|Minimum Stay||7 nights|
The Studio has beautiful elevated barrel vaulted ceilings making it feel very airy and spacious. It is furnished with a king size bed in the sleeping area and a fully equipped kitchen with gas hob, fridge freezer, toaster and dining table and chairs for two. A separate bathroom with shower completes the layout.
The accommodation comes equipped with a TV and DVD player with a good selection of classic and up to date movies, Wi-Fi, an IPod dock and CD player, a selection of board games and up to date guide books. Fling open the windows, pull up a chair and use the binoculars to take in the wonderful views across the valley and beyond to the Apeninne mountains.
Outside is a private garden area with a dining table and chairs. There is also a fire pit so that you can relax, cook, drink and absorb that scenery!
The historic farmhouse is set in the valley of outstanding natural beauty on the outskirts of the wonderful and charming Etruscan city of Volterra. It is divided into 4 private apartments which accommodate up to 14 guests and is just perfect for couples, families or even larger groups holidaying together.
Each apartment has been sympathetically renovated to a very high standard. Modern design fixtures and fittings have been carefully tailored to compliment the traditional materials used in the construction of the cross vaulted ceilings, barrel arches, chestnut beams and cotto tiled floors.
Each apartment has it's own private terrace with magnificent views, stretching out across the valley towards churches, monasteries and other historic buildings which cling perilously to the cliff tops around the outskirts of Volterra. The views pass over olive groves, hilltop borgo's, and the iconic tuscan rolling hill landscape extending all the way to the distant Apeninne mountain range.
Each terrace is well equipped for alfresco dining and complete with a cosy fire-pit with plentiful supply of logs to cook on or just to take the chill off those cooler spring or autumn evenings.
There is a newly constructed wood fired pizza oven in one of the communal areas for the use of our guests. Creating your own pizzas and eating under a star lit sky is a terrific experience which can be enjoyed by all. Throughout June you could even be joined by a throng of majestic fire-flies as they go about their nocturnal business!
Adventure playground area with a charming tree house, slides, zipline, bikes, scooters, sand pit and various other toys and activities has been designed in our garden to amuse your little ones.
The valley is popular with hunters and foragers with the highly prized wild boar and truffles keenly pursued in season. There are some relaxing walks around the valley, through woodland with waterfalls and hillsides with breath taking views. Look out for the Poiana and other birds of prey circling over the valley or track the deer and wild boar footprints across our land. Mediterranean tortoise, porcupines and badgers are seen occasionally but you will surely get to meet some of the geckos which frequent the nooks and crannies around the outside walls and terraces.
Guests are welcome to help themselves to the plentiful and varied fruits in season on the trees such as the cherries (May), figs, plums and apricots (July)and the plentiful supply of varied tomatoes and herbs grown at the farmhouse. Enjoy!

Our villa was really lovely, the scenery is breath taking. Josh made us feel really welcome and was happy to help us with anything we needed. There are so many wonderful places to visit we will definitely be back
We enjoyed a 5 night stay at the end of September 2016. We hired cars that we pre booked from pisa airport and it took us approx 1hr ftom pisa to volterra. We booked all four houses. The farm House, the cantina , the Loggia and the studio. This was perfect for our family holiday (ageing from 3months - 84years )as everyone had their own space but we where still all together to enjoy eating and time around the pool,
The views are amazing I can't explain just how breath taking they are. All of the properties are beautifully decorated , clean and well equipped if like us you want to combine eating in/ out. Both the farm house and Cantina have open fire/ log burner and there are fire pits outside and a pizza oven which the children loved cooking on at night and we loved sitting around with a glass of wine (local wine is gorgeous and cheap)
The swimming pool is private to the four properties, again with stunning views and surrounded by fruit trees which we could pick and eat. There are plenty of sun loungers, and toys for the children to play with as well as a lovely play area.
There is a local supermarket 5 min drive from the farm that has everything you may need. A visit to volterra town is a must it is beautiful and if like us you have teenagers that are twilight fans you can visit the famous buildings and sites that feature in the new moon film. We ate in a few restaurants in Volterra both gorgeous and reasonably priced. One of the restaurants was in the main square where we watched an archery competition.
Josh the owner was fantastic nothing was too much trouble he was very knowledgeable of the local area and was able to advice where to go/ eat etc.
We loved it and can't wait to return. One of the most beautiful places I have ever visited
Thank you Josh and Louise
We had a lovely very comfortable stay in studio. Volterra handy for restaurants and supermarket.
Ideal base for exploring Tuscany and beach only half an hours drive.
Louise and Josh very friendly and helpful. Lovely views at outside eating area.
This is a gem of a farmhouse just outside Volterra. Albeit not the easiest to find at night, the morning views are worth it. The Studio and the New Loggia is what we rented for our stay.
Both are very clean and very well presented. We had all that we needed to cook on the hob but a microwave/oven would have been useful with fussy eating teenagers. Saying this, the new finished pizza oven is perfect for baking pizza & potatoes for salads. Access to the fire pit and option to BBQ made evenings great to sit by, adding some herbs and vegetables from the garden below the terrace
Louise, Josh and their lovely children are on site and available pretty much when you needed any guides, info or help. If you pack light there is access to a washing machine if needed.
