This bright and spacious ground floor studio apartment has recently undergone a complete refurbishment. Located in the New Town it is within a 5 minute walk of Princes Street. The kitchen includes a built-in espresso machine, dishwasher and there is a separate utility cupboard housing a washer/dryer. The living area has a wall mounted LCD TV with built in DVD player and there is a real gas fire. The sofa converts into a double bed.

Warm winter stay in an unbeatable location

I would have liked to give this 4.5 stars - it's not perfect but a very nice play to stay. I'll start with the only three negatives I have: the internet router needed to be reset very often, almost every few hours; the kitchen needed a decent knife (had trouble cutting lemons!), so I went ahead and bought one from Tesco and left it there; and finally, one of the curtain rails fell off the wall when we tried to close it, which happened towards the end of our stay so it didn't bother us. Francois was very communicative and I presume he has fixed it up after we left - these things happen with usual wear and tear.

Now for the positives. There are so many! First of all, Francois met me at the apartment and gave a great introduction to the city as well as all the things I needed to know. Good communication start to finish. Some previous reviews have said the shower is tricky but it's actually quite easy to set the temperature right, and great pressure too. The best restaurants and cafes are within easy walking distance, with several small supermarkets around the corner, as well as a larger Tesco 10 minutes' walk away. At the same time it's a quiet, classy street so no drunks or tourists wandering around. The gas heater is a godsend in the doldrums of winter, and an extra electric heater was provided. Great bed, sofa and plenty of space.

I highly recommend staying here.

Great location in Edinburgh

My husband and I stayed at the flat for nearly three weeks. While the flat was smaller than I expected from the pictures, the location was perfect for us as it is very close (short walking distance) to Princess Street and many other sites as well as being handy to grocery stores, coffee shops etc. It was well equipped for a short stay.

Great Place in Convenient Location

We loved our stay in Edinburgh and loved the apartment. It was clean and tidy and had everything we needed. Loved the gas fireplace.The little store a block away (Tesco) was very convenient and we did some minor food prep in the kitchen. Also, as others noted, there are places to eat nearby. The bed was very comfortable however the sofa bed was not ....are they ever??? It was very convenient to have the washer/dryer. It does take quite a bit of time for a complete wash and dry but this is not a problem if you plan accordingly. We were able to walk EVERYWHERE and we did! Always we were happy to come back to our cozy, comfy apartment at the end of the day.

Francois met us at the apartment and explained everything to us. We would definitely stay here again.

Perfect for our stay in Edinburgh

Great studio in New Town. Walking distance to the Castle and Waverely Station. Small Tesco in the next street. Francois was very prompt with replies to emails and met us at the door with keys etc. Very comfortable with everything you would need. Even a washer/dryer. We loved our stay here. Must watch the step up in the bathroom. Very hard to see at times on the dark tiles. Would definitely stay again.

Its all about the location!

As previous reviews of this property have noted, this location is ideal for a tourist in Edinburgh. The apartment is in an upscale neighborhood within easy walking distance of the main tourist areas in the city. Having said that, you could consider what you are getting for the cost of the unit a bargain, but at this point in time I think you actually get what you are paying for. The apartment is beginning to show wear and tear with time. Francois is very gracious and will take care of your concerns, but issues will probably not get addressed unless they are brought to his attention directly. The funky latch on the bathroom door may bother some. We found some of the sheets for the sofa bed unusable. The kitchen cabinets contain a mish-mash of stuff, probably accumulated over time, but still usable. The floor has lost the finish that you see in the pictures advertising the place. But we did get used all of this very quickly and enjoyed our stay!

A note of caution that the hot water system took getting used to. If you do not figure out how to set the taps in the bathroom correctly you could risk getting hit by alternating flows of scalding hot or icy cold water. This may be an concern for some of us from the US who are used to water heaters with storage.

Another positive of the apartment is the opening of a new Tesco Express location close by that is open well past restaurant times. It definitely helps with the food situation.

Excellent location

This studio apartment is located in a quiet neighbourhood, but within easy walking distance to Waverley, the Bus Station, Edinburgh Castle and Royal Mile. Even the tram to the airport is only a couple of minutes away. Francois greeted us upon our arrival and showed us how everything worked. The room is spacious and the gas fireplace is lovely to sit by after a long walk. Our only small criticism is that the space is a little tired and could do with a bit of freshening up (e.g. dust and candy wrappers under the bed, linen showing signs of wear. The built-in coffee machine was not functioning (or at least we could get it to work). Francois kindly offered to bring over another machine. All minor concerns. Would definitely return.
