Apartment (1 Bedroom) Sleeps 3
About Emma Boxall
Myself and my wife own and run the well know Kit Kat cafe at Camber Sands. In 2007 we decided to create a holiday apartment above our cafe. After planning and construction the apartment is now up and running. We have lived and worked in the tourism industry for more than 25 years and always look forward to greeting new and old friends.
Emma Boxall purchased this Apartment in 1980
Why Emma Boxall chose Camber
These apartments sits right on the beach with approx 3 miles of golden sand to enjoy. They both have Bacony areas over looking the sea. They are both purpose built and are well insulated for warmth and sound proof.

We had a wonderful peaceful break the apartment was clean well equipped perfect location the
The owner of the property Emma was very quick to respond to our initial booking and any other query we had lovely stay would certainly recommend this apartment to family and friends
Nice location. We went with our son and daughter in law in the one bed apartment with bed settee the apartment is only big enough for 2 nicely decorated good facilities. We stayed for 3 nights the property is ideal for short stays. We chose this apartment as we thought we could kite surf off the beach but it is not allowed so still had to drive to location. The apartment bed was comfy. Apartment was not very clean on arrival, cups dirty a sofa cushion and child brick down the side of settee. Gritty floor from sand. The carpark is chargeable but you get one pass so if like us have two cars you have to park in side street away from beach.. Enjoyed our stay but would not return.
Lovely basic clean apartment, perfect for a weekend at the beach, just needs to be noted in description that the apartment is linked via a door so you can hear people next door, but they weren’t noisy.
The location of the apartment is perfect. It was clean and well equipped. It was however disappointing that there were diggers on the beach directly outside making the whole place shake from the early hours. I would check this before booking.
Thank you for the review I'm glad you were pleased with the apartment. Unfortunately during the time of your stay at the beginning of April the Council did have diggers on the beach moving the build up of sand and raking the stones down due to the winter weather, they do this once every year and do not inform us of the date they are planning to clean the beach they do normally do this before the season starts. We are sorry this put a disappointing feel to your stay with us. We hope to see you again in the future.
Peaceful, clean and beautiful. After 4pm we had the entire beach to ourselves most evenings. The children didn't use their electronics much, if at all that week - they ran to the sea in their PJs in the mornings, had breakfast on the beach (if not too windy), played with other children in the dunes, and generally loved being on the beach. I could watch them safely whilst walking along the sea front. Great place. We were slightly out of season and fortunate with the weather. We walked to Rye and drove to Dungess (others walked apparently!). Apartment really well catered for, clean and welcoming. Everything was great. Lunch in the Kit Kat cafe, siting outside is a must! Will definitely try to get back...... Thank you Henry for a lovely few days.
Thank you for your kind comments. We are so pleased you enjoyed your stay and hope to see you again in the not to distant future.
Kind Regards Henry
Perfect for Pet
I stayed here with my partner and pet dog during a wild weather weekend in Jan/Feb and was not disappointed. To stay literally on the beach front is something we dreamed of but to be able to bring our small dog with us, was just the icing on the cake. We opened the door in the morning and our dog ran frantically onto the beach - it was the happiest he has ever been!!
The apartment is exactly as advertised and has everything you'd want - including wifi, washing machine and a massive television. The car park is 1 minute walk away, and as promised, the owner met us with permit and carried our luggage for us. A hidden treasure was a lovely pub just a few minutes walk away - tv showing 6 nations rugby, a roaring open fire and best of all, pet friendly.
I would highly recommend this apartment to a couple with dog. I would also suggest it as a winter getaway for those who want to treat their dogs to an active weekend. For us, a perfect retreat.
Sandunes is located on the beach. Camber beach - approx 3 miles of golden sand with a back drop of picturesque sand dunes, it is one of the best beaches in the southeast once found many people just cant stay away.