The pool is good in size, cleaned often and has shaded sails to keep you out of the sun, and plenty of sun loungers.
This is a perfect central spot to visit all the local towns, generally 1 hours drive. The main town of Volterra, is 5 minutes by car and worth many visits to the bars, restaurants and shops.
We can highly recommend staying here and would be very happy to visit again
Thanks Josh and Louise for letting us stay at your fabulous property and making our visit so amazing. The location is superb we loved the Studio apartment which was spotlessly clean and well equipped. The property was very much as described.
Volterra was a gem and the people were so friendly. We enjoyed walking the old mule tales to the town and passing the cemetery which is well worth a visit and going through the Etruscan gate
We loved La Carabaccia restaurant in Piazza XX Settembre which was great value. Coffee and cakes at Paticceria Migliorini is also highly recommended. Take time to sit in the main square
Volterra made an ideal base for visiting many amazing sights and towns
Sitting by the fire pit watching the fireflies of an evening was a wonderful memory. The swimming pool was very welcome after a days walking and sightseeing.
Josh and Louise couldn't have been more helpful both with regard to anything to do with the Studio and with lots of advice on places to visit and things to do.
We will be back!!! thank you so much again Josh and Louise
All the best John and Janey
It's always a little unnerving driving to a holiday in a country where you don't speak the language well, especially when you've booked accommodation from overseas, sight unseen. Will it be just like the Owner's Direct e-brochure?
In this case, photos cannot capture the valley in all its beauty. The stone villas nestle into a hillside below ancient Volterra, set in a vibrant Tuscan landscape with fields of olives and vines, and views of the rolling hills almost whispering their ancient Etruscan heritage. From the moment you swing into the gravel drive, and the panorama unfolds, you never want to leave!!
Owners Louise and Josh couldn't be more kind or helpful, showing visitors with well deserved pride around a property they've lovingly restored and extended over the past 5 years. The apartments are tastefully renovated to high standards, maintaining original features like vaulted stone ceilings, and offering breath taking views from windows and terraces. The grounds are dotted with artistic touches, to delight the eye and keep any keen photographer busy.
From the comfort of the villas, it's a winding 5 mins drive up to the stone fortress town of Volterra with its rich history. Visitors can enjoy a range of museums, heritage sites, and spectacular views, plus local supermarkets stock essentials and delicacies for eat in meals. Other typical Tuscan dishes are on offer at local restaurants, cafes and enoteca. For a traditional home cooked lunch try La Carabaccia, the coffee and cakes at L'Incontro cannot be missed, and at the high end, Ristorante-Enoteca Del Duca offers a superb local a la carte menu.
For day trippers, the touristy town of San Gimignano with its famous stone towers is well worth a 30 mins drive, Siena and Florence are quite handy, and surrounding valleys offer relaxing country drives, through verdant fields.
And whilst April was too chilly for swimming, in summer lazy days around the pool with picturesque valley views must be divine.
I would most certainly recommend the villas to couples or families, or solo travelers, particularly those who enjoy Italian heritage farm stays in an unspoiled setting. This was my first visit to Volterra but hopefully won't be the last!

Volterra itself is less than a 3 minute drive from the property where you will find an abundance of cafes, restaurants, shops, banks and the post office.
There are two very good main supermarkets on the outskirts of the town; Conad an 6 minute drive and Coop 8 minute drive from the property.
Many guests like to walk into Volterra during their stay. As you walk up to the town you pass two Etruscan burial sites that are free to enter and worth taking in.
Volterra is a gem of a city (although more the size of a modest town) and has many charming shops, cafes and excellent restaurants serving local Tuscan specialities. It is renowned for its Alabaster sculpting and the captivating Teatro Romano ampitheatre that provides a stunning backdrop to this fabulous city.
There is a local market every Saturday morning selling many wares including delicious local produce. The porchetta paninis are a definitely worth sampling!
Volterra is a city which really comes alive through the vast calendar of activities run throughout the year. These include traditional parades, medieval festivals, celebrations of art, sculpture, classic car rallies, and classical, jazz and contemporary music events.
There is a very good tourist information centre in main Piazza dei Priori and they will help arrange any specific activities such as horse-riding, motorcycle tours or quad biking and much more.
Set in the heart of Tuscany it is perfectly located for visiting the splendours of Florence, Siena, Pisa and Lucca, all an approximate 1 hour drive from the property. San Gimingnano is a 30 minute drive and Perugia, Cortona, Arezzo, Assisi & Montepulciano are all un-missable day trips.
In the heart of the Tuscan wine region the area is popular with wine lovers as well as cyclists, walkers, horseriders, photographers and artists who find plenty to fuel their passion.
It is only 35 minutes to the nearest beaches of Cecina and Bobina. For those prepared to travel a little longer there are some beautiful coastal towns well worth exploring such as La Cinque Terre, Portovenere & Portofino.
