
