Villa in Preci, Umbria, Italy - A Rare Opportunity To Holiday In An 18th Century Palazzo

Beautifully restored, retaining its original medieval features, Villa Susanna enjoys an incredible panoramic position at the edge of the classic hill village of Preci. Two large terraces offer stunning views of the surrounding hills and valleys - ideal to soak up the sun and immerse yourself in the tranquil atmosphere or enjoy the sunset followed by dinner under a canopy of stars. There's also a large garden for children`s games or a barbecue. What’s more, at 600 metres, you get the best of the glorious weather – long, hot sunny days and pleasantly cooler nights. With local bars, great restaurants and shops within a 10 minute walk, you don’t have to go far to soak up the Italian way of life! Included is free use of the pool in the garden of a traditional hotel a two minute walk away.

"We loved our stay at Villa Susanna!”

Perched on top of the hill in the centre of the old town with spectacular views over the valley, this lovely stone villa was perfect for our group of nine. The villa has the feel of a spacious and comfortable family home, with a beautiful stone fireplace in the dining room. Barbara and Kevin were very welcoming and helpful, and were available if needed for the duration of our stay. The village was a delight -totally unspoiled by tourism, and safe enough for the kids (aged 9-16) to wander around. We all loved the little cafe which is a stones throw from the villa. There are excellent restaurants in town: Il Castoro in the valley was our favourite. Preci is great for relaxation, but there are many things to do within a short drive of the village. We visited Spoleto, Norcia, Visso, Castelluccio and the Piano Grande.

Notes on accommodation: Guests have use of a local information library including maps, walking and driving guides and local flora and fauna identification books. Outside: The stand-out feature of Villa Susanna is undoubtedly the incredible view from both of its terraces. The mountains, valleys and hills of the Sibillini Mountains National Park unfold in front of you and in the evening you can literally dine under a carpet of stars. There's also a large flat garden with plenty of space for children`s games, dining and barbecues. The quiet cobbled lanes of the village have changed little since their medieval origins and provide great opportunities for exploration of the many fascinating buildings, architecture and little hidden corners. As the village is traffic free, the children are safe to play and explore. There is a playground within 3 minutes walk. The pool is a two minute walk away. Included in the rent: Bath towels, bed linen, tea towels (changed weekly) and final cleaning. Free use of the pool.

The nearest airport is Perugia, an hours drive. Ancona is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan Air flies to all 4 airports and Easy Jet and most other airlines fly to Rome.

Car hire is available at all airports.

Hertz and Avis are in Spoleto.

There are shuttle services from both Rome airports to the main train station in Rome, Roma Termini. From here regular and Eurostar trains take less than 90 minutes to reach Spoleto which is a 40 minute drive from Preci.

Preci is traffic free but there is plenty of free off road parking within two minutes walk.

Special interest holidays:

Walking – circular walks can be done from the village in the Monti Sibillini National Park, one of Italy’s most beautiful and unspoilt. A paradise for walkers with countless trails criss-crossing the hills and passing through villages virtually unchanged since medieval times. It’s a haven for wildlife and the famous Piano Grande, a high mountain plain that becomes a tapestry of wild flowers and orchids in the spring and early summer, is not to be missed with excellent trails to suit all levels of walkers.

Other family activities – mountain or road cycling, mule trekking, horse riding, river rafting, kayaking, indoor ice-skating and trout fishing. The chairlift to the summit of Monte Bove (2000 metres) is particularly popular and offers breathtaking mountain views and great walking or cycling down.

Adventure sports - rock climbing, canyoning, white water rafting, Tandem assisted paragliding and hang gliding.

Spa - 15 minutes. Naturally heated indoor and outdoor pools, sauna, steam room, massage.

Cookery lessons at the villa - pasta making, sauces, meats and tiramisu.

Bars and restaurants: Agli Scacchi Hotel. Serves very good traditional Umbrian food. There's a shady terrace and a nice little bar/coffee area overlooking the pool. Pizza, pasta, meats and local trout. 2 minute walk.

La Taverna del Gusto. Traditional food. Seating outside in Summer. Also nice for a morning coffee, pastry or evening beer. 1 minute walk.

Il Castoro Restaurant. Great atmosphere and Italians flood here to indulge in the freshest truffles that the owner collects from around Preci himself. The truffle omelette is legendary as is the wild boar stew cooked with juniper berries. Pasta focuses on truffles and porcini mushrooms. The huge wood fired pizzas are perfect food for kids. House wine is around 4 euros a litre. Il Castoro is always lively, very Italian and really good value. 10 minute walk.

Il Castoro and Memole Bars. Very popular with the locals. 10 minute walk.

Il Porcello Felice. Very pretty restaurant with a beautiful panoramic terrace and a view towards the Valnerina valley. Very good traditional food. Wood fired pizzas, pasta, meats and local trout. 10 minutes by car.

There is a market at Visso every week.
