About the property

Batignano is a mid-eighteenth century Tuscan farmhouse situated on its own hill outside the village of Monte Antico, twenty minutes drive from the small medieval town of Paganico. Set at right angles to the farmhouse is a large stone barn. The two buildings are set in three acres, with a large swimming pool, and command unspoilt views of the lovely, wooded, hilly Tuscan countryside. Both barn and house are recently converted and are very well equipped. They may be rented together or separately. Only one party is accepted in any visiting period: you wll therefore have the house or the barn (or both) to yourselves. Siena is a 45 minute drive away, Montalcino 40 mins. Maremma Coast 45 mins. Florence is 90 minutes by road, slightly longer by train.

Why Charles Denton chose Grosseto Region

We bought Batignano on behalf of our children in 2002.

It was in a ruinous condition, but occupied a magical site, with 360 degree views and an atmosphere of unspoilt rural peace. We spent two and a half years restoring it completely, and then furnished it as two interlinked houses where our large family (and their friends) could be really comfortable. We rent it out for a few weeks each year with the objective of covering annual outgoings. We have never sought to maximise commercial income. Currently our focus is on the garden, which we set out from scratch on a terrain of mixed clay and builders detritus(!). It now, miraculously, looks established and flourishing, and in Autumn 2011 we planted 27 fruit trees in a sheltered field below our swimming pool.

What makes this barn unique

We have travelled a lot in Italy, but Southern Tuscany takes some beating, and we are still pleased with the outcome of our restoration. The house and barn seem able to absorb a lot of visitors and still have peaceful corners away from the children (or adults). I can think of nothing more satisfying than, in the evening, to gaze out over the Tuscan landscape with a bottle of cold prosecco to hand... For the more energetic the glories of Montalcino and Siena are easily reached in a day's outing, and the province abounds in hill villages. None, however, impinge on the peace of Batignano.

Coast/Beach:

Nearest beach 45 minutes drive in National Park South of Grosseto. Unspoilt, uncommercial, sandy beach backed by woods. No ranks of deckchairs!

Travel:

PISA airport strongly recommended, two hours to us door to door by good roads. Florence and Rome Airports also feasible and much the same distance, but on worse roads. Car essential. Fourteen and a half hours driving from Channel port (Caen) via Monte Bianco tunnel. Train from Waterloo, via Paris, to Florence and then Siena. Believe it or not you can get to Monte Antico from London by rail with two changes (Paris and Florence). But you still need a car!

Driving: Monte Antico 5 minutes. Paganico 20 mins. Grosseto 40 mins. Montalcino 40 mins. Siena 45 mins.

Further Details:

Good restaurant in Monte Antico. Local shops, bars and restaurants, two supermarkets, banks and cash machines in Paganico. More sophisticated shopping and very good daily covered market in Grosseto. Local farmers will sell very drinkable wine, oil and fresh produce as available. Our maid will cook for you occasionally (by individual negotiation, she has a family of her own).

Our English-speaking factotum, who farms and is married to an English woman, is available to resolve any problems.

Notes:
Notes on accommodation: Utility room with sink, washing machine and drier (shared with barn) boilers and power supplies. In the summer months we find that all our meals are taken outside, and we designed the conversion with this in mind. Either the house or the barn is perfect for two families sharing, eight in comfort, ten if required using the convertible sofa beds. Together they sleep between 16 and 20. The garden is a work in progress, with two prolific herb gardens and much drought-tolerant planting to complement the existing mature trees, which are mostly oak and holm oak. We are really in the country, but a good family restaurant/pizzeria can be found in Monte Antico village. We have ample power supplies,free WiFi, drinkable mains water, gas and a private sewage system. There's plenty of car parking space, but note that the roads around us are all ‘strada bianca’ and sometimes pretty rough. It's the country! Outside: Private large (12 x 6m) unheated pool for sole use of guests. Swim and admire the lovely views! The paved seating area by the pool is shaded by an established oak tree and has six pool loungers. Three formal terraces shared between house and barn, with moveable barbecue and plenty of chairs. Hammock on the biggest terrace. The garden is a work in progress but two prolific herb gardens are complemented by much new drought-tolerant planting, plus olive and fruit trees. Children (and adults) tend to gravitate to the pool, the external chess board and the table football game on the biggest terrace. Our nearest neighbours have chicken and partridges running around, so (sorry) no pets. New orchard planted 2011!
