A first floor apartment in the sought after Boka Heights development. The apartment enjoys an elevated position just 300m from the Dobrota waterfront. Enjoy spectacular views from the private terrace whilst trying a glass of the local wine and watching the traffic go by, that's cruisers and yachts not cars! Boka Heights comprises 4 buildings with landscaping, walkways and communal pool area. The pool is ideally positioned to take advantage of the beautiful fjord and mountain backdrop views. The apartment comes with a private parking space that is directly in front of the building. Dobrota is approximately 5km from Kotor 'Old Town', a World Heritage Site. Kotor is famed for it's venetian walls, old churches and wonderful little squares. It also boasts a good array of shops, cafes, bars, numerous restaurants and marina, which is home to a good number of luxury cruisers and sailing boats. Kotor is less than 5 minutes by taxi/car and parking is cheap and easy to find.

We (Jason and Louise) are happy to offer this wonderful apartment set in a fantastic location to our guests. We are very proud of our apartment and have dressed it to a standard which is fitting for the location and the views! We holiday in the apartment ourselves and have therefore taken great care to ensure it is both comfortable and equipped with all the key essentials required for a family holiday. The apartment is suitable for children, which has been proven over the last couple of years by our young daughter! Stunning scenery, great weather, water, up and coming destination. Quiet or busy - the choice is yours, short flight, good restaurants, history, architecture, fantastic piazzas. Close to Kotor and Perast, amazing views from the terrace, good wine. Ideal for boat spotting, good shops. The right side of the fjord! Day trips to Dubrovnik, Skadar Lake, Tara Canyon. Half-day trips to Svetti Stefan and Budva. Take a hike to the top of the Kotor battlements, pool (1 min), fjord (3-4mins) or sea (25mins), relax and read a book. Party in town, festivals. Marina in Tivat being built for super yachts. Fishing. Safe environment. Eurozone.

Notes on accommodation: Awarded a 4 star rating by the Ministry of Tourism. Sleeps 4 comfortably but can also accommodate 2 further guests on the double sofa bed (ideal for families of 5). A 'Z' bed and travel cot are also available in the apartment. Air-conditioning throughout. Tastefully dressed spacious apartment with fantastic views of Kotor Bay. There is an assortment of games and books for your entertainment. The local agent will request a 150Euro/150Sterling deposit upon arrival. The deposit is returnable upon checkout, subject to no breakages/damage. As some guests do not wish to hold Euros at the end of their holiday we are happy to accept Sterling deposits (the choice is yours). Outside: The apartment has an allocated parking space. Private terrace with panoramic views of Kotor Bay and Perast in the distance. Communal pool equipped with loungers for guests. The waterfront/coastal road is just a few minutes walk away where you can stroll along and take in the great scenery, old stone buildings or just grab a coffee and watch the world go by! Cleaning / Towels / Linen / Maid service: Fresh linens and towels are provided at the start of each stay. The apartment will be cleaned prior to each rental. For a small fee fresh linens/towels can can be arranged for rentals of two weeks or longer. An airer is provided. Other: Relax on the apartment terrace and take in the panoramic views across the bay. Watch the cruise liners and private yachts sail in/out of Kotor whilst taking breakfast. The terrace is ideal for entertaining or just enjoying a night cap or two!

Beautiful Views

The property is situated at the top of a slope overlooking the beautiful bay of Dobrota, the UNESCO registered town of Perast is in the distance with the island churches clearly visible. It is within walking distance of local 'corner' shop and bakery, Kotor Old Town being an easy walk of 5k away. The apartment is spacious and well appointed, however there were some aspects that could be improved upon. On arrival we had to go out and purchase basic essentials like toilet paper and washing up liquid, this may have just been an oversight by cleaners. The kitchen seemed to have been very recently replaced but minor flaws let it down, the cooker door scrapes the end wall on opening and there was no extractor fan. Having no TV or internet was in some respects good as it encouraged us to go out a little more perhaps, but it means a higher bill for essential communications. Handover of property was quick and easy, with some good recommendations of places to visit and eat. Be wary of the taxis as the rates can be somewhat variable. There is a recently introduced residency tax which you have to pay at the local authority offices, within 24hrs of arrival, it was 0.8 € per person per day when we stayed.

