Villa in Ayia Thekla, Nr. Ayia Napa, Cyprus - Peaceful Location, 100 Metres To Beach
About Stephen Studds
Hi, I live in a small village called Wootton between Oxford and Abingdon with my wife Eileen.
Stephen Studds purchased this Villa in 2009
Why Stephen Studds chose Sotira
Set in an idyllic natural area with a pretty fishing harbour opposite with two great restaurants we like to holiday there a couple of times a year. Being so close to to the sea, just 100 metres and the superb walks is why we fell in love with the Villa and Cyprus.

Wonderful accommodation. Everything you need!
We got a very warm welcome on arrival after about a 30 min drive from the airport. Everything was explained to us and the accommodation has everything you need. We especially liked that some groceries from previous holiday makers had been left e.g. salt, ketchup, dishwasher tablets etc so we didn't have to buy new! My 19 year old daughter would have liked to be a little closer to Aya Napa as she felt that the bus was abit expensive! We did hire a car, which is a must to explore the beautiful island. One of the highlights was watching the turtles swimming in the little harbour every afternoon. we were able to walk out on the rocks and get really close!
The villa was lovely and clean, air conditioning was fantastic, pool super.
Thank you to Stephen and Jill for being so accommodating and making our holiday so wonderfully relaxing. We were very sad to leave and would enthusiastically recommend this lovely villa to you!
Thank you so much for the lovely review and for being wonderful guests. We are so pleased you enjoyed your stay and hope you return soon.
Lovely villa..home from home!
We have been holidaying in Cyprus for the past 7 years and have experienced both hotel and villa holidays in the Paphos region and the Paralimni region. Our favourite of these holidays as always been in Ayia Thekla (10 minutes in the car from Ayia Napa) which is where this villa is located. The villa is beautiful and the communication with Stephen and Jill was brilliant. The Potamos fishing village is very near; it has a very pretty beach and lovely restaurants to dine at. There is currently lots of building works in the area however this did not affect our stay..It will be interesting to see the completed changes next year.
Thank you so much for your kind review and we hope you can return soon
Lovely villa, spoiled by old and tired furnishings and in need of decoration.
Beautifully positioned, large bedrooms with lots of storage. Lovely bathrooms, well equipped kitchen. Internal furnishings a huge let down. Sofas were filthy, dust covered, smelly and broken. We had to buy throws to cover them. Leather dining chairs, dirty cracked and raggy. Pillows and mattresses on beds could be smelt under linen and on investigation they were heavily soiled and stained. We laundered 2 and bought 4 more pillows. These dirty soft furnishings made us feel very uncomfortable and caused added expense. Walls needed painting. Filthy dustpan, washing up brush, pedal bin, broken dirty and burned cover on ironing board. We had to launder placemats. Dirty dishes in cupboards. These little things cost pennies to replace/rectify and failure to do so gave the impression of lack of attention to finer details. Externally the pool furniture had dirty seat covers. Terraces and pool, perfect. Again spoiled by tired fixtures. We feel this property was not set up correctly for our arrival. We were probably first guests of new season and we expected everything to be pristine. Everything dusty and cobwebbed. Not touched for a long time. Only 6 small bath towels and 3 hand towels provided. No pool towels (a first one on us) were provided. This should be advertised. All in all we used it as a base. Could not relax there and beds gave us the creeps. Very disappointing after all of the reviews. The fishing ‘harbour’ was a joke. Ramshackle dirt track and old moored boats, with two restaurants we didn’t try. Villa on a working building site. Over run with Ferel cats. All in all huge disappointment.
The comments by these guests are grossly unfair and hugely exaggerated. The Villa was in pristine condition for the guests. There were ample towels. We cleared away numerous pool toys after their departure which indicated they enjoyed being there along with heavily used oven and appliances etc, which demonstrates they made good use ot the Villa.
The mattresses were professionally cleaned and sanitised for the new season before their arrival. To say the Villa needs redecorating is completely ridiculous.
Cyprus does have frequent dust storms at this time of year and sometimes this can be difficult to clean away outside and can sometimes affect the cleaning process prior to arrival. The guests interpretation of what they call 'filth' was a complete exaggeration of a small amount of dust blowing in. It beggars belief that they even complained about a 'dirty' dust pan and brush.!! All crockery is routinely cleaned in the dishwasher after every stay.
We do not supply extra pool and beach towels. Six large towels and three small towels should be ample. We do have a washing machine and supply powder.
The only real gripe which was fair was in relation to the dining chairs which I agree were a little shabby through wear and tear which have now been replaced.
They complained about the small idyllic harbour opposite which is protected, part of Unesco with renowned restaurants. Everyone who stays comments on how unique it is and how fantastic the restaurants are. I suppose they wanted Brighton marina!
There are a couple of Villas being finished by the developers near the entrance which would not have spoilt their holiday and is some distance from mine.
They also complained the place is overrun with cats? This is Cyprus, they do have cats.....!! To say 'overrun'. ....once more a complete exaggeration.
These people are professional complainers. I would not recommend these guests. No matter how brilliant a place is they will find fault and blow it out of all proportion. I wrote to the guests without reply. If we are splitting hairs they left a dirty oven, half eaten crisps under bed and the immersion heater on disregarding the polite notice not to.
Fabulous, clean Villa and would highly recommend. From booking to our stay was made very easy with Gill sorting out transport and helping us with local knowledge. Highly recommend the minibus service to and from the airport. The villa is a away from local amenities local supermarket approx 40min walk in Thelka (well stocked and the cheapest) so hire a car or we used the local buses (dead easy 1.50 euros in Aiya Napa) or a taxi for 6 people (15 euros) a little tip stand at the bus stop and taxis just stop to take you (bartar) cheaper than booking one.
Thank you for a wonderful time x
Thank you so much for your kind review. We are delighted you enjoyed your stay and hope you return soon.
Villa Potamos, Ayia Thekla - perfect place for a family holiday.
We arrived after midnight due to flight delays. The directions given by the villa owner were excellent and we had absolutely no problem in finding it in the dark.
There were three generations staying in the villa and it was perfect for all.
We were left a very well stocked welcome pack in the fridge upon our arrival.
The kitchen was well equipped and the villa was clean and tidy.
It was so lovely to have a shower room for each of the three bedrooms which made getting ready to go out in the evenings so much quicker.
The pool was a great way of cooling off and we made good use of the outside area.
None of us wanted to go home at the end of our holiday as it was so relaxing. Villa Potamos is in the ideal position for beaches with Bandi Golden Beach a few minutes drive away. We all loved the taverna on the beach at Potamos, where the fish is so fresh and the staff made us all feel so welcome, especially the children. This taverna always had local families eating outside, always a good sign.
One of our party would go for an early walk each morning and saw all the fishing boats returning after their night's fishing, which she found fascinating.
We all want to return to Ayia Thekla and are already looking for available dates for next year.
Thank you so much for your kind words. It was a pleasure having you as guests and we hope you come back soon. Thanks again.

