The Villa is a magnificent Provencal-style house on two floors in the traditional perched village of Levens, which is nestled in the hinterland of Nice but only a 25 minute drive from Nice, the airport or the sea. The Villa combines a rural setting with the conveniences of the village, which has all required shops and activities, a mere five minute stroll away. The Villa has panoramic views of the mountains from all aspects and catches the sun at all times of the day, with outdoor seating areas surrounding the house. It stands on mature landscaped gardens behind secure electric gates and is very private. It has a private swimming pool with an outdoor bathroom and shower facilities. It sleeps eight guests comfortably, ideal for adults or a family and boasts all mod cons. Poolside, there is also a separate Studio which is comprised of a bedroom, kitchen, living area and bathroom. This sleeps up to 3 guests; ideal for a romantic couple or teenagers who like to be independent!

Notes on accommodation: We have a cot, baby monitor, safety gates, steriliser and high chair for children. Air-conditioning is not required as it is in the hills. We also have a table tennis table outside. Outside: The Villa sits on 1/3 of an acre of landscaped gardens, surrounded by cypress trees. It has many outdoor eating facilities, including a large stone table with eight chairs, poolside table and chairs and a covered veranda. There are also poolside sunbeds. The pool is approx 28 feet by 12 feet and kidney bean shaped. It has steps down into it making it easy to get in and out. At its deepest point it is 7 foot. It is private and not overlooked. There is also a table tennis table for guests to use! Utility Room: Washing machine and large fridge (available on request). Cleaning / Towels / Linen / Maid service: Linen and the Villa is cleaned after each rental (unless more often is requested). Each guest will also get a large and small towel. Other: There is an American Bar located between the kitchen and dining room which has high chairs. The living room opens onto a covered verandah which gets the evening sun and is suitable for outside eating.

We had a very enjoyable holiday in this villa.We had no problems with villa or the "admin" (directions, handovers, etc.).

Great location, beautiful setting and good value!!

Stayed in this villa in Levens last summer with my partner and 3 other couples. We were worried that it would be a tight fit but each couple had their own room with plenty of room to spare. This place is perfectly situated for day trips and we spent time in Nice and Antibes and even popped to Italy for a pizza lunch which took less than an hour door to door!

For the days we weren't exploring, we lounged by the pool with beautiful views of the surrounding hilltops. The pool area looked like it had been recently refurbished with a safety net around it which I presume is handy for kids

While we had great intentions to stroll to the local village at night and sample some of the delicacies... the fabulous terrace and views were too good to give up and we spent most evenings sipping local wines and lighting up the BBQ! There were even fireflies flying around us - magical!

We didn't spend much time inside apart from sleeping but everything was spotless and crisp...really felt like a 5* experience.

We will be back!

Spectacular Views

This is a lovely house with spectacular views and loads of space inside and out. There are plenty of seating areas and a great outside table for large groups to dine together right by the kitchen.

The pool is good too, again with lost of space around it.

I went with older teens and adults but I would say this house is also ideally set up for children - there is a screen around the pool with a gate. There is a really good table tennis table too.

The village of Levens is lovely, but I would say that if you want to see other areas you do need to drive a few miles down some windy roads before you get to the main routes.

I would recommend this villa particularly for familys with children and for those that want to relax and chill out.

Outstanding

My family and I had the most amazing week’s holiday at Villa Levens – I only wish we never had to leave! The scenery is breath-taking, I don’t think I could ever have gotten sick of the beautiful mountain views which were almost 360 degrees. The house is perfectly set up to enjoy the sun – breakfast, lunch and dinner are eaten at a big stone table handily just outside the kitchen while (once the kids are put to sleep) the adults can then enjoy a cocktail or two on veranda and watch the sun go down. We didn’t spend much time inside the house but the TV area was perfect for the kids when they did. And the kitchen was really high spec and spacious. The little village of Levens is quaint also, we wandered up for bread daily and ate lunch there at Chez Robert once which was tasty! But once we had done a big shop in Carrefour we had no real need to leave the luxury of the villa for anything else, though there was a shop in the village too for additional wine purchases! The pool was just the ticket to dip into every so often when it got too hot on the loungers! And the kids loved playing in it also. We even had a table-tennis championship which kept us all entertained! Kathi and Adrian, thank you so much for a truly magical holiday, we will 100% be coming back!

Disappointed

Sadly spent the first day of our holiday cleaning!

Pool area was dangerous as paving was broken.

I would not recommend this house.

Only positive about the location was the beautiful view.

Lovely place to stay!

The house is situated in a lovely little village where the locals are incredibly helpful and friendly. If you decide not to rent a car, there is a local bus that goes to Nice and runs quite regularly which we used and found very good. The house itself has great outside space with a spacious living & dining room as well as a good sized kitchen! One of our party was leaving a day earlier than the rest of us on an early morning flight. Unable to find a taxi (due to local taxi being on holidays) the caretaker's wife very kindly offered to drop them to the airport - very kind.

Coast/Beach:

The coast at Nice (which has a beach) is a 25 minute drive away. More secluded beaches at for example Antibes or Eze are another short 10 minutes away.

Travel:

Nice is the nearest airport and is a 35 minute drive away. Car hire is recommended as there is so much in the area to explore. However, there are taxis available and also a bus from Levens to Nice every hour which cost €1 and take approx 45 minutes.

Distances:

Levens is a 5 minute stroll away. There are plenty of other villages close by include Madonna d'Utelle which has the French vantage point. A 45 minutes drive inland brings one to the Parc Mercantour which has many water sports (canoeing, Kayaking, canyoning) and also hiking and climbing. Cannes, Antibes and Monaco are all close by as is the Italian border.

Further Details:

There are approx 7 restaurants in the village (4 in the old town and three in the new). There are four cafes/bars, a butcher, 3 grocery shops, SPAR, a baker, tourist office, 3 pizzerias, 2 hairdressers, internet cafe, market every Sunday-everything you need!

The village has horse riding schools and tennis courts. The municipal swimming pool is also located at the end of the street from the Villa on the way to the Village.

Booking Notes:
We do not charge a booking deposit but look for the first half of the rental up front which secures the booking and which is refundable if the guest pulls out. The second half of the monies and a security deposit of €750 is payable one month before the rental. The security deposit is refunded after the caretaker checks the guest out and says the place is in order.
We would recommend that all interested parties contact us by phone during the booking process to ensure all details are in order.

Changeover Day:
Checkin is Saturday at 2pm earliest and checkout is Saturday at 9am latest to facilitate cleaning.
