Located on the very border of Tuscany and Umbria, the villa is near to the ancient city of Cortona and provides easy access to many wonderful hill towns, including Perugia, Assisi, Montepulciano, Arezzo and Siena. Casaccia forms part of a tiny hamlet. With its commanding position, it has stunning views over green hills and verdant valleys. As well as the large 12 x 6m pool, the garden offers patios, pergola and hammock all set among shrubs and lawns. This quiet retreat is full of character and charm with modern conveniences, ideal for large groups and families. There are shops and lots of restaurants nearby plus tennis, golf, cycling, walking and water sports on Lake Trasimeno.

We have holidayed in Tuscany and Umbria over many years and finally took the plunge and bought Casaccia in 2007, doing it up and adding the pool in 2008. It is our dream house and we're happy to share it with you. Perched on the top of a hill, the location is amazing with a view to die for, while the villa itself is utterly charming. It is also bang in the middle of the wonderful region of Tuscany and Umbria, with access to so many amazing old towns and cities. We hope you can enjoy Casaccia and the surrounding area as much as we do.

Special interest holidays: Italy is the home of slow food. There is a huge selection of local produce in the shops. There are also some fabulous vegetarian and organic restaurants within easy reach of the villa. Wine tasting and Italian cookery courses are also available nearby. Many beautiful country walks and mountain biking also available, plus guided cycle rides suitable for all the family (with bikes supplied). Lake Trasimeno has some lovely beaches, plus canoeing, waterskiing, sailing and other water sports. Coast/Beach: Lake Trasimeno is about 30 minutes drive from the house and offers many water sports as well as ferry trips to the islands Maggiore and Polvese. The Adriatic Coast (Ancona and Fano) to the east and the Tuscan coast (Cecina, Orbetello) to the west are both about 2 hours drive. Travel: Nearest airport is Perugia, 40 minutes drive away, with Ryanair flights from London Stansted five times a week including Fridays. A total of 7 airports serve the area. Perugia (Ryanair). Bologna (British Airways). Forli, Bologna (Ryanair). Florence (Meridiana). Pisa (British Airways, Easyjet, Ryanair). Rome (British Airways, Easyjet, Rynair). Ancona (Ryanair) Cars are available for hire at each airport. The house is a 1,000 mile drive from the Channel Tunnel. Euro Star trains go to Florence Distances: San Leo Bastia (nearest village, with shop, bars, 2 restaurants) 4km. Mercatale di Cortona (nearest town, with butcher, baker, chemist, 3 banks, 2 supermarkets, bars and restaurants) 8km. Cortona (fantastic array of shops and restaurants) 20km Umbertide (large commercial centre with supermarkets) 15km Lake Trasimeno (restaurants, beaches, water sports, boat trips) 15km. Perugia (restaurants, sights, museums) 26km. Further Details: There are markets in most towns in the region and many festivals and religious ceremonies that date back centuries, not least the annual Palio horse races in Siena. There are monthly antique markets in Arezzo, Citta di Castello, Gubbio, Cortona, Perugia, Assisi and Anghiari. There are numerous weekly food markets in the local towns.
