About the property

Villa in Eraci, Lustica Peninsula, Montenegro - Village Location, 7 mins Drive to Nearest Beach

Eraci is a beautiful villa designed in traditional Mediterranean style to blend with the other houses in the tiny, picturesque hillside village in which it sits.

The interior design is definitely contemporary - with open plan living spaces, large windows and creative design features. All 5 bedrooms have en-suite bathrooms and 2 have their own terrace.

A beautiful circular staircase within a hexagonal tower links the 1st and 2nd floors.

The pool area was planned specifically to preserve ancient olive trees which help to afford shade to the extensive sun terraces. The spacious 1st floor terrace provides a perfect 'al fresco' dining area, with a gas BBQ.

The area around Eraci is largely undiscovered, and spectacularly beautiful – reminiscent of Tuscany – yet there are two attractive beaches within 7 mins drive, with adjacent restaurants and bars, and nearby Rose is undoubtedly the prettiest fishing village in Montenegro.

About Roger Britton

I am English (born and bred in Bristol) but have lived outside of the UK since 1999. I am currently based in Cambodia, where I own a restaurant - but previously lived for 8 years (from 2002 to 2010) in the former Yugoslavia - firstly in Belgrade and then in Montenegro. I still spend as much time as I can in Montenegro (at least a few weeks a year) and eventually would like to retire there. I have owned property in Montenegro since 2004 - having fallen in love with the country, while it was still part of Serbia and Montenegro. I bought this and my other property in Zabrdje (Owners Direct Ref. MN560), also on the Lustica peninsula, in 2007.

Roger Britton purchased this villa in 2007

Why Roger Britton chose Kotor

For me, buying on Lustica was one of the easiest decisions I have ever made - as it is, in my opinion, the most beautiful part of the Montenegrin coastline. Still largely undiscovered and spectacularly beautiful, reminiscent of Tuscany – Lustica is starting to enjoy more popularity with travellers looking for something different and in addition several large and impressive developments are either already underway or are soon to start. These include the Lustica Bay development, well underway on the other side of the peninsula and 2 other multi-million Euro projects ready to go. However, the peninsula still remains one of the most peaceful and unspoiled locations in Montenegro.

What makes this villa unique

This is without doubt one of the most spectacular villas on Lustica (in the opinion of a local Estate Agent friend of mine it is THE best on the peninsula). Beautifully designed in 'Tuscan' style, with a huge and stunning looking swimming pool, separate child’s pool and fantastic views over Mamula Island and the open sea. When I stay there - I honestly never want to leave!

We spent 2 weeks this summer at Eraci and had a great time. The villa is new and equipped with every mod con anyone could possibly want. The pool is really fantastic and the terrace gives a beautiful view over the Adriatic. The area immediately around the house is very unspoiled and peaceful. Jeremy, UK.

We all enjoyed our stay in Eraci. The villa was wonderful and had absolutely everything a family with older children required. I loved the sea views. Mary, UK.

I cannot tell you how much we enjoyed our two weeks at Eraci. It definitely lived up to our expectations and more. Georgina. UK.

We would like to thank you for our wonderful holidays in Montenegro. One day we would love to return to your beautiful villa and to enjoy again fantastic time there. Irina, Russia.

Wonderful property and excellent hosts

  • 5 of 5

We had an absolutely wonderful time at Villa Eraci - it was ideal for a girls trip away. Roger could not have been more helpful before we arrived in Montenegro, answering our (many) questions about getting around and things to do/see in the local area. He also made sure that there were enough sun loungers and pool towels for us all. The villa and facilities are in top condition (the jacuzzi bubbles didn't work while we were there, but this really wasn't an issue and I believe Bosko said they were being fixed). On arrival, Bosko was there to welcome us and make sure we were settled in and knew where everything was. He was also helpful in pointing out local taxi numbers, which came in handy. The villa is incredibly spacious (there were nine of us) and had everything we needed. It is set up in the hills and there isn't much in walking distance, but we had hire cars and the taxis were all reasonably priced. The one thing that was a slight annoyance was the number of wasps around the pool - quite a few of us were stung and they were a bit of a pest, but aside from keeping drinks and food covered, there isn't much that can be done about them. (And they disappear in the evening so it isn't a problem having meals / bbqs outside). That aside, we all loved our stay at Eraci and would certainly recommend it for groups of friends looking for a big villa with a good pool and fantastic views!

Owner's Response: Hi Hannah. Many thanks for your excellent review. I am so glad you and the rest of the girls enjoyed your stay at our villa - and hope that you all liked Montenegro as a whole. Shame about those wasps - which have never been a problem before. Maybe a temporary invasion (I hope!). Kind regards, Roger

Lovely villa, stunning views, very rural!

  • 4 of 5

We loved our stay at Eraci Heights - the villa was lovely and the views were amazing! The villa is very remote, so if you are lo King for a bustling town / nightlife, this may not be the place for you! The villa is split over two floors, which are both self contained, with their own kitchens, lounge areas and bathrooms.

All the bedrooms had their own bathrooms, and there were also communal ones on each floor. We would recommend doing BIG shops at the HDL supermarket near the airport, as the drive to and from is aboit 40 mins each way. Food was very cheap and we found almost everything we wanted in the shops. Great holiday had by all - Montenegro is up and coming, not a lot of tourists, but definitely one to watch out for in the future. Lustica Bay and the views are out of this world. Huge thanks to Bosko who looked after us during our stay, he was so attentive and helpful, he couldn't do enough for us. Roger was very helpful, with great directions, advice and generally accommodating every request we made! Thanks so much!!!

