Cottage in West Marden, Nr. Chichester, West Sussex, England - Village Location, Working Farm, South Downs

The cottage, formerly an old stable block, has been tastefully converted into a very comfortable and welcoming property. The open plan living accommodation whilst being very spacious it still cosy and as well as full central heating the cottage benefits from a wood burning stove - perfect for those relaxing winter evenings! The very well equipped cottage has a large handmade kitchen with circular table and chairs, large sofas for relaxing and very comfortable pocket sprung beds. The doors lead out onto a large walled and gated patio garden with table and chairs and barbeque. We have some lovely walks or bike rides from the door and the village pub just a short stroll from the cottage door.

About Carole Edney

Martin farms West Marden Farm -just over a thousand acres and grows wheat, barley and oilseed rape. We've been running the holiday cottages since 1995 when we converted our first, Barley Cottage. We also provide Farmhouse B&B accommodation which works really well with our three holiday cottages. Quite often grandparents or friends of those renting a cottage come and stay on B&B or room only basis! Delighted to have a National AA Award Friendliest Landlady of the Year 2009-10! We were thrilled to win Gold in the Beautiful South Awards for Excellence for our self-catering cottages in 2011, 2012 and 2013-14. Very much a family affair, our son Josh having returned from Australia now works alongside Martin on the farm and our married daughter, Gaynor and I on the accommodation business.

Why Carole Edney chose West Sussex

Martin's grandfather purchased the farm in 1947 and it's now being farmed by the 3rd and 4th generation!

We have many repeats guests every year now from all over the world. Loving the area in which we live, we have great delight in seeing our guests enjoy it too!

We're situated in a downland village and have a village pub too! The area is perfect for those who just want to walk or cycle in the South Downs National Park and enjoy the wealth of country pubs within a 15 mile radius, but the proximity of the south coast and all it's attractions makes it an equally good base for those who want to explore further and go to beaches; visit National Trust properties; take day trips to the Isle of Wight.......we could go on!!

Our 5 star grading does show that we do really go that extra mile to try to ensure you enjoy your stay with us.

We always provide enough basics like dishwasher tablets, j-cloths, bin-liners, washing-up liquid etc, for the length of your stay, so no need to pack any of these items


Guests love the fact that they can walk from the cottage door and the village shop and tea rooms is within a mile.


Most major supermarkets deliver here too, so you can plan ahead and have your food delivered to your cottage after you've had time to relax with a cup of tea or glass of wine

The heated pool is greatly enjoyed (usually mid June to mid-September) We do have to emphasis here though that the use of pool and pool garden is strictly for those residing at the cottages.

This is an outstanding place to stay and we can't recommend it highly enough. We stayed in The Old Stables over the Easter weekend as a base for our daughter's wedding. Our elder daughter and family stayed next door in Barley Cottage. What a wonderful welcome from Carole and Martin - fresh roses in bowls, a lovely Easter centrepiece on the dining table, home made cake, tea, coffee and a bottle of fizz for the bride and groom - all so thoughtful. Exceptionally clean and very comfortable accommodation with a high level of attention to detail. Waitrose, Chichester deliver and bring bags right into the kitchen. We found it spacious and a home from home. We had the bride, bridesmaid, hairdresser, florist, photographer, family and friends coming and going and there was room for all. Also high places to hang a wedding dress without creasing! The location is beautiful . We would like to return when we had time to appreciate the area and walk in the countryside, use the seating in the private patio area and enjoy the pool, the books and game collection. A great group of cottages for a family get together.

Notes on accommodation: Full oil-fired central heating. Wood burning stove. Free WiFi throughout property. Outside: Guests have their own large walled in and gated patio garden with outside furniture and BBQ. There is also a lawned garden which guests to the cottages may use. Shared use of our large outdoor heated swimming pool is between Monday to Saturday (not on Sundays) from 10am to 4pm and is strictly limited to those booked into the cottage. Guests are not permitted to use the pool or pool garden. Cleaning / Towels / Linen / Maid service: All linen, bath and hand towels provided and beds are made up for the arrival of guests.

Changeover Day:
Friday. Arrival after 3.30pm and departure by 10.00am. Sometimes there is flexibility on departure time but this must have been pre-arranged and agreed.

Notes on prices:
Out of season and late availability - we offer weekend breaks Friday to Monday - 3 nights and Monday to Friday 4 night stays. We are usually able to be much more flexible out of season. We are also able to offer long lets. Please call to discuss. Do call if our calendars are showing availability as we are sometimes able to offer very last minute rates (under 24 hours)

Approximately 25 minutes to the beach at West Wittering and also to Hayling Island.


About 20 minutes to the ferry port at Portsmouth for the cross channel ferries and 40 minutes to Southampton airport. Gatwick airport about a 90 minute drive. These timings depend on traffic levels! Car hire recommended. Mainline railway station at Havant or Petersfield - 15-20 minutes.


Local village shop and tea room in Compton is within one mile of the cottage and a ten minutes drive to Rowlands Castle village where there is a food shop, post office, cafe and pubs. 20 minutes to the historic market town of Chichester with good selection of shops and excellent variation of good eating places. 25 minutes to ferry port at Portsmouth for Isle of Wight ferry and Cross Channel Ferries.
