Lovely self catering holiday apartment with pool, perfect for 2 - 4 guests in Umbrian farmhouse.
The apartment has 1 master bedroom with king size bed, 1 double bedroom with queen size bed and a family bathroom with walk in shower, toilet, bidet and washbasin (refurbished 2015).
There is a spacious living area with 3 seater sofa bed and armchair, dining room table & chairs, a small library and info about the local area, Sony TV, DVD player, Sony surround sound system and a selection of DVDs. Free wi-fi.
The fully fitted kitchen has a dishwasher, hob, oven, fridge/freezer, kettle and toaster and another table and chairs. There is a small private terrace with two bistro chairs.
The laundry is on the ground floor with a Bosch washing machine, clothes dryer and pegs. Detergents are provided.
Private, secure car parking in the grounds with automatic wrought iron gate (remote controlled).
All bed linens, towels, pool towels & kitchen linens are provided.

Villa Bastiola is a traditional Umbrian stone farmhouse over 200 years old, situated on the hillside at Comunaglia in Umbria, on the border with Tuscany, with stunning views over the surrounding hills and valleys.
Extensive gardens with infinity pool (mineral salt purification system), sun terrace, gazebo, olive grove, play area (playhouse, sandpit, play kitchen & accessories), outdoor games and swing set.
The villa is divided into two lovely self catering apartments which can be rented independently or by larger groups as a private villa rental.
The first floor of the villa has been beautifully restored providing luxury self catering accommodation for 2 or 4 guests. There are 2 en suite double bedrooms, a large living room & fully fitted kitchen with dining table & chairs.
On the upper floor, this lovely self catering apartment for 2 - 4 guests has 2 double bedrooms, a family bathroom with walk-in shower, large living room with dining table and chairs, fully fitted kitchen and kitchen terrace with bistro table & chairs.
There is a laundry room on the ground floor with washing machine, detergents, clothes dryer and pegs.
Measuring 10m x 5m, the pool is cleaned with a mineral salt purifying system and offers the perfect solution for guests to enjoy the pool without the drying effects of chlorine. The pool measures 1.20m deep throughout and there are steps to help get in and out of the pool.
Pool towels are provided and there are 8 sun loungers around the poolside as well as table and chairs – enough space for everyone to relax and enjoy the view and soak up the Umbrian sun!
There is a mini-bar fridge in the under-pool area on the right hand side saving a trip back to the villa for the all important prosecco, beer, water & soft drinks!
There is a small loggia by the entrance to Apartment Ulivo, a front courtyard, gazebo at the back of the villa with table and chairs for dining alfresco, sun terrace with rattan sofa, chairs & coffee table and gardens with olive grove. New last year, a huge stone BBQ was put in next to the sun terrace, perfect for cooking for lots of guests! Stunning views from the sun terrace in the garden, perfect for relaxing at the end of a days' sightseeing.
The villa has retained many of the original features including ancient chestnut and oak beams, terracotta flooring over two hundred years old, and a pietra serena fireplace and wardrobe.
A great base for those seeking to experience the rich culture, regional cuisine, vineyards, medieval hilltop towns and countryside that this stunning region of Italy has to offer. Assisi, Gubbio, Cortona, Perugia are all close by.
I moved to Umbria in 2003 for work and loved the area so much that I stayed here! Starting a new life, I also met my husband Marco here and together we bought Villa Bastiola which we have been restoring over the last few years. Together with our little daughter Emma, we are really happy to have had the opportunity to rent out the luxury apartment on the first floor, giving us the chance to meet guests from all over the world!
Sadly, work has meant that we have had to relocate back to the UK so we are no longer there to greet our guests personally but we continue to rent out the Villa and try to return as often as we can.

We bought Villa Bastiola as it is near to the area where Marco grew up and is close to his family and Emma's grandparents! We wanted to find an old stone farmhouse with lots of character, great views, lots of garden, olive trees but still close to amenities and easy to reach the beautiful towns and cities of Umbria and Tuscany. We were lucky! Villa Bastiola is just what we wanted!
The apartment provides the perfect accommodation for guests looking to visit the medieval villages and hilltop towns of Umbria and Tuscany. Cortona, Siena, Perugia, Montone, Gubbio, Assisi, Spoleto, Sansepolcro are all within an easy drive of the apartment.
The garden has a lovely terrace looking out over the panorama, perfect for relaxing after a long day sightseeing.
Just down the hill (3 mins walk!) is a great trattoria/pizzeria which means that our guests don't have to self cater if they don't want too. They can simply walk down to the restaurant and don't have to worry about driving home.
The villa was set high up on a mountainside, a short drive to the nearest supermarket. There was an excellent pizzeria a 2 second walk down the road. The views from every window of apartment Quercia are stunning. My favourite time of day was having a coffee on the small balcony off the kitchen, catching the early morning sun with the views was lovely.
The apartment was very clean and well maintained with lovely quality bed linen, plenty of towels and the kitchen was well equipped for a large dinner party !! Tv and wifi were a bonus for our teenager.
The pool was kept clean and had stunning views into the far reaching countryside.
The owner was very helpful from the booking stage onwards and was on hand by email to answer queries if necessary whilst we were there. The closest airport is Perugia, about 40 mins drive away.
A lovely setting for a relaxing holiday with lots of beautiful villages and towns within 30 mins drive. Rome and Florence are manageable day trips.
Changeover day is normally Saturday but as long as there is availability, we are flexible on this - please ask us when you enquire.
Arrival time is from 2pm and departure time is by 10am. Again this is flexible as long as we have availability.

Central heating extra 10 Euro per day per apartment payable locally.
Long term rentals between November and May welcomed with big discounts on weekly rates.

Excellent family run trattoria 3 minutes walk from apartment. Trestina town (10 minutes drive) has supermarkets, banks, greengrocers, fashion shops, jewellers etc. Fantastic coffee shop serving the best coffee, cakes and snacks in the area only 5 mins drive from the apartment.
