Farmhouse nr Perugia - beautiful location, house and pool with stunning views of the Tuscan hills

Our classic Italian far is built in a traditional style with high chestnut-beamed ceilings that keep the house cool even on the hottest summer’s day, beautiful stone floors and many large rooms for relaxing, eating or playing in. It has 6 bedrooms, 4 bath/shower rooms, a large sitting room, dining room, games/TV room, kitchen, larder and laundry room, however the best of all is our amazing view looking south west over the Tuscan hills around Cortona. There is also a loggia for covered dining on the terrace just off the kitchen, needed in the summer to escape the heat!

Outside we have extensive grounds with an olive grove and Cypress lined drive. We also have a large fenced in heated swimming pool with plenty of seating and sun loungers. There are also two sizes of children's swings for small and larger children.

Our area is known in Italy as the sunflower. This is because in almost all directions within 30-45mins we have beautiful towns to visit (Cortona, Perugia, Assis, Gubbio, Sansepolcro to name but a few), lovely hilltop villages, fantastic restaurants, and Lake Trasemino with activities in abundance and much more. Umbertide is our local town with a lovely square and castle and has a few supermarkets, wine shops and one of the best Gelateria's in Italy!

When looking for our house we wanted seclusion, classic Italian architecture, views of the countryside.....the Italian dream, and we think we have found it! WE have since modernised the house with underfloor heating, modern windows and mosquito nets built in, top of the range kitchen, beautiful floors, games for all ages of children and two fridges to hold all the necessary ingredients for a good holiday!

We love our visits in spring when the hills are emerging from winter and the wild flowers are in abundance, the summer when we like to relax around the pool or read a book under an oak tree, or our autumn/winter visits when you can light our large open fire and cosy up with a book and a glass of wine having been out for a stunning walk in the hills. Something for everyone.

Why Rachel Buxton chose Perugia area

Having been looking for a farmhouse to buy for a couple of years we found our house while on holiday nearby. It was everything we wanted with fabulous views over the hills of Umbria and Tuscany, large enough to fit our friends and family in (but not get in each others way!) and with some land for my husband to work on and keep busy so that everyone else can relax around the pool.

What makes this farmhouse unique

The house is near the top of the hill which is great for catching any breeze that is around, very necessary in the summer months. We have sleepy little villages at the bottom of the hill on both sides with fantastic restaurants and Umbertide and Citta Di Castello are 20 minutes away with restaurants, shops and typical facilities. The general area is known as the Sunflower of Italy as most of the fields cultivate sunflowers and within 45 minutes you can reach Perugia, Assisi, Gubbio, Cortona, San Sepulcro, Arezzo, Trasimeno and Spoleto with numerous local festivals etc.

Notes on accommodation: Our house is very child friendly, with cots, high chairs and there is a selection of children's books, DVDs and board games. We have also have a large top step to the pool where the water is 20cm deep - an ideal place for tots and toddlers. The pool is private (12 x 6 metres) with heating and has a salt filtration system and is discretely fenced. Excellent provision has been made for hot weather (fans, large insect screened windows all with external shutters and covered dining) and for colder weather (underfloor heating, double glazing and a big open fireplace in the sitting room). Broadband is permanently available. The bedrooms can be flexibly configured as singles or king size doubles (three with en-suites) making the house suitable for groups of adults sharing or families. All linen our is a minimum of 200 thread Egyptian cotton. In the games room there are: Books, DVDs, CDs and a 49” flatscreen LED TV with a surround sound system, pool table and table tennis. Outside: Our pool is 12 x 6 metres and has moon shaped steps. there is a large top step in the pool where the water is 20cm deep making it an ideal place for tots and toddlers to play and be easily supervised. The pool is discretely fenced for security. Around the pool we have classic wooden loungers and also a large table and chairs under an umbrella, a great place for lunch or cards. There are various other areas to sit outside including the large terrace (under the loggia if you want to escape the sun) or under our beautiful Italian Oak tree. The house is surrounded by 5 acres of land, part of which is a lovely olive grove and it has a cypress tree lined drive. We also have two sets of swings for small toddlers and larger children. Utility Room: Microwave, washing machine, tumble dryer & ironing board. Cleaning / Towels / Linen / Maid service: All linen and bath and pool towels are included. The house is cleaned weekly. Other: The house has a large Loggia attached to the kitchen for meals with extensive views over Tuscany. Unlimited broadband is available as is UK Freeview channels.