Special interest holidays:
Cyprus is one of the few countries in the world where you can go skiing and sunbathe on the same day. Skiing is available at Troodos between the months of January and March, the highest point being Mt. Olympus. The Cyprus Ski Club has 4 ski lifts, 2 of these are on the North face of Mt Olympus and are 350 and 500 metres long, the other 2 lifts are in the "Sun Valley" area south of Mt Olympus and are 150 metres long. The drive from the villa to the Troodos is approx. 1 hour.
Sandy bays and rocky inlets surround the villa. A few minutes drive from the villa you will find Ayia Thekla beach with its white sand and crystal clear water. It's protected from the waves by a small island just offshore which you can wade/swim to. All along the beaches of Ayia Napa facilities for all sea sport are provided including windsurfing, water skiing, sailing canoes, pedals, motor boats, scooters, speed boats, parachutes, scuba diving and more. Try the deserted bays next to Potamos.
Larnaca airport is approx 30 minutes drive away on the excellent motorway link. Airport collection and return can be arranged, price on request.

Waterworld is approx a 5 minute drive from the villa.
This stretch of coastline has some stunning scenery and secluded bays to explore (perfect for that private sunbathe). Visit Cape Greco National Park (popular with divers) and stunning at sunset, or the many nearby greek villages such as Sotira, Vrysoulles or Liopetri. Potamos Harbour is also within walking distance and has 2 small family run tavernas for you to sample - You must try the fish meze! The road from Potamos to Ayia Napa is lined with bustling nightlife, tavernas and bars ranging from chic romantic to family style.
Ayia Napa is noted for its harbourside fish restaurants with an abundance of fresh local catches. As the town has developed there is now an international flavour to the town with Indian, Thai, Chinese, Japanese, Argentinian, Mexican restaurants and of course the traditional Cypriot tavernas serving mouth watering dishes to suit all budgets. You must try the Cypriot meze maybe washed down with an ouzo!
This area of Cyprus is very popular for weddings and the villa is suitable for guests coming over for this purpose combining their holiday at the same time. Our neighbours and the locals are very friendly and welcoming.