Heavenly views

The apartment is a 5/10 minute taxi ride from the old town. Although advised it was walkable, you'd have to be feeling very energetic, especially with the heat we just experienced. Taxi's are easy to order though. There is a very steep hill from the main road up to the apartment, but parking is available and the views once you're there are stunning. We had everything we needed and would highly recommend this to anyone. Plenty of restaurants locally and swimming in the fjord whilst a little challenging was lovely. You can hire sun beds in the bar/restaurant behind the supermarket which was quite civilised. There are beaches to sun bathe on but they are quite a drive away. If a beach holiday is what you're looking for then this probably isn't the ideal location for you. If however you want a mix of beach/scenery/exploring and culture within the old town of Kotor then this is the perfect spot. There is lots to do if you have a car and plenty of boat tours from the marina in the old town. All in all we had a really lovely stay and wouldn't hesitate in recommending to others. Two points to note, as we didn't read the listing properly (our fault), there is no TV (quite a blessing as it happened) and there is no wifi. Once you sit on the balcony with your coffee in the morning or glass of wine in the evening, you can forgive any small negatives. We loved it!

Great apartment, fantastic views

Lovely apartment, very well furnished and well equipped. The apartment was very clean with good quality linens. Great view and fantastic area.

Communication with Louise the owner was excellent as was the management company.

Great property and would highly recommend.

Car: recommended


A short walk (5 minutes) down the hill will take you directly to the waterfront (fjord) where you can swim or sunbath from one of the municipal stone pontas. The coast is approximately 25 minutes by car. There are various beaches to pick from along the coastline. The waters of the Adriatic are very clean and offer a great opportunity to cool down in the height of the summer!


Dubrovnik airport is about 65km away/approximately 1.5 hours (off peak) along a simple and picturesque route. BA and Easy Jet fly regularly from Gatwick. Easyjet also fly from Liverpool. Flybe offer flights from Birmingham, Southampton and Exeter. There is a wide choice of car hire. Tivat airport is approximately 15 minutes by car to the apartment. Montenegro Airlines fly direct from Gatwick to Tivat.


Towns around the Kotor Bay and along the Adriatic Coast are all within easy driving distance. The stunning town of Perast (15 mins), the World Heritage Site of Kotor (5 mins), the popular town of Budva (35 mins), Tivat with its emerging super yatch marina (15 mins), the iconic photo opportunity at Sveti Stefan (60 mins) are all easily reachable by car.

Further Details:

Kotor has numerous banks, restaurants and shops. There are large modern supermarkets within 5-10 minutes, as well as small mini markets within 2-3 minutes of the apartment (all by car). There are various restaurants along the route in to Kotor. There are a wide range of restaurants to choose from, which include traditional and modern dining settings and local and European styles of cooking. If you love seafood you have chosen the right place to holiday and if you like a good steak you have plenty of choice to satisfy your appetite. If you're fed up with town or eating in the apartment why not drop into the boutique hotel at the bottom of the drive and enjoy a meal at the waters edge (recommended). Before you opt for the familiar beer or wine make sure you try the local offerings - we can recommend them! The area offers a wide range of activities for those who would prefer not just to relax. The fjord is on your door step which you can take advantage of by sailing, cruising, swimming, fishing or even jet skiing. Where there's mountains there's spectacular walking, mountain biking and photography opportunities. For the twitchers amongst you why not try Skadar Lake which is the biggest bird reservation in Europe. For those of you who like extreme sports why not venture up to the Tara Canyon which is the second deepest gorge after the Grand Canyon.

Reservations made within 8 weeks of the start of the rental require full payment at the time of booking. Sterling payments by cheque or direct bank transfer. Euro payments subject to agreement. A 25 Euro charge will be made by a local agent for arrivals/departures on a Sunday. Tourist taxes are payable on arrival (80cents/50cents per adult/child per night in July/August.