Beautiful villa and pool

  • 5 of 5

We had a fantastic holiday in Montenegro staying at villa Eraci. The villa is lovely and very well equipped and the pool is lovely and big. Our local contact was really helpful and helped us to organise things locally, he couldn't do enough to help us. The villa is beautifully remote so be prepared for the drive up the mountain. It isnt that far but is quite long and slow!

Beautifully remote

  • 5 of 5

This is a spacious, highly comfortable and well-equipped villa in the spectactular Montenegran countryside.

The villa is very large (we were 9, but it could very comfortably accommodate more), with a great pool, several terraces, bbq and beautiful views. It is very family friendly and perfect for a large group.

We were met by the local agent who was available for any help and questions through the week.

The surrounding area is very beautiful with several charming local towns and villages, beautiful beaches plus boat trips and other points of interest.

Be aware the whole peninsula is very remote and the drive to the villa, although perfectly manageable in an ordinary car, is challenging and slow.

Highly recommended as a secluded getaway.

After travelling around Montenegro (which is a must) and its outstanding beauty we stayed for a week in this beautiful villa. The decoration and equipment available was well above average. The pool delightful and the views… stunning! Go… and enjoy this wonderful part of the Med.

Car: necessary

Two beaches, one pebbled, one with purpose built concrete platforms are within 10 mins drive of the villa at Miristar and Zanjice beaches. Both have restaurants and bars adjacent. The sophisticated beach resort of Oblatno and the beautiful fishing village of Rose are both just 15 minutes away. Views from the villa include the fortified Island of Mamula and the Prevlaka Peninsula, shared with Croatia. Magnificent views over Boka Bay, including the amazing Porto Montenegro Marina at Tivat and the new One and Only resort just across the Bay at Kumbor (due to open next year) are a short drive away further round the peninsula.

A car is essential to stay in Eraci. Tivat Airport is a 30 min drive away – from where Montenegrin Airlines currently flys to London flights 2x a week (Tue/Sun) with 2 more flights to Podgorica (2 hrs drive). And EasyJet have just started flying Gatwick to Tivat on Mon/Thu. Plus Ryanair now flies from Stansted to Podgorica, with plans to serve Tivat soon. Many visitors use Croatia’s well connected Dubrovnik Airport, less than 2 hrs drive from the Villa, where carriers include BA plus budget airlines such as RyanAir, Jet2, EasyJet & Flybe. Allow extra time for queues at the border during summer, however.

By car - Tivat is 30 minutes, Kotor 30 minutes, Budva 40 minutes, Herceg Novi 60 minutes, Dubrovnik 2 hours. Beautiful walks from the house and short drives away including churches, monasteries and ancient fortifications.

The nearest beach, shop and restaurants are less than 10 minutes drive s drive away in Miristar / Zanjice. There is a small supermarket and a cash machine 20 minutes away in Radovici, and larger supermarkets and a garage 25 minutes away on the main Tivat-Budva highway.

Further Details:

Montenegro – ‘Pearl of the Adriatic’ – hang out for the rich and famous in the 60s and 70s and now firmly back on the map again with many new upmarket developments, such as Porto Montenegro and Lustica Bay attracting an increasing number of rich and famous visitors.

Lustica is considered by many to be the jewel in Montenegro’s crown. Beautiful and unspoiled, in parts like stepping back in time with cowbells ringing in the distance, goats wandering around and local cheeses and cured ham plus home made wine and brandy available form farmers houses at the side of the road. Yet there are great beaches and restaurants on the peninsula - and many tourist attractions and several bustling towns with vibrant nightlife within easy reach by car.

The nearest beaches to the villa are less than 10 minutes drive away at neighbouring Miristar and Zanjice. Miristar has one excellent beachside restaurant – and Zanjice has several, including the upmarket Ribarsko Selo. Catch a water taxi to Herceg Novi, Tivat, the famous Blue Cave or secluded Dobrec, only reachable by boat. Dobrec is one of two beaches on the Lustica peninsula (out of a total of six in Montenegro) which have been awarded the Blue Pennant by the WTO (the other being Plavi Horizonti, further round the peninsula) - and it also boasts an amazing seafood restaurant. There are 3 excellent restaurants and a scuba diving school at nearby Rose. The popular resort of Krasici is only 10 minutes drive away, where there is a pizzeria, a great local restaurant and several shops. A few minutes further along the peninsula at Krtole are 3 top quality fish restaurants.

At Tivat, Porto Montenegro boasts the largest and most stunningly located marina in the Adriatic, with an impressive range of upmarket restaurants, bars, shops and boutiques – plus a 5 star hotel. Tivat itself has an increasingly impressive range of restaurants , bars and cafes. The beautiful old walled town of Kotor (likened to a smaller version of Dubrovnik) features a myriad of cobbled streets and small squares on which can be found a range of restaurants, bars and shops – plus the trendy Maximus Club, one of the coolest on the Med.

Then there is Budva – playground for the ‘beautiful people’ which again has a range of bars, restaurants and clubs – including the new Miracle Lounge which features a diverse program of live music – including well known international bands and DJs - all through the summer.

See attached link to descriptions of 10 of the best restaurants along this part of the Montenegrin coast (all reachable by water taxi) – 3 of which are on the Lustica peninsula.

Montenegro boasts a whole range of amazing tourist attractions, such as the Lovcen National Park, Lake Skadar with its huge range of wildlife, the Ancient capital of Cetinje, the famous island haunt of the rich and famous – Sveti Stefan and the Old Venetian Port of Perast with its picture postcard islands just off shore. From Kotor, Perast or Tivat – take a boat trip round stunning Boka Bay. And if you want to venture across the border - visit the jewel in Croatia’s tourist crown – Dubrovnik.
