The house is on a hillside, thus entrance is easy from the upper and lower sections of the house. The main living area is upstairs and consists of one big open plan space divided into kitchen and living areas on different levels. In addition the upstairs contains two large double bedrooms and a family bathroom with separate shower and bath. Downstairs, can be accessed internally or externally and consists of another double bedroom with a second bathroom as well as a large playroom that can double up as a bedroom and has 3 single beds. The house lies in an approximately 5 acres of land with two small vineyards and approximately 100 olive trees. The location is extremely peaceful. The nearby village Manciano is a lively town and a 15 minute (uphill) walk away.

If you don't want to be surrounded by hoards of tourists but still want to be near a town, then this is the place for you. The house is truly Italian, set amongst olive trees and grape vines. It overlooks miles of undulating hills. The pool is wonderful and Luciano, the gardener, makes sure it is cleaned. We are 2 families with 4 children (6-11) and they had the time of their lives. Manciano is only a 3-min drive away. We went there all the time for groceries, pizza (to die for) and just to wander around. The views are spectacular and you couldn't ask for friendlier locals. You will need a car, especially if you want to explore some of the towns. We went to the hot springs (free) near Saturnia --highly recommended, especially if you go first thing before the locals descend. An amazing place is Pitigliano which is cut out of the rock. Only a 20-min drive away. Siena was also incredible but difficult to park. We were all sad to leave Manciano and would definitely go back.
This villa tucked away amongst the rolling hills of Tuscany is perfectly located; near gorgeous sandy beaches and medieval villages perched on tuffa rock (breathtaking and surreal to see). There is so much to see and do; we loved Nikki de Saint Phalle's tarot garden in Capalbio (as did our 3 kids)and the etruscan park in Vulci and bathing in Saturnia's hot springs is a must! And yet you can also opt on not leaving the property at all, relaxing by the pool/terrace (while the kids run amongst the olive groves and vineyards). Very peaceful and idyllic!
Absolutely beautiful and worth its weight in gold! A magical holiday experience that we hope to repeat again as soon as possible!
We arrived at night. Having followed directions from the local hilltop town down an un-made up road (fine in our rental car) it wasn't until the morning when we opened the shutters that we realised how incredibly beautiful our surroundings were. Not just the position of the house nestling in its own olive groves, cherry trees and vines, but the views over the surrounding countryside. The house is nestled in the side of the hill below the town and you can see for miles.
When we could drag ourselves away from the very large pool there was so much to see. Beautiful Tuscan hilltop towns, an authentic hot thermal spring where we could bathe (free!) in the waters and an easy drive to the coast. One day we left our car at a local station and got the train to Rome. So easy. The whole house has such an air of tranquility we could have stayed so very much longer.
A very comfortable house to stay with with lots of space and the most heavenly shaded outside terrace - just outside the kitchen.
We really enjoyed our stay in this stunning and peaceful location. Superbly equipped accommodation. Excellent bars, restaurants and shops in the nearby town. The nearby thermal springs of Saturnia extraordinary.

Quiet and serene yet only a few minutes walk into the main town where there are plenty of nice bars, cafes and restaurants.
The villa is a really good size and will comfortably accommodate everyone without feeling like you are crammed in.
A superb base for a relaxing holiday and the chance to submerge yourself in the real Tuscany region.
Our family and friends have stayed in the house every year since 2006 - we absolutely love the house and the area.
The property is comfortable and located in a beautiful place - we also believe it represents great value for money. Our kids have had a great time around the pool and there is plenty to see around you if you have a car.
It is not really a tourist town so very few English voices are heard but everyone is incredibly friendly towards are families.
I guess it says a lot that we have stayed there for the last 7 years!!
Special interest holidays:
Lots of activities are available to keep yourself occupied (horse riding, quadbiking, canoeing, bird watching in the parco del Monte argentario etc) in the nearby area, lists of which are available in the house. Pottery courses are also held in the nearby town of Sorano. The area is a popular cycling region, ideal for both road and off-road cycle holidays.
Orbetello is the nearest seaside resort (approx. 30 minute drive). This is on a peninsula connected by two strips of land, Feniglia and Giannella where tourists can find kilometers of delightful sandy beaches, pine forests for walks or bike rides (bike hire available). Feniglia and Giannella link the main land to the promontory Monte Argentario characterized by high and rocky coastlines leading to more isolated beaches. From Santo Stefano boats leave for day trips to Giglio island.
The nearest airports are Rome (Fiumincino) an hour and 40 minute drive to the house, Rome (Ciampino) 2 hr drive and Pisa airport a 2 and a half hour drive. To visit the area we wholly recommend car hire.
The house is on the outskirts of Manciano. A 20 minuute drive takes you to Saturnia with its sulphouous hot springs “cascatelle” and spa or Pitigliano built on top and within Tuffa rock and Sovana the medieval capital of this southern tuscany region. Orvieto is approximately an hours drive away. Rome can also be visted by car (1h 40 minute drive) or by train that leaves hourly from Orbetello.
All the restaurants in Manciano are very good, visiting cards of our favourites are found in the house. There are also 3 supermarkets and many local shops.