Beautifully restored farmhouse with stunning view

A real treat of a week with my family! This property is in a very special position on the top of a hill with breathtaking views. The farmhouse has been beautifully and very tastefully restored and offers clean, spacious accommodation with extremely comfortable beds, lovely linen, plenty of bathrooms and elegant dining and lounging areas. The kitchen is a proper "cooks" kitchen with all the culinary equipment you might need and it conveniently opens out onto the terrace where we enjoyed all our meals (and cocktails!) overlooking the view. It was also brilliantly equipped for the children - inside is a great playroom/TV room with loads of DVD's & toys and there is all the usual baby stuff you could need - they had even supplied bath toys & bath seat! Outside the properly fenced large pool was heavenly - very pretty, a nice big ledge where the young ones could paddle, loads of sun loungers and no horrible chlorine!! Garden swings and games too. Locally we enjoyed some really memorable Italian food - both informal (fab family pizza/pasta places) as well as more formal but relaxed Italian dining at its best at the local Wine Bar and Agritourismo. (Antonella the house manager found us a lovely babysitter during our stay). There is also a really good "Coop" supermarket in Umbertide with impressive deli and bakery etc which was invaluable for provisions. I would highly recommend this property for either families or large adult parties.

Wonderful for a Family or Friends Holiday

My wife and I were in the house for 9 nights, two nights overlapping with members of our family and a week with a group of our own friends.

The property is beautifully equipped, was exteremely clean, and is noticeably well maintained. It is spacious and comfortable with a a swimming pool of a perfect size. We would certainly highly recommend Casa Matira to Family and Friends. Indeed all our guests were full of praise.

Italian Idyll

Casa Matira provided me and my family the best two week vacation of our lives. How much fun to drive a few kilometers straight up a mountain and arrive to a gorgeous stone villa and the breathtaking views of Tuscany. The interior is designed and decorated with a refined eye for quality and detail -- comfortable beds, a spacious, well-appointed kitchen that opens onto a lovely covered dining area, a surfeit of big, comfortable bathrooms that would humble the finest hotel -- Casa Matira offers the perfect combination of personal and elegant. The house also has a large pool with perfect temperature salt water that's always refreshing but never too cold, and a game-room for families that includes a pool table, tv, dvd player, cd's and dvd's. The bedrooms are so comfortable and there's zero sense that the house is a rental (none of the skimping on beds and couches one can find in rental properties). But hands-down the best part of Casa Matira is it's setting in the remote hills of the peaceful countryside. This is a don't-miss property and the owners and caretaker are relaxed and extremely accommodating (wine and food upon our arrival despite specifically not requesting it). The transition back to city living was particularly painful!

Outstanding Umbrian holiday

We stayed in beautiful Casa Matira over Easter. Wonderful location with stunning views over amazing country. House has got everything you could want, and great pool room, table tennis etc. can thoroughly recommend it for large family parties.

Lake Trasimeno, the largest lake in the Italy, has several life guarded beaches, the best of which is at Passignano which is a 30 minute drive. Windsurfing, sailing and other water sports are also available.

It is about a 2 hour drive to either the east or the west coast of Italy.


The nearest airport is Perugia, only 45 minutes drive from the house, which is served by Ryanair from Stansted. Other airports around 2 hours drive are Forli, Rome Ciampino, Rome Fiumicino, Pisa, Florence, and Ancona. Terontola station, on the main north-south line, is a scenic 45 minute drive from the house making Rome and Florence are an easy day trip by train.

A car is essential for exploring the area.


There is a food store in the village 4km away and the nearest restaurant is a 10 min drive. The local villages with their shops and restaurants are all within a 10 minute drive. The nearest town is Umbertide (15 minutes), Perugia, the capital of Umbria, is 40 mins away.

Tourist destinations within an easy drive include: Arezzo, Assisi, Cortona, Gubbio, Montone, Sansepolcro, Spello, Spoleto, and Siena.

Umbertide provides all everyday needs, with many excellent local restaurants - from dining in the gardens of a beautiful old manor house to cheap but delicious pizzerias, some suggestions:

Zen Zero - not far from the Co-op is part of a small parade of shops. It has an unassuming entrance, but don't be put off as it serves excellent value Antipasto, Pizzas and Pasta and has outdoor seating.

La Rocca - in the main square has fantastic fish based pasta dishes and complimentary homemade limoncello after the meal!

Montone, a beautiful local village is well worth a walk round and a visit to one of its many restaurants:

Ristorante Erbaluna - in the top square near the outdoor theatre with fabulous food and is very welcoming.

La Locanda del Capitano - from the main square in Montone walk up Via Roma for about 50 metres and it is on the left hand side. Excellent food and wine with a friendly atmosphere, definitely one for a special occasion.

There are many other suggestions in our ‘House book’.

There are many concerts and musical events in the area, often in the open air during the summer months. The tiny nearby village of Preggio hosts an opera festival in August, which is a magical experience.

At the other end of the scale, the Tuscan Sun festival in Cortona attracts international performers. There are also many food festivals celebrating local produce and regional specialities such as truffles, mushrooms, chestnuts, little deep-fried pastries - the list is endless.

For visitors interested in Italian renaissance art, master works of Piero della Francesca, Signorelli, Pintorrichio, Perugino, and Fra Angelico are within an hour's drive. Also nearby is Deruta, a ceramic centre for centuries, where visitors can watch the artist’s hand-painting the traditional designs.

Also available is: Horse riding, private yoga tuition at the house, scenic flights from Sansepolcro, cooking classes, walking and cycling tours, and wine tours.
