Situated in a delightful peaceful location, has air-conditioned rooms throughout and is 1 km from the main road. The villa benefits with Wi-Fi (10 MB) smart TV, dishwasher, washing machine & a water cooler. With facilities to make it a home from home, you can enjoy nights in or out at the many bars and restaurants. Landscaped gardens to the front and rear with off road parking facilities for 2 or more vehicles. Please help yourself to the fruit in the garden, which includes Grape vine, orange, pear, lemon, pomegranate and mandarin, depending on season. Around the private pool there are 6 loungers with sun umbrellas, small tables and the all important 1 of 2 BBQ's, not forgetting the magnificent views of Five Finger mountain. A short walk will get you to a rugged coast line with small bays and coves with some bars. Please contact the owner for availability.

We went on holiday there and fell in love with the area and the people. The local people are so friendly and helpful, The area we chose for our villa has it all. Fantastic mountain views, peace and quiet around our own private pool, or a visit to a sandy beach with bars restaurants and water sports. After a 20 min drive you are in the hustle and bustle of the local town of Kyrenia

What makes this villa unique

With having you own private villa in your own private landscaped garden It is so peaceful and relaxing lounging around the pool with a good book, and the odd 40 winks.

It is convenient to a to a rugged coast line for those early evenings strolls taking in the clean sea air and watching the sun set over the Mediterranean. If you decide to eat out you have many bars and restaurants a short drive away.

The villa has air-conditioning throughout. Bottled water cooling machine which includes a small fridge in the base, perfect for a chilled bottle of wine/beer. Insect zapper. Baby equipment is also provided including cot with bed linen, child car seat, high chair and potty. Two bar-b-ques, 1 at the pool side and one on the roof terrace. Also a washing machine is included in the roof terrace utility room. Outside: To the rear of the villa, 3 patio doors (2 from lounge and 1 from the master bedroom) lead onto a spacious terrace, with a bamboo cover for a welcome bit of shade. We also use the patio as the breakfast area that has a garden table and chairs, or a quiet evening drink on the patio suite which overlooks the pool and landscaped gardens. To the front of the property there is a very large car port under grape vines, and landscaped gardens. Guests are more than welcome to pick the fruit that is in season, from the many fruit trees, which include lemon, apple, orange, pear, grape, pomegranate, olive and mandarin. Utility Room: Washing machine room that leads out onto the roof terrace, that we use for drying space. This is also where the 2nd BBQ is located. Cleaning / Towels / Linen Clean linen and towels are provided and changed weekly. The villa will be cleaned on arrival. Other: A large terrace with garden table and chair suitable for alfresco dining, A 4 seat patio suite with occasional table for a relaxing drink whilst the sun set. & a garden swing, Steps that lead down to the pool terrace and the welcoming cooling pool.

Another wonderful week.

Our second visit to the villa and another wonderful week. The villa is spotless and looking very smart with the new paintwork. All towels and bedding provided are also very clean. The gardens and pool are well maintained. We would recommend this villa.

The perfect getaway

I have recently returned from a delightful stay at this villa. The owner (Colin) and the property manager (Neil) are so helpful. Colin arranged my taxi transfers and car hire. I just paid the cost of car hire to the hirer Neil helped us with information and directions. The villa is fully equipped With beach/pool towels, Bathroom towels for inside use, Hair dryer that my wife used regularly, Cold water on tap. and a fully equipped kitchen with dishwasher. We were able to wash what little washing we had in the washing machine and also have it ironed, saving that little job when we got home. The private pool was well used and not over looked. We enjoyed it so much we have rebooked for next year. Thank you so much

This was our second visit to Colin and Carmel's villa and once again we had a wonderful time. The villa is well equipped with everything that we needed and is set in a private garden. The pool was very well used, especially as the weather was exceptionally hot. We did not feel the need to eat out much but when we did, it was to Silver Rocks which once again served up delicious meals. Neil, the property manager who lives next door, was very helpful and was on hand to see us in when we arrived even though it was late evening. We do hope to visit again next year. Thank you again to Colin, Carmel and Neil.

We had a wonderful 3 weeks relaxing at your villa, we loved the way we paid for the air-con it was the best system we have had by far. We were welcomed by your neighbour who manages the villa for you even though we arrived late evening and he was very helpful.

Wonderful Time

A great big thank you to Colin for allowing us to use your fabulous villa.We had a wonderful time . Neil the property manager, who lives next door, was so kind as he waited up for us when we were late arriving due to our plane being delayed.The villa was clean and had everything we needed.We love the area and are already in touch with Colin to rebook for sometime in September.

Chilled Holiday

We have just returned from a fornights holiday and we were very pleased with this villa. It was well maintained, clean and well positioned. Its is nice and spacious with a wonderful pool area. There is a lovely big TV with lots of channels and wi-fi too. We had been to Karsiyaka many times before so knew the area well. The villa is not too far from the main road, walking distance, and there you can pick up a local bus into Lapta or Kyrenia. we would recommend a car though. The owners are very helpful and approachable if you need any help with anything. Local restaurants to visit that we would recommend are Vini Vici, Ambiance and The Punjab for good meals and Jessics Bar is very close by for snacks and cafe type foods.

Special interest holidays:

For the energetic, you have coastal walks, and of course many walks through Five Finger mountains. Scuba diving can be arranged through the property manager on arrival or during your stay. Jet ski and other water activities are available and directions will be given by the property manager. A short drive away there is an aqua park offering slides and pool activities.


A 15 minute walk to a rugged coast line with small bays and coves. A short 10 minute drive brings you to safe sandy beaches, offering water sports, bars and restaurants.


There are 2 ways of traveling to North Cyprus.

1. Ercan airport in the north. The following airports operate a service to Ercan. Heathrow, Gatwick, Stansted, Birmingham and Manchester.Taxi Transfer to the villa is approx. 50 Min's.

2. Larnaca in the south. All the major airports in England, Scotland, Wales, Ireland, north and south service Larnaca.Taxi transfer time is approx. 1.5 hours.

Car hire is highly recommended. Car hire and airport transfers can be arranged with the property manager.


The villa is about half mile from the village of Karsiyaka, which is a small village, approx 10 miles (20 min drive) to the west of Kyrenia. An aqua park is a 10 minute drive, in the village of Lapta. St Hillaron castle is just outside Kyrenia on the Nicosia road, which is approx 30 mins. To the bazaars of Nicosia you are looking at 50 minutes. The ruins of Pollis is 1hr 30 Mins, Famagusta 1hr. 40 mins and the Panhandle is 2 hrs. All timings are approximate.

Further Details:

In the close vicinity there are local small supermarkets serving your every day needs. With a short drive you have the larger supermarkets. Along the road to Kyrenia there are numerous bars, restaurants, take aways and shops catering for all tastes. (You could be there for a year and eat in a different place each night). In the main town of Kyrenia we have the infamous harbour with, it's quaint bars and restaurants and tranquil settings.
