This ground floor property has generous space inside and out with its own secure parking in the Apartment grounds. It is right next to the pool so is great when you need to watch the Children or nip back to the Fridge for a cold beer or a soft drink. There are three dining areas the first dining area is inside, there is another Dining area at the front of the property in a spacious setting and another dining area at the rear of the Apartment in an even more spacious setting.There are two Big Terraced Areas in the privacy of the Apartment walls that can be used to Sunbath during the Day and Barbecue during the Evening, there is also a Huge Parasol that isn't attached to the Tables and can Move independently on its own wheels, this ensures that you can always find some shade and of course the pool which has sun loungers, its own shower and toilet block with the Beach only a 5 minutes walk away it all adds up to a fantastic outdoor Package. Indoors The Living Areas are Tastefully finished with Modern quality fittings and high end appliances for your entertainment and comfort with attention to detail shown throughout the Apartment from the Drinking Water Tap in the Kitchen, the Shell Shaped Granite Sink and Draining Board and granite worktops, to the Light-bulbs with a Silver finish so that they look great at Night and the Bathroom with its Modern Tiling, Stainless Steel shine and Beautiful Glass Shower Screen (So much better than mouldy shower curtains).
The Apartment Has Air-con in all rooms, Free WI-Fi, Movies, Computer Games Books and Satellite all Shown on a Quality High Definition 32" Samsung TV, You can sit and watch a movie on the leather Corner suit or chill at night on one of the two outdoor terraces or even read a book in the cool of the bedrooms.
This I feel is really important you go on holiday to relax so you need to sleep Well at night so we have fitted all our Bedrooms with top of the range Black out Blinds that work a treat. There is a Big Bedroom with a King Size Bed, Big Wardrobes with Drawers inside and bedside cabinets also with drawers. Walking into the second bedroom will reveal two large single beds that also house two under-beds that go up on stilts to make a really comfortable sleeping solution when there are more than 4 guests, taking the sleeping arrangements up to 6 people and all the Beds are suitable for Adults or Children.
The Bathroom has a very modern tiled Finish and has a shower and a bath all heated by solar power. There is a modern mirror and tasteful stainless steel shower rail and reinforced glass storage shelf for your bathroom essentials. There is also an immersion heater just in-case you've just done a couple of wash cycles in the washing machine and you need to shower as well.
There are Bath Towels and also Beach Towels so you dont need to bring your own saving space in the case for a few more dresses or tops. In The Kitchen There is a Washing Machine, Large Fridge Freezer and Cooker with Ceramic Hob, in the Cupboards you will find Barbecue Utensils, dishes, plates, glasses and cutlery and tea towels. There is a stainless steel toaster and kettle and also a microwave for heating up the baby food etc.
We all live in Northern England ,9 miles from the Scottish Border & 20 minutes from Lake Ullswater's edge. We work in Retail, Government With Sporty children Rugby League and Union & Football are played by the kids, Our Little Girl plays for Sunderland @ Football & The Beast plays for Carlisle @ rugby.
We use a lot of fuel and Time!!! travelling back and Forward in Mum and Dads Taxi.

When we came to look at this property off plan in 2006 it was an empty grey building on its own with nothing around it & luckily for us the Builder made it his Flagship Development. The finished product is amazing. It is close to everything the bus stop, shops, beaches and the Resort of Protoras. This is where my wife & I first holidayed & Where we brought our 2 yr old on her first holiday.
Our property is Unique because it is Ground floor and the Closest to the Swimming Pool. There isn't another property like it on the Katia Complex because it is the only one with Front and Rear outdoor areas and the only one with its own On-Site Private Parking, Having two outdoor areas allow us to offer you a very unique proposition for an Apartment.
There are two seating and sunbathing sections that can be used so you can get Sun and Shade all day long depending on your preference and it opens up youre options with a view to dining, entertaining and sunbathing.
We upgrade something every year because we want to keep our Guests happy and offer as much as we can for a Good Price.
We Upgraded everything from the Granite Sinks, Drainers and Worktops, too the Glass shower screen extra Wardrobe Space, More expensive Tiling right throughout and attention to detail like the Black out Blinds, so that you get a great nights sleep, the expensive silver finished Light Bulbs and of course the Private Parking Drive and Extra Rear space because we wanted to make it a modern Apartment with an emphasis to attention to detail that we would like to live in ourselves. We enjoy making people Happy and that's what we care about it gives us a Buzz when we receive a Lovely letter from Children and their Parents saying what a great time they've had. It means a lot to us.
We also offer a very Bespoke service if you want anything please ask and we can normally provide it, we will try and do it Free of Charge but if we cant we dont make a profit we do it at cost price for example cot hire we just charge what the company charge us we dont add anything to the bottom line because you have paid us for use of our property and we will not take you for granted.

It was exactly as described in all the descriptions and to be fair the pictures in my opinion dont do it justice. It was great for the kids to have such big outdoor space where they could play in safety.
We will be back next year.

We enjoyed a relaxing stay in Stuart's apartment which is well located for access to the communal pool. We stayed in August and had the pool almost to ourselves, nice quiet complex with easy access to bars and restaurants on the bus which runs regularly with the stop just outside the complex, taxis are resonable at €8. Apartment was clean and well equipped. Stuart was very helpful with information about the area and where to eat. We had a car but didn't need it. We enjoyed two evenings at Steen restaurant great food and good value for money, run by nice family, Niklas Taverna was good also, make sure you hungry if you want the mete! Will probably return
It was mine, alongside with entire familly, first self-organised holliday in Cyprus, so it was especially important for us to be safe, well-equipped, children-friendly etc.

before we enetred the property, we received such a great help from the owner, Stuart, who did everything to make sure we would have a great time here.
the apartment has a very clean and big pool, great for children to play, and lovely for the adults as well.
the apartment is well equiped, with all facilities you need, air conditioning works pretty well, there is a large patio in front of the building- such a lovely place to spend a time at evenings with your familly.
the place is really quiet, you have great view on local hills, you have all local beaches close to you, you have shops and great restaurants close to you, you can walk, you can ride-just everything.
we did not decide to hire a car, but if you do you have a private parking place. if you don't there are taxis or local buses- the bus stop is just 1 minute walk away.

From the start of the booking process we had fantastic service... Stuart the owner is brilliant and can answer all ur questions and is always willing to do what he can to make sure u have a fantastic holiday.
The apartment is so spacious and has everything you could need during your stay.
Brian picked us up.fromthe airport this was arranged by Stuart... and what a great man he is was waiting our us at the airport and great contact throughout the Holiday. We also hired a car of Brian which was also very hassle free.
All in all I would recommend this apartment to anyone I know and me myself will definitely be returning.. x
Had a great stay. From the first moment of booking Stuart the owner could not have been more helpful, offering tips if we needed them and arranging our (very punctual and professional) transfer to/from LCA. Lots of space and everything fresh and clean. Beach towels were a big bonus in these days of luggage charges. Both bedrooms big and comfy. If not driving (we were not) the bus to the strip is a few steps along the road and runs all the time. Just pop outside and it will be there in a few minutes. Amazing value! thx Stuart.
Travelled as a family of two adults and two children ages 12 and 15. The apartment was superb, it had everything you need, nice spacious living room, bedrooms, excellent bathroom, and a kitchen with all mod cons. It was only 10 yards from the pool which was empty most days. The owner Stuart, is very attentive and no request before we arrived was too much trouble for him. He even left bread, water, margarine, beer and wine for us on arrival free of charge.
The only negative is its location: It is one mile from start of the resort, (known locally as the Strip), which is also a mile long. If you walk to the end of the Strip, you will face a two mile walk home. Taxis were €8 for the two mile journey, and the buses were also quite expensive €2.50 each after 9pm. Thankfully we hired a car, but it did curtail my wife or my drinking, ha ha.
If you have car, this is the perfect apartment
The beautiful Green Bay is a 5 minute walk from the apartment. The famous Fig Tree bay is only a 15 minute walk away. Cavo Greco a natural beauty area is around a 20 minute walk. The coast is dotted with beautiful beaches and little coves where local fishermen can be seen carrying out their daily duties.
Ayia Napa is around a 10 minute drive to the Nissi Beach.
Our favourite is Serena Bay it is our secret and is located in Kapparis, see if you can find it! It is worth the hunt. There is a great Water Park in Ayia Napa and the Kids Love it.
The nearest Airport is called Larnaca and it is around a 40 minute drive from the apartment. Car hire is plentiful and driving is easy as in Cyprus driving is the same side as the UK. Return airport pick up is available upon request and is around 80 euros this is cheaper than a one way taxi ride. Having a car is nice, as it is an easy Island to Navigate but for our apartment it is not essential as it is close to everything.
Resort Centre 1 Mile Easy Walking Distance And The Bus Stops Close To The Apartment, Ayia Napa 10 Minutes By Car. Paralimni 10 Minutes By Car. Larnaca 35 Minutes By Car,
There are two small supermarkets and a bus stop less than a 2 min walk. The restaurants, bars, nightlife and gift shops are a 15 minute walk from the apartment. There are banks and shops in the resort centre but should you feel the need for designer shopping the main town of Paralimni is less than a 10 minute drive by bus or car. There are 2 water parks one in Protaras about a 5 minute drive and one in Ayai Napa around a 10 minute drive. In Larnaca lots of designer boutiques can be found and has a long winding water front and a beautiful marina where you can take a boat ride with the family or if it takes your fancy a booze cruise Larnaca is around a 40 minute drive. There is an Aquarium in Paralimni and around 5 minutes away. There is a ranch which provides horse riding around a 15 minute walk away (uphill) and water sports including scuba diving are all catered for. If you get a chance take the car to Potamus, this is a dead end where all the fisherman carry out their duties and is a great picture opportunity also the restaurants here are a great favourite with the locals especially on a weekend and it can get very busy.
